LAmbiance Painting Project

LAmbiance – Pelican Bay – Naples, FL – Our painting project is underway. Here’s a shot of work being done on the 300 building.  It has been an incredibly hot summer.  The heat index the other day was 117 degrees.  Keep in mind our painters are working in this heat.

It is important Residents get their units ready for their building to be painted.  Mats, plants, pots and furniture need to be moved so the painters can do their jobs. The letter mentions “items should never be left on the balcony, entry or lanai when unit owners are not in residence during the summer season. These items can become damaging projectiles during a tropical cyclone.”

Today the eclipse will happen.  Where will you be viewing it?  My husband, Don,  and I plan to be viewing it at the beach.  Hopefully I’ll be able to snap a photo to share with you.

I recently started a FaceBook page for LAmbiance.  When you sign into your FaceBook account, search LAmbiance in Pelican Bay and click on the JOIN tab.  I would like to see this site turn into a source of information for LAmbiance Residents from LAmbiance Residents.  Have a great workmen you’d like to recommend?  Visited a restaurant you enjoyed?  Have a doctor/dentist you’d like to recommend?  Want to share an event happening in the area?  You can post all this on our LAmbiance in Pelican Bay Facebook page.

What’s been happening in the real estate market in L’Ambiance lately?  We currently have only one listing on the market and one pending with contingency sale.  There have been 7 sales since the beginning of the year.  Since April, we have had only one closed sale.  There have been 88 closed low-rise sales in Pelican Bay since the beginning of the year with a median sales price of $547,500.00.

Holidays in LAmbiance

LAmbiance – Pelican Bay – Naples FL – The other day I noticed our Holiday lights were installed on the palm trees by LAmbiance’s front gate.  These lights will turn on after Thanksgiving for the holidays.  My first reaction when I saw that the lights were up was, “How did the holidays get here so fast?” Do you feel the same way?

It has been a busy year in LAmbiance with the new roof installations, the new gutters being installed, the buildings being power washed and the work being done on the 300 building. To top off our noise level this fall, Pelican Bay began resurfacing Pelican Bay BLVD.  The resurfacing work will be done soon.

Will you be having company over the holidays?  The Wilber family always seems to have company……at many times during the year. In case you don’t feel like cooking on Thanksgiving, Publix has a ready-made Thanksgiving turkey dinner with 5 side dishes.  All you have to do is heat the turkey! Our family has ordered from Publix in the past and it has made Thanksgiving very enjoyable.  For details of Publix’s Thanksgiving menu: CLICK HERE

This Thanksgiving will find me cooking as I’m lucky to have my brother, Patrick in town for Thanksgiving. I’ll be making our Mother’s recipe for turkey with stuffing. It’s not often that Don and I get to have Patrick with us at Thanksgiving.

If you have company over the holidays and don’t feel like cooking, you can order a Pasta Presto meal for 4 on-line from either Brio’s or Bravo’s.  Don and I have done this several times. You can choose one salad, one entre from different selections and the meal comes with their bread and dipping oil.  You’ll find the Pasta Presto meals under the catering tabs. This is a life saver when you are exhausted and no one feels like cooking.

LAmbiance’s toy drive party is being held this Sunday, November 16th from 5:30 PM – 7:30 PM at the LAmbiance Clubhouse.  All are welcome. Please BYOB, an appetizer and an unwrapped toy or a check made payable to the Salvation Army.  Don and I will be there, will you?

What’s happening in the real estate market in LAmbiance? CLICK HERE We now have 7 units for sale in LAmbiance, 3 units are pending and since the beginning of the year there have been 7 sales.  As of today, there are only 29 low-rise listings for sale in LAmbiance.

How LAmbiance Spent Its Summer Vacation!

LAmbiance – Pelican Bay, Naples, FL – LAmbiance has been in a flurry of activity this summer. Our new roofs were finished, our buildings have been power washed.  I want to say that I was impressed by the professionalism of Castilla Roofers. The original gutter work has been completed. The LAmbiance Board has asked for additional work to be completed.

In addition to all of the above mentioned work, Summit Broadband was installing their cables for their fiber optic network.

Summit has recently begun installing boxes for the Optical Network Terminals on the coach homes and in the utility enclosures on the garden homes. Yes, it has been a busy summer in LAmbiance.

What’s been happening in the low-rise condominium market in Pelican Bay? As of today, here are the latest statistics. Note closed sales represent closed sales from the period of January 1, 2014 – September 5, 2014.

I want everyone to notice the number of active listing on the market —- there are just TWENTY-SEVEN listings. Granted this is the fall but this inventory has been getting lower for awhile.  Also note the average price of the pending sales vs the closed sales. It has been my past experience that when the average price of the pending sales have been higher than the average price of the closed sales, an increase in prices were around the corner.  If you have been thinking about putting your LAmbiance unit on the market, give me a call.

Let’s talk about 2015 seasonal rentals in Pelican Bay. Please remember I do not handle rentals. What I can tell you is that seasonal rentals for the 2015 market are almost non-existent in Pelican Bay. Even though I do not handle rentals, my phone has been ringing off the hook with people looking for 2015 seasonal rentals. The interoffice e-mail I receive has a constant stream of e-mails from agents looking for rentals in Pelican Bay. I have seen the prices of seasonal rentals increasing. The lease expensive rental listing in the MLS as of today in Pelican Bay is a unit in Laurel Oaks for $5,200.00 a month in season. My husband, Don, has teased me that we should rent our unit out and move to Costa Rica for 3 months. I reminded him it would be a bit hard for me to list and sell properties in Costa Rica!

This summer was not only a busy one for LAmbiance but for Naples in general.  I have to say that this August was the busiest August I have seen in the 18 years I’ve lived in Naples! I saw two car carriers in July in Pelican Bay which made me wonder if people were just leaving or coming to live here.  Just this week I saw two car carrier dropping off cars.  Hotels and restaurants in Naples were busy this August.

Don and I have made good use of the South Beach this year.  One of the many things we like about living in LAmbiance and Pelican Bay is the beach in the summertime. Every day after work, rain permitting, Don and I try to get to the beach to relax and enjoy the warm Gulf waters.

New Pool Furniture in LAmbiance

LAmbiance – Pelican Bay Naples FL – The pool at LAmbiance is sporting a new look! Last week our new pool chairs, tables and umbrellas arrived. Here’s a peek at the new furniture. What do you think?

L’Ambiance has also been busy trimming trees recently. While the trimmed trees might look a bit sparse, they DO grow back quickly!

This summer has been one of the busiest summers that I have seen in the 17 years I have lived in Naples!  As of today there are only 35 low-rise listings on the market in Pelican Bay. Remember the days we had 101 low-rise listings on the market? L’Ambiance currently has only 2 listings on the market.

I believe that we are in the process of seeing the market bounce back. For the last few years, you have seen me repeat that if you put your unit on the market it has must be at or below market price to sell.  I now think that we can be more aggressive with pricing due to the scarcity of product.  Do you recall my saying a “normal” real estate market is one where there is inventory enough to last six months?  The Naples Beach area currently has an inventory that could last 7.38 months.  Low Rises in Pelican Bay currently has an inventory that could last 3.86 months!  In the first half of 2012, Low Rises in Pelican Bay had an averages sales price of $413,372.00.  The first half of 2103 showed an increase to $467,355.00.

LAmbiance is a subdivision that is in demand.  A week doesn’t pass that I don’t have a Realtor asking me if I will be listing a unit in LAmbiance soon. I also have Buyers looking for specific floor plans in LAmbiance.  If you have thought about selling your unit, please give me a call.

On another note, rentals in Pelican Bay for the 2014 season have been extremely hard to find.  I am constantly getting calls for rentals.  If you want to rent your unit for 2014 season and are not listed with a broker, you can send me the information on your unit and I will post it on our LAmbiance rental page. I can’t list other broker’s listings unless I have written permission front the other broker to do so.

Labor Day is practically around the corner and our Northern residents will soon be returning to LAmbiance.   I hope you all have had a wonderful summer. I will look forward to seeing our returning residents soon.

Real Estate Statistics for LAmbiance in Pelican Bay

LAmbiance in Pelican Bay – Naples, FL – This past season just seemed to fly by for me.  Am I dreaming or are we already in June?  YIKES!

This season was a very busy on for LAmbiance!  Since the beginning of the year, we’ve had EIGHT CLOSED SALES! As of today, there are only five active listings and one pending sale.  To view the report, click here —> LAmbiance Real Estate Report.

It is interesting to note that out of the eight sales, only two of the sales were in the garden homes. Four of the sales were in first floor coach homes. The remaining two sales were in second floor coach homes.

I am guessing that we  have not seen as many garden homes come on the market as the during the “boom” years more garden residences sold than coach homes. These owners might be waiting for the market to come around more before trying to sell their residences.

Are you an owner, contemplating selling  your LAmbiance unit? LAmbiance is a great place to live. I know other people think so too because barely a week goes by that a real estate agent doesn’t call me to ask me if I know about any units coming on the market! Don and I have enjoyed 17 years here in LAmbiance and we do not intend to move.

Our summer rains have returned bring us much-needed rain. Here’s a photo I snapped last night at the Sandpiper as the storm moved into the beach area.

Our summer storms are very powerful.  The rains that follow drench our area.  I mention this because as an owner, if you are not in residence,  it is a good idea to hire a home watch person to check your unit for water intrusion.  Mold grows very quickly here.  You really do not want to have ANY mold problems!

LAmbiance will be getting new pool loungers, chairs and tables soon.  I saw the new ones but unfortunately it was the one time I did not have my phone with me to snap a photo.  I think residents will be happy with the new look.

Our Board is discussing replacing our roofs in 2014.  The good news is that they are not anticipating a special assessment as there are roof reserve funds to cover the cost.
