Lake LAmbiance

LAmbiance – Pelican Bay – Naples, FL – While Hurricane Harvey spared Naples, we still received a fair amount of rain from the storm.  Several areas in Naples had flooded streets. While I was out and about on Friday, I snapped these photos of our LAmbiance lake.  Some LAmbiance residents are never in town during rainy season.  These residents only see our lake in dry season when the water level is low.  Here’s what our lake looked like on Friday.

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

I recently created a neighborhood group page on Facebook for LAmbiance.  If you are a Facebook member, you can join the group by going to: https://www.facebook.com/groups/LambianceinPelicanBay  The purpose of this group is to help promote neighborhood interaction by answering questions and giving personal recommendations for goods, services, establishments to visit and things to do around LAmbiance and Naples. Group members will also be able to post photos and videos they feel might be of interest to everyone. I have made the group page a closed group so only members of the page will be able to see what other people post.  I would like to see this site turn into a source of information for LAmbiance Residents from LAmbiance Residents.  Have a great workmen you’d like to recommend?  Visited a restaurant you enjoyed?  Have a doctor/dentist you’d like to recommend?  Want to share an event happening in the area?  You can post all this on our LAmbiance in Pelican Bay Facebook page.Take a moment to join and share a comment.

LAmbiance Painting Project

August 21, 2017

LAmbiance – Pelican Bay – Naples, FL – Our painting project is underway. Here’s a shot of work being done on the 300 building.  It has been an incredibly hot summer.  The heat index the other day was 117 degrees.  Keep in mind our painters are working in this heat.

It is important Residents get their units ready for their building to be painted.  Mats, plants, pots and furniture need to be moved so the painters can do their jobs. The letter mentions “items should never be left on the balcony, entry or lanai when unit owners are not in residence during the summer season. These items can become damaging projectiles during a tropical cyclone.”

Today the eclipse will happen.  Where will you be viewing it?  My husband, Don,  and I plan to be viewing it at the beach.  Hopefully I’ll be able to snap a photo to share with you.

I recently started a FaceBook page for LAmbiance.  When you sign into your FaceBook account, search LAmbiance in Pelican Bay and click on the JOIN tab.  I would like to see this site turn into a source of information for LAmbiance Residents from LAmbiance Residents.  Have a great workmen you’d like to recommend?  Visited a restaurant you enjoyed?  Have a doctor/dentist you’d like to recommend?  Want to share an event happening in the area?  You can post all this on our LAmbiance in Pelican Bay Facebook page.

What’s been happening in the real estate market in L’Ambiance lately?  We currently have only one listing on the market and one pending with contingency sale.  There have been 7 sales since the beginning of the year.  Since April, we have had only one closed sale.  There have been 88 closed low-rise sales in Pelican Bay since the beginning of the year with a median sales price of $547,500.00.

L’Ambiance Real Estate Activity

LAmbiance – Pelican Bay Naples, FL – WOW!  It has been a rainy summer here in Naples.  Over the last few days we received so much rain we have reach the levels of rain for the whole month of August 2016!  Needless to say the rain is hampering our painting project.  Hopefully sunny skies will prevail long enough to get our painting project finished in a timely manner.

It has been a quiet summer for real estate in L’Ambiance.  April 21st saw 200 #103 come under contract.  The next closed sale we had, 300 #106 closed on August 2nd.  At present we only have one active listing on the market, one pending sale and 7 closed sales.  3 of the closed sales are garden residences; the other 4 closed sales are coach homes. It is interesting to note that all three of the garden homes that closed had updated kitchens. To view these listings, CLICK HERE.

As of this morning, Pelican Bay’s active listings were as follows:

  • 32 Low-Rise Listings
  • 14 Mid-Rise Listings
  • 58 High-Rise Listings

Even though Pelican Bay’s listing inventory is low, Buyers are still being cautious about making buying decisions.

Summit Fiber Optic Project Completion

December 3, 2016

LAmbiance – Pelican Bay – Naples, FL –  It’s been a busy time here in L’Ambiance lately with the installation of the Summit Broadband ONT boxes in our coach homes.  This project finished last week. Now all of L’Ambiance has fiber optic cable into their units.  This gives all Residents 100 by 100 MPBS service that can go up to a gigabyte service at an Owner’s option. It also replaces the coax cable and telephone wire that was deteriorating under the units because they ran through conduit that was often filled with water. This caused distorted signals and signal loss.  The change to Summit fiber optics in our units should result in a decrease in service calls. A big thanks goes out to all Residents for helping us complete this project.

Our pool project finished the beginning of the fall.  Our pool and hot tub were resurfaced. Brown tile now replaces the green tile border we previously had on our pool and hot tub.

L’Ambiance is looking good, isn’t it?  More Residents are returning to their L’Ambiance units as evidenced by the activity in our neighborhood.  I hope everyone is enjoying their time in L’Ambiance.

The real estate market was slow over the summer.  I expected the market to perk up after the Presidental election but I haven’t seen that happen as of yet.  Each day I take a look at the MLS hot sheet for Pelican Bay and I see more and more price reductions coming through. I also have been seeing more expired listings pop up.  Our low rise inventory has risen also. We currently have an absorption rate of just over 8 months. I am beginning to think that we will see a slight downward shift to the market.

Rainbow Over LAmbiance

A gorgeous rainbow appeared over LAmbiance tonight. I raced out to snap a photo to share with you. Moments later a double rainbow started to faintly appear. What a wonderful way to end our Labor Day holiday.

LAmbiance Pool Work

August 19, 2016

LAmbiance – Pelican Bay – Naples, FL – Work has started on resurfacing our LAmbiance pool and spa.  It seems strange to see our pool without water, doesn’t it?

The work should be completed by August 26th if our rainy season weather permits it.  In the meantime should you wish to use a pool, our neighbors at the Crescent are allowing us to walk over and use their pool.  You can walk over to the Crescent pedestrian gate across from Avalon to access the Crescent pool.

Lambiance has had 13 sales since the beginning of the year.  My listing at 300 Lambiance CIR #105 is currently pending and will be closing on August 23rd. We currently have 4 active listings.  The second floor coach home I have listed at 1800 Lambiance CIR 201. has been getting showings.   To view all prices, photos and information on all LAmbiance listings, click here on LAmbiance real estate information.

Since the beginning of the year, Pelican Bay has had 67 low-rise sales with an average price of $624,171.00.  It is interesting to note that 7 of these 67 low-rise sales had a sales price of over 900K.  The absorption rate for low-rises in Pelican Bay is currently at 5.96 months.  A 6-month absorption rate is considered an “average” market.

Based on the number of phone calls I receive from potential Tenants, (I don’t do rentals.) Buyers and other Realtors® LAmbiance is a subdivision people want to own or rent in Pelican Bay.

My husband Don and I try to get down to the beach as much as possible after work for a swim in the warm Gulf waters.  Here’s a photo I snapped the other night. If you look closely, you can see the moon rising in the upper left-hand corner.

LAmbiance Ficus Removal

April 5, 2016

LAmbiance – Pelican Bay – Naples, FL – Are you in residence in LAmbiance?  You would have heard the buzzing of the electric saws as the removal of LAmbiance’s perimeter of ficus trees began today.  Upon hearing the saws, I was reminded of Mr. T’s infamous tree removals.  Unfortunately our ficus trees, as so many others, have been infected with white fly.  Right now our perimeter doesn’t look too good.

More work began today as the Summit Broadband fiber optic installation project continues with the 100 building and sequentially through the rest of the garden homes.  The 700 & 800 buildings were completed in January. Summit is projecting that this project will be completed before May 1st. 

I am thankful it has been a busy season for me.  Pelican Bay has a lot more low rise inventory than last year.  As of today, there are 55 low rise units for sale in Pelican Bay. Last year we had roughly around 25 units for sale.  The demand for properties is not as strong as it was last year.  In my opinion we are now in a more “normal” market with 6 months of inventory available for low rises. I’ve also seen more price reductions come through this year than last year.  I don’t think Sellers can be as aggressive with their pricing this year.

LAmbiance currently has 6 active listings, 2 pending sales and 7 closed sales.  It’s interesting to note that of the 7 closed sales, only one has square footage of less than 1,900. Click here to view LAmbiance real estate info.
