Should I Remodel My LAmbiance Unit?

LAmbiance – Pelican Bay – Naples, FL – “Should I spend money remodeling my LAmbiance unit before I sell?”  This is a questions I get asked quite frequently. The other question I receive is “If I remodel my unit, the new Buyers could come in and rip everything out, right?”

One of the important things I have learned in real estate is there is never one clear-cut answer except for: “Yes, you should take the chandelier down BEFORE we put the condo on the market.” I can tell you my experiences with Buyers in Pelican Bay have taught me that most of them do not want to do ANY remodeling. By the time a Buyer is able to afford a second home in a beach community such as Pelican Bay, they have already lived through remodeling a home.  They are at place in their lives they want to relax not sacrifice beach time to wait on contractors.  They also do not want the stress involved in attempting to remodel a place in Pelican Bay from afar.   If they do make the decision to purchase a unit that needs remodeling, the price will likely have to be at rock bottom levels.

Let’s get back to if you should remodel your LAmbiance unit before you sell and let’s look specifically at our garden units.  In 2016 we had 12 garden residences sell.  In doing my calculations, I threw out one of the sales because of the circumstances of the sale. We had 6 garden units that were not remodeled units and 5 units that had upgrades in kitchens and baths.  The average price per square foot of the basic units was $324.90.  The average price of the units that had been updated was $351.34. Please keep in mind that these are averages.

How do you determine if you should remodel? If you have 1349 square feet that has not been remodeled, you’d be at an average sales price of $438,290.00.  If you were remodeled, you’d be at $473,957.00.  The cost of your remodeling shouldn’t be over $35,667.00.

You do not want to spend the money to remodel?  Call me.  I have worked with Home Stagers who can do wonders in your unit for much less money than it would cost you to remodel.  Here are a couple of examples of what Stager can do.

Holidays at LAmbiance in Pelican Bay

LAmbiance – Pelican Bay – Naples, FL –  Rounding the corner into LAmbiance last night I truly enjoyed seeing our holiday lights.  We look so festive.

I wish these photos did the lights more justice.  Our entryway looks great and I have to compliment our decorating committee!

Tuesday night Don, my husband, and I went down to the new Marker 36; formerly known as The Sandpiper.  The place was extremely crowded but I did snap some photos for you to see.  CLICK HERE  I’m happy with the improvements and I think the new look is a benefit to our community.

While the holidays are just around the corner, we have had a bit of real estate activity in LAmbiance as units came pending.  To view all the active, pending and closed LAmbiance sales since the beginning of the year, CLICK HERE . I am anticipating a very busy season.  As of today, there are only 28 low rise listings on the market.  With so little inventory on the market, I can see prices starting to appreciate. Buyers are having a hard time recognizing the market has improved.

Have you started your Summit Broadband service yet? I would recommend you sign up and get scheduled as soon as possible.  Here’s a link for information on how to contact Summit —- CLICK HERE. Once Residents start coming back in January I imagine that Summit will be swamped with calls to set up service. Pelican Bay’s contract with Comcast ends in February 2015.  Don & I started our service on November 19th.  We went through some issues that took a while to get resolved but I am happy to report that our service is working fine.  I do want to say that Summit was a great deal more receptive in trying to solve our issues than Comcast.  Every time I turn on our TV I am AMAZED at the quality of the picture!

REMINDER – If you use a Comcast e-mail address that is linked to your Comcast service here in Naples, you will lose that address when you switch over to Summit Broadband.  You’ll want to change your e-mail address before the switch over to Summit happens.  Yahoo, Google and Outlook.com offer free e-mail services. Note: If you change your e-mail address, please let me know so I can keep you updated.

Sunset at Sandpiper

LAmbiance Pelican Bay, Naples FL –  The holidays can be a stressful time. Tonight it was lovely just to walk down to the beach to see the sunset. I thought you might enjoy seeing it also. My darling brother send me a video this morning of the snow Chicago received last night.  I took a video of tonight’s sunset and sent it to him. (This is why God invented siblings.) I thought he might need to de-stress after shoveling all that snow!  Ho! Ho! Ho! Here’s the video of tonight’s sunset. How did I do?

One of the great things about living in LAmbiance is being able to walk down to the beach. While I miss my family and friends that are still back in Chicago, I’ll NEVER miss Chicago’s weather! Where will you be celebrating the holidays this year?

Pelican Bay Media Provider

Pelican Bay – Naples, FL –  On December 6, 2013 the Pelican Bay Board of Directors held a special meeting so that residents could voice their concerns about the proposed change of media providers from Comcast to Summit Broadband.  My husband, Don, and I attended this meeting.  Don has a business that helps people with their computer issues. Don was a HUGE proponent of a switch from Comcast to Summit Broadband.  When we walked into the meeting we were given this Pelican Bay Foundation Special Meeting of the Board of Directors Dec 6 2013 which detailed the hardware and services  we would be receiving from Summit and the costs involved. This handout also had information from the Vineyards, who has media service from Summit Broadband.

I must tell you that the meeting was well run in that Pelican Bay residents on both sides of the issue were able to voice their opinions. The Board voted unanimously to change from Comcast to Summit Broadband. Pelican Bay’s contract ends with Comcast in February 2015.

On another note, wild life IS in L’Ambiance.  The other night I went out to water “our” my neighbor’s and my herbs only to see a visitor in the chives!

I was so surprised to see a frog that large, that I almost dropped the watering can!

Our LAmbiance Board of Directors is discussing when and which building the roof replacement will start.  They have talked about starting at the 2400 building and working around the subdivision beginning with the coach homes. The Directors thought that starting out in the coach residences would cause less disruption to the people renting in the garden units.

I have always enjoyed decorating for the holidays. My husband, Don, doesn’t look forward to dragging down all the boxes in the garage filled with holiday decorations. These boxes seen to multiple every year.  Do you find the same thing happening to you?

Curious about prices in L’Ambiance?  So far this year we’ve had 12 sales. Only 3 of these sales were in the garden units with one car garage, with an average sales price of $517,000.00. We saw 5 second floor coach homes sell with an average price of $803.280.00. Four first floor coach homes sold with an average price of $662,500.00. Coach homes have two car garages. As of today, there are only 3 Lambiance garden units for sale. No coach homes are presently on the market.

This Friday, December 6th at 10:00 AM at the Pelican Bay Community Center there will be a special Board meeting regarding the vote to change Pelican Bay’s media provider from Comcast to Summit Broadband.  I am for the change to Summit Broadband.  If you would like to see a change, I would urge you to attend this meeting to support the change to Summit. If you can not make this meeting, PLEASE contact the Pelican Bay Board Members to let them know you support a change from Comcast to Summit Broadband. Real Estate Statistics for LAmbiance in Pelican Bay

LAmbiance in Pelican Bay – Naples, FL – This past season just seemed to fly by for me.  Am I dreaming or are we already in June?  YIKES!

This season was a very busy on for LAmbiance!  Since the beginning of the year, we’ve had EIGHT CLOSED SALES! As of today, there are only five active listings and one pending sale.  To view the report, click here —> LAmbiance Real Estate Report.

It is interesting to note that out of the eight sales, only two of the sales were in the garden homes. Four of the sales were in first floor coach homes. The remaining two sales were in second floor coach homes.

I am guessing that we  have not seen as many garden homes come on the market as the during the “boom” years more garden residences sold than coach homes. These owners might be waiting for the market to come around more before trying to sell their residences.

Are you an owner, contemplating selling  your LAmbiance unit? LAmbiance is a great place to live. I know other people think so too because barely a week goes by that a real estate agent doesn’t call me to ask me if I know about any units coming on the market! Don and I have enjoyed 17 years here in LAmbiance and we do not intend to move.

Our summer rains have returned bring us much-needed rain. Here’s a photo I snapped last night at the Sandpiper as the storm moved into the beach area.

Our summer storms are very powerful.  The rains that follow drench our area.  I mention this because as an owner, if you are not in residence,  it is a good idea to hire a home watch person to check your unit for water intrusion.  Mold grows very quickly here.  You really do not want to have ANY mold problems!

LAmbiance will be getting new pool loungers, chairs and tables soon.  I saw the new ones but unfortunately it was the one time I did not have my phone with me to snap a photo.  I think residents will be happy with the new look.

Our Board is discussing replacing our roofs in 2014.  The good news is that they are not anticipating a special assessment as there are roof reserve funds to cover the cost.

Is Now the Time to Sell My LAmbiance Unit?

LAmbiance in Pelican Bay – Naples, FL – I have been asked recently if now is a good time to sell a unit in not only LAmbiance but in Pelican Bay.  My reply is always that I have a crystal ball on my desk and it is always cloudy!

All kidding aside, I think we are at the bottom of the market here in Pelican Bay. If we’re not at the bottom, we are a breath away from it.  Let me explain why I believe this to be true.

  • As of today, there are only 64 low rise units for sale in Pelican Bay. In recent years, we had any where from between 120-130 low-rise units on the market. It is very apparent to me that our inventory has decreased significantly.
  • In 2008, 60% of all low rises listings failed to sell.  As of today, 28% of all low-rise listings in Pelican Bay are failing to sell.
  • LAmbiance currently has 6 units for sale. At one point in time we had 13 listings on the market. The least expensive unit for sale is an E-1 floor plan priced at $499,000.00.

In 2012 LAmbiance had absolutely NO SALES in our garden home section. This is the first time in the 16 years I have lived here that I have seen such an occurrence.  I think this happened for two reasons:

  1. Buyers were willing to spend more to get larger units because the interest rates were so low.
  2. Many of our garden home residents bought at the height of the market. Between 2004-2007, 20% of the garden residences turned over. These people are holding onto their units until the market improves.

I do think Pelican Bay low rises will see an increase in their value this year. I believe it will be a low amount of appreciation; 1-3%.

Who should think about selling their LAmbiance unit now?

  • Owners who have substantial equity in their unit and want to purchase a larger unit. Prices are still good and interest rates are low.
  • Owners who bought at the height of the market and have determined that the cost of holding onto the unit is not being recouped in potential appreciation, rental income or personal use.  This type of sale might result in a loss of investment and should be discussed with an individual’s financial advisor.
  • Owners who bought at the height of the market and want to retire in a larger unit. While you might take a loss, you will be getting a larger place at a decent price and a low interest rate.

Who should NOT sell their LAmbiance unit now?

  • Owners just wanting to “test” the market. While I do think we can be a bit more aggressive with pricing, we can’t turn back the clock to 2005.
