LAmbiance Painting Project

LAmbiance – Pelican Bay – Naples, FL – Our painting project is underway. Here’s a shot of work being done on the 300 building.  It has been an incredibly hot summer.  The heat index the other day was 117 degrees.  Keep in mind our painters are working in this heat.

It is important Residents get their units ready for their building to be painted.  Mats, plants, pots and furniture need to be moved so the painters can do their jobs. The letter mentions “items should never be left on the balcony, entry or lanai when unit owners are not in residence during the summer season. These items can become damaging projectiles during a tropical cyclone.”

Today the eclipse will happen.  Where will you be viewing it?  My husband, Don,  and I plan to be viewing it at the beach.  Hopefully I’ll be able to snap a photo to share with you.

I recently started a FaceBook page for LAmbiance.  When you sign into your FaceBook account, search LAmbiance in Pelican Bay and click on the JOIN tab.  I would like to see this site turn into a source of information for LAmbiance Residents from LAmbiance Residents.  Have a great workmen you’d like to recommend?  Visited a restaurant you enjoyed?  Have a doctor/dentist you’d like to recommend?  Want to share an event happening in the area?  You can post all this on our LAmbiance in Pelican Bay Facebook page.

What’s been happening in the real estate market in L’Ambiance lately?  We currently have only one listing on the market and one pending with contingency sale.  There have been 7 sales since the beginning of the year.  Since April, we have had only one closed sale.  There have been 88 closed low-rise sales in Pelican Bay since the beginning of the year with a median sales price of $547,500.00.

First Quarter 2017 LAmbiance Sales Statistics

LAmbiance – Pelican Bay – Naples, FL – Everyone keeps asking me “How’s the market doing?”  Let’s take a look at the first quarter of 2016’s statistics and compare them with the first quarter of 2017’s statistics.

Median Sales Price $639,000.00 $523,000.00

You can see that the first quarter of 2017 had a lot less activity than the first quarter of 2016.  In fact as of today, there are only 2 garden home sales since the beginning of January.

Median Sales Price $807,500.00 $810,000.00

Coach Homes had a modest increase in their average and median sales prices.

Low Rises in Pelican Bay had an increase in price in the first quarter of Pelican Bay with just a tad more closed sales than the first quarter of 2016.  View 2017 Low-Rise Pelican Bay statistics HERE.   To view the first quarter statistics for the Naples market click HERE.Coach homes saw 4 sales in the first quarter of 2017 with a price increase in both the median and average sale prices.

There is only one unit for sale currently in L’Ambiance.  Pelican Bay has just 53 low rises on the market as of today.  53 low rise units for sale gives us a “normal” market of 6 months of inventory.

Until things become more steady in the world, I don’t think we are going to see the market have sizable increases.  Is it a good time to sell?  Yes, if you are aware of market pricing and don’t try to ask way too much for your residence. While Sellers would like our prices to increase 15% each year, it just is not going to happen at present.

LAmbiance Ficus Removal

April 5, 2016

LAmbiance – Pelican Bay – Naples, FL – Are you in residence in LAmbiance?  You would have heard the buzzing of the electric saws as the removal of LAmbiance’s perimeter of ficus trees began today.  Upon hearing the saws, I was reminded of Mr. T’s infamous tree removals.  Unfortunately our ficus trees, as so many others, have been infected with white fly.  Right now our perimeter doesn’t look too good.

Soon our community will look as great again!

More work began today as the Summit Broadband fiber optic installation project continues with the 100 building and sequentially through the rest of the garden homes.  The 700 & 800 buildings were completed in January. Summit is projecting that this project will be completed before May 1st. 

I am thankful it has been a busy season for me.  Pelican Bay has a lot more low rise inventory than last year.  As of today, there are 55 low rise units for sale in Pelican Bay. Last year we had roughly around 25 units for sale.  The demand for properties is not as strong as it was last year.  In my opinion we are now in a more “normal” market with 6 months of inventory available for low rises. I’ve also seen more price reductions come through this year than last year.  I don’t think Sellers can be as aggressive with their pricing this year.

LAmbiance currently has 6 active listings, 2 pending sales and 7 closed sales.  It’s interesting to note that of the 7 closed sales, only one has square footage of less than 1,900. Click here to view LAmbiance real estate info.

Busy Times in LAmbiance

LAmbiance – Pelican Bay – Naples FL – The last couple of weeks we’ve had a flurry of landscaping activity as LAmbiance prepares for the arrival of our seasonal Residents. 

If you were in town, you saw piles of mulch around the community that was being laid around our bushes.

We also have new flowers that were being planted.

Every time I show a residence in LAmbiance,  Buyers always comment on how great our landscaping looks.  Kudos to our landscaping committee.Our decorating committee also deserves a round of applause for dressing LAmbiance for the holidays!

November 20th found LAmbiance ushering in the holidays at our annual Toys for Tots party.  Don and I couldn’t stay at the party too long this year as we had a dinner engagement with past clients.  I will say that the party was well attended and I met a few of our new neighbors.

Speaking of new neighbors, LAmbiance had 16 closed sales this year!  We currently have 5 active listings on the market and 3 pending sales.  To view LAmbiance real estate activity click HERE.  All of the new neighbors I spoke with all commented on our great location to shopping and the Community Center.

Thanksgiving found Don and I down at the South Beach for dinner. It was an absolutely beautiful evening enhanced by a fire works display in Ft. Myers.  We ran into a couple of LAmbiance neighbors who teased me that I should snap photos for our blog.  Unfortunately, the camera on my phone is good but not that good!  Here’s a couple of photos I snapped on my walks to the beach in November.

LAmbiance Prepares for the Weather

February 20, 2015

LAmbiance – Pelican Bay – Naples,FL Old Man Winter AKA The Polar Vortex found his way to LAmbiance this morning. Yesterday afternoon our on site manager, Jimmy, was busy covering L’Ambiance’s entry flowers.

It appears we broke a record low set in 1960 at 39 degrees as we clocked in at 38 degrees this morning.  My husband, Don Wilber, actually turned on the heat.  I think the last time we used the heat was back in January of 2009! Our temperatures should bounce back to the sixties this afternoon.

No matter how cool it gets in Naples, I’d still rather be here than where my sister-in-laws are in Boston.

Yes, that is Don’s sister standing at her full 5’2” holding up the snow shovel behind the snow bank.  If you look closely at the lower left hand side of the photo you’ll see the pink flamingos they have in the snow on their front porch.  I’m glad they have a sense of humor about their weather.

There has been a flurry of real estate activity in LAmbiance and Pelican Bay this season.  LAmbiance as of today has 3 active listings, 6 pending sales and 3 closed sales since the beginning of the year.  Click here to see LAmbiance real estate information. It is interesting to note that the 3 closed sales all had redone their kitchens.  Two of them had also redone their baths.

Two first floor coach homes came on the market last weekend and they were both under contract by Monday.

Let’s talk about rentals in LAmbiance.  You all know I do not handle rentals. I do have a rental page I set up for LAmbiance owners who rent their units themselves at: LAmbiance Rentals . The number of hits this page has received is astronomical!  Rental prices have increased all over Pelican Bay because of the lack of rental inventory.  If you a LAmbiance owner who has family and/or friends that are looking to rent a place in Pelican Bay for season 2016, they can try:

  • Calling Downing Frye’s Rental Department at 239-261-2244 x795.
  • Going to Vacation Rental By Owner at www.VRBO.com
  • Going to Home Away at www.HomeAway.com

Even using these resources, they still could have a difficult time find a place to rent in Pelican Bay.

Holidays in LAmbiance

LAmbiance – Pelican Bay – Naples FL – The other day I noticed our Holiday lights were installed on the palm trees by LAmbiance’s front gate.  These lights will turn on after Thanksgiving for the holidays.  My first reaction when I saw that the lights were up was, “How did the holidays get here so fast?” Do you feel the same way?

It has been a busy year in LAmbiance with the new roof installations, the new gutters being installed, the buildings being power washed and the work being done on the 300 building. To top off our noise level this fall, Pelican Bay began resurfacing Pelican Bay BLVD.  The resurfacing work will be done soon.

Will you be having company over the holidays?  The Wilber family always seems to have company……at many times during the year. In case you don’t feel like cooking on Thanksgiving, Publix has a ready-made Thanksgiving turkey dinner with 5 side dishes.  All you have to do is heat the turkey! Our family has ordered from Publix in the past and it has made Thanksgiving very enjoyable.  For details of Publix’s Thanksgiving menu: CLICK HERE

This Thanksgiving will find me cooking as I’m lucky to have my brother, Patrick in town for Thanksgiving. I’ll be making our Mother’s recipe for turkey with stuffing. It’s not often that Don and I get to have Patrick with us at Thanksgiving.

If you have company over the holidays and don’t feel like cooking, you can order a Pasta Presto meal for 4 on-line from either Brio’s or Bravo’s.  Don and I have done this several times. You can choose one salad, one entre from different selections and the meal comes with their bread and dipping oil.  You’ll find the Pasta Presto meals under the catering tabs. This is a life saver when you are exhausted and no one feels like cooking.

LAmbiance’s toy drive party is being held this Sunday, November 16th from 5:30 PM – 7:30 PM at the LAmbiance Clubhouse.  All are welcome. Please BYOB, an appetizer and an unwrapped toy or a check made payable to the Salvation Army.  Don and I will be there, will you?

How LAmbiance Spent Its Summer Vacation!

LAmbiance – Pelican Bay, Naples, FL – LAmbiance has been in a flurry of activity this summer. Our new roofs were finished, our buildings have been power washed.  I want to say that I was impressed by the professionalism of Castilla Roofers. The original gutter work has been completed. The LAmbiance Board has asked for additional work to be completed.

In addition to all of the above mentioned work, Summit Broadband was installing their cables for their fiber optic network.

Summit has recently begun installing boxes for the Optical Network Terminals on the coach homes and in the utility enclosures on the garden homes. Yes, it has been a busy summer in LAmbiance.

What’s been happening in the low-rise condominium market in Pelican Bay? As of today, here are the latest statistics. Note closed sales represent closed sales from the period of January 1, 2014 – September 5, 2014.

I want everyone to notice the number of active listing on the market —- there are just TWENTY-SEVEN listings. Granted this is the fall but this inventory has been getting lower for awhile.  Also note the average price of the pending sales vs the closed sales. It has been my past experience that when the average price of the pending sales have been higher than the average price of the closed sales, an increase in prices were around the corner.  If you have been thinking about putting your LAmbiance unit on the market, give me a call.

Let’s talk about 2015 seasonal rentals in Pelican Bay. Please remember I do not handle rentals. What I can tell you is that seasonal rentals for the 2015 market are almost non-existent in Pelican Bay. Even though I do not handle rentals, my phone has been ringing off the hook with people looking for 2015 seasonal rentals. The interoffice e-mail I receive has a constant stream of e-mails from agents looking for rentals in Pelican Bay. I have seen the prices of seasonal rentals increasing. The lease expensive rental listing in the MLS as of today in Pelican Bay is a unit in Laurel Oaks for $5,200.00 a month in season. My husband, Don, has teased me that we should rent our unit out and move to Costa Rica for 3 months. I reminded him it would be a bit hard for me to list and sell properties in Costa Rica!

This summer was not only a busy one for LAmbiance but for Naples in general.  I have to say that this August was the busiest August I have seen in the 18 years I’ve lived in Naples! I saw two car carriers in July in Pelican Bay which made me wonder if people were just leaving or coming to live here.  Just this week I saw two car carrier dropping off cars.  Hotels and restaurants in Naples were busy this August.

Don and I have made good use of the South Beach this year.  One of the many things we like about living in LAmbiance and Pelican Bay is the beach in the summertime. Every day after work, rain permitting, Don and I try to get to the beach to relax and enjoy the warm Gulf waters.
