LAmbiance Painting Project

LAmbiance – Pelican Bay – Naples, FL – Our painting project is underway. Here’s a shot of work being done on the 300 building.  It has been an incredibly hot summer.  The heat index the other day was 117 degrees.  Keep in mind our painters are working in this heat.

It is important Residents get their units ready for their building to be painted.  Mats, plants, pots and furniture need to be moved so the painters can do their jobs. The letter mentions “items should never be left on the balcony, entry or lanai when unit owners are not in residence during the summer season. These items can become damaging projectiles during a tropical cyclone.”

Today the eclipse will happen.  Where will you be viewing it?  My husband, Don,  and I plan to be viewing it at the beach.  Hopefully I’ll be able to snap a photo to share with you.

I recently started a FaceBook page for LAmbiance.  When you sign into your FaceBook account, search LAmbiance in Pelican Bay and click on the JOIN tab.  I would like to see this site turn into a source of information for LAmbiance Residents from LAmbiance Residents.  Have a great workmen you’d like to recommend?  Visited a restaurant you enjoyed?  Have a doctor/dentist you’d like to recommend?  Want to share an event happening in the area?  You can post all this on our LAmbiance in Pelican Bay Facebook page.

What’s been happening in the real estate market in L’Ambiance lately?  We currently have only one listing on the market and one pending with contingency sale.  There have been 7 sales since the beginning of the year.  Since April, we have had only one closed sale.  There have been 88 closed low-rise sales in Pelican Bay since the beginning of the year with a median sales price of $547,500.00.

2016 LAmbiance Real Estate Statictics

LAmbiance – Pelican Bay – Naples, FL –  Are you curious as to what happened to real estate prices in LAmbiance in 2016?  Let’s take a look at how 2016 compared to 2015.

First Floor Garden Homes

 Average Sales Price  # of Units  CDOM
 2015  $506,000.00  5  158
 2016  $507,378.00  7  179

First floor garden homes stayed about even in terms of pricing.  Note that the cumulative days on the market did increase.  There were six, 2 bedroom units that sold in 2016 and only one 3 bedroom sale.

SECOND FLOOR GARDEN HOMES

In 2016, there were two, 3 Bedroom second floor garden units sold with an average price of $659,500.00.  There were also three, 3 Bedroom + Den units sold with an average price of $570,666.00.

FIRST FLOOR COACH HOMES

 SECOND FLOOR COACH HOMES

I have to say that units that have been updated have sold for better prices than the units that have been left in their original state.  Units with water views are also selling for better prices than units without water views.

What I see taking place in the low-rise market in Pelican Bay is an increase in market time, more price reductions coming through and more listings that are failing to sell.  As of today, there are 69 low-rise units on the market in Pelican Bay.  Since January 1st, there have only been 14 Pending sales and 9 Closed Sales reported. We currently have enough low-rise inventory to last 9 months.  A “normal” market is 6 months worth of inventory. I’ll be updating the www.PelicanBayExpert.com site with statistics for low rises in Pelican Bay over the next week or so.

I also see the seasonal rental market in Pelican Bay as extremely competitive.  More owners are deciding to use their units thereby taking their units out of the rental market. Seasonal rental prices have increased.

I had hoped that after the U.S. election that our market would pick up to the speed it was at last season.  Sadly, I have not seen this happen.  The high end of the market seems to be exploding.  Take a look at the CONDO statistics for the Naples area market over 2 million.

There was an article published recently by the Florida Association of Realtors that discussed the nervousness of foreign buyers. Everyone living in Florida know how much foreign buyers contribute to the real estate market.

Hopefully world events will settle down and people will have more confidence in purchasing retirement or second homes. In the mean time, unless you absolutely, positively HAVE TO SELL, I would suggest that you wait to put your property on the market until we see more movement in the market. I would also suggest that before you decide to put your property on the market you consider making some updates to your unit.  If you are undecided on what to do, give me a call, I would be happy to discuss this with you.

How To Open LAmbiance Pool Umbrellas

 LAmbiance – Pelican Bay, Naples, FL – Are you curious on how the new umbrellas at the pool in LAmbiance open?  Here is an instructional video that might help you figure it out.  The video stars my darling husband, Don Wilber!

As we will be welcoming our Northern residents back soon, I thought it might be a good idea to show everyone how the new umbrellas operate. How did I do?

Did you have a nice Labor Day weekend?  Don and I visited Costco this weekend and I was astounded that Costco had their Christmas displays up!  All I could think was, “Isn’t this Labor Day?” Does anyone else feel this way? It drives me crazy to hear Christmas music in stores before Halloween!

Busy Summer in LAmbiance

Eagle Property Management announced recently that Jennifer Walton resigned.  As of  August 1st, LAmbiance’s temporary property manager will be Christopher Schroeder.  Jimmy continues to be LAmbiance’s on-site manager.  Should you have any issues or concerns you will be contacting Roberta at Eagle until Christopher takes over the job.  Our Board is in the process of finding a permanent property manager. 

Should you arrive to LAmbiance and notice that all our hibiscus bushes around our perimeter look bear, don’t worry.  All these bushes have been recently trimmed and WILL grow back. 

Our Board is also gathering bids for the sealcoating of our black top. 

LAmbiance is also in the process of extending the drip edges on the front balconies and repainting over stains caused by water carrying dirt over the front balconies.

While LAmbiance has been busy with summer projects, not much has been happening on the real estate front.  We currently have 13 ACTIVE LISTINGS.  There are no PENDING SALES.  Since the beginning of the year, we have had 7 CLOSED SALES.  The link only shows 6 closed sales.   2200 LAmbiance CIR #102  is the 7th closed sale.  It was a private listing that listed at $499,900.00 and sold at $499,900.00 on June 4th.  It was on the market for only a day. LAmbiance currently has an inventory that could last for a year. 

There are currently 91 active low-rise listings in Pelican Bay.  Since January 1, 2010, there have been 56 closed sales.  A whopping 33 sales of those 56 sales were under $450,000.00.  Pelican Bay has an inventory of low-rise listings that could last 11 months. 

Don and I had a summer vacation for a week up in Chicagoland.  I ended up coming back with a horrible cold that I have been nursing for several weeks.  This cold has definitely cut into my swimming in the Gulf after work!  I miss those warm Gulf waters. 

Speaking of our Gulf waters, I sincerely hope that BP finds a permanent solution to their oil leak.  People keep asking me if the oil spill has effected the real estate market.  It has been my experience that Buyers are waiting to see what will happen with the leak before they will make any decisions.

FPL Working at L’Ambiance

January 12, 2010

Those of you who are in residence know that L’Ambiance was without power yesterday. Some residents were without power on Sunday also.   The Naples Daily News reported that there were a number of residents in Collier County still without power. As I type this blog entry, FPL is working inside L’Ambiance.  We have power but be aware that when you pull into L’Ambiance you can not  pass in front of the 2400 and 2300 buildings as this area is blocked off due to FPL working in this area.

Brent Batten reported about these power outages in the Naples Daily News this morning.  Apparently our air conditioner/heat pump takes two to three times the amount of energy to heat a residence instead of cooling it.  With so many people heating their residences for such a long period of time, a strain has been put on FPL.

If you are in residence in L’Ambiance today or just coming into L’Ambiance today, be aware that FPL is working in the area I’ve indicated.
