First Quarter 2017 LAmbiance Sales Statistics

LAmbiance – Pelican Bay – Naples, FL – Everyone keeps asking me “How’s the market doing?”  Let’s take a look at the first quarter of 2016’s statistics and compare them with the first quarter of 2017’s statistics.

You can see that the first quarter of 2017 had a lot less activity than the first quarter of 2016.  In fact as of today, there are only 2 garden home sales since the beginning of January.

Coach Homes had a modest increase in their average and median sales prices.

There is only one unit for sale currently in L’Ambiance.  Pelican Bay has just 53 low rises on the market as of today.  53 low rise units for sale gives us a “normal” market of 6 months of inventory.

Until things become more steady in the world, I don’t think we are going to see the market have sizable increases.  Is it a good time to sell?  Yes, if you are aware of market pricing and don’t try to ask way too much for your residence. While Sellers would like our prices to increase 15% each year, it just is not going to happen at present.

How LAmbiance Spent Its Summer Vacation!

LAmbiance – Pelican Bay, Naples, FL – LAmbiance has been in a flurry of activity this summer. Our new roofs were finished, our buildings have been power washed.  I want to say that I was impressed by the professionalism of Castilla Roofers. The original gutter work has been completed. The LAmbiance Board has asked for additional work to be completed.

In addition to all of the above mentioned work, Summit Broadband was installing their cables for their fiber optic network.

Summit has recently begun installing boxes for the Optical Network Terminals on the coach homes and in the utility enclosures on the garden homes. Yes, it has been a busy summer in LAmbiance.

REMINDER – If you have been using a Comcast e-mail address that was linked to your Comcast service here in Naples, you will lose that address when you switch over to Summit Broadband.  You’ll want to change your e-mail address before the switch over to Summit happens.  Yahoo, Google and Outlook.com offer free e-mail services. What’s been happening in the low-rise condominium market in Pelican Bay? As of today, here are the latest statistics. Note closed sales represent closed sales from the period of January 1, 2014 – September 5, 2014.

I want everyone to notice the number of active listing on the market —- there are just TWENTY-SEVEN listings. Granted this is the fall but this inventory has been getting lower for awhile.  Also note the average price of the pending sales vs the closed sales. It has been my past experience that when the average price of the pending sales have been higher than the average price of the closed sales, an increase in prices were around the corner.  If you have been thinking about putting your LAmbiance unit on the market, give me a call.

Let’s talk about 2015 seasonal rentals in Pelican Bay. Please remember I do not handle rentals. What I can tell you is that seasonal rentals for the 2015 market are almost non-existent in Pelican Bay. Even though I do not handle rentals, my phone has been ringing off the hook with people looking for 2015 seasonal rentals. The interoffice e-mail I receive has a constant stream of e-mails from agents looking for rentals in Pelican Bay. I have seen the prices of seasonal rentals increasing. The lease expensive rental listing in the MLS as of today in Pelican Bay is a unit in Laurel Oaks for $5,200.00 a month in season. My husband, Don, has teased me that we should rent our unit out and move to Costa Rica for 3 months. I reminded him it would be a bit hard for me to list and sell properties in Costa Rica!

This summer was not only a busy one for LAmbiance but for Naples in general.  I have to say that this August was the busiest August I have seen in the 18 years I’ve lived in Naples! I saw two car carriers in July in Pelican Bay which made me wonder if people were just leaving or coming to live here.  Just this week I saw two car carrier dropping off cars.  Hotels and restaurants in Naples were busy this August.

Don and I have made good use of the South Beach this year.  One of the many things we like about living in LAmbiance and Pelican Bay is the beach in the summertime. Every day after work, rain permitting, Don and I try to get to the beach to relax and enjoy the warm Gulf waters.

LAmbiance Roof Project

June 9, 2014

LAmbiance – Pelican Bay Naples, FL – I thought our residents might like to see some photos of how our roof project has been coming along. 

As of June 7th, the 2400 – the 500 buildings have new roofs.  Peel and stick has been applied to the clubhouse and the gate houses.  The 400 – 100 buildings are still a work in progress.

Our community is still in the process of power washing the newly roofed buildings and putting new gutters on these buildings.

In other community news, a contractor, D.M.I. was selected to begin work repairing the collapsed lake bank behind the 1300 building. Work should start soon on this project. There is no special assessment is expected for this lake bank repair.

PELICAN BAY LOW RISE REAL ESTATE NEWS:

There was quite a bit of real estate activity the beginning of the year.  As of today, there have been 51 low rise closed sales in Pelican Bay since 1/1/2014 with an average sales price of $469,871.00. The average days on the market is at 122 with Sellers receiving 94.86% of their asking price.

As of today, there are only THIRTY-ONE low rise listings on the market in Pelican Bay. These listings have an average list price of $586,522.00 with an average of 136 days on the market.

Since the beginning of the year there have  been FIFTY low rise listings that failed to sell in Pelican Bay. Anyone remember when 75% of all low rise listings taken in Pelican Bay failed to sell?

LAmbiance Real Estate Prices

I have always enjoyed decorating for the holidays. My husband, Don, doesn’t look forward to dragging down all the boxes in the garage filled with holiday decorations. These boxes seen to multiple every year.  Do you find the same thing happening to you?

Curious about prices in L’Ambiance?  So far this year we’ve had 12 sales. Only 3 of these sales were in the garden units with one car garage, with an average sales price of $517,000.00. We saw 5 second floor coach homes sell with an average price of $803.280.00. Four first floor coach homes sold with an average price of $662,500.00. Coach homes have two car garages. As of today, there are only 3 Lambiance garden units for sale. No coach homes are presently on the market.

This Friday, December 6th at 10:00 AM at the Pelican Bay Community Center there will be a special Board meeting regarding the vote to change Pelican Bay’s media provider from Comcast to Summit Broadband.  I am for the change to Summit Broadband.  If you would like to see a change, I would urge you to attend this meeting to support the change to Summit. If you can not make this meeting, PLEASE contact the Pelican Bay Board Members to let them know you support a change from Comcast to Summit Broadband. You can find the Pelican Bay Board Memebers information at www.PelicanBay.org or by calling 239-596-6180.

New Pool Furniture in LAmbiance

L’Ambiance has also been busy trimming trees recently. While the trimmed trees might look a bit sparse, they DO grow back quickly!

This summer has been one of the busiest summers that I have seen in the 17 years I have lived in Naples!  As of today there are only 35 low-rise listings on the market in Pelican Bay. Remember the days we had 101 low-rise listings on the market? L’Ambiance currently has only 2 listings on the market.

I believe that we are in the process of seeing the market bounce back. For the last few years, you have seen me repeat that if you put your unit on the market it has must be at or below market price to sell.  I now think that we can be more aggressive with pricing due to the scarcity of product.  Do you recall my saying a “normal” real estate market is one where there is inventory enough to last six months?  The Naples Beach area currently has an inventory that could last 7.38 months.  Low Rises in Pelican Bay currently has an inventory that could last 3.86 months!  In the first half of 2012, Low Rises in Pelican Bay had an averages sales price of $413,372.00.  The first half of 2103 showed an increase to $467,355.00.

LAmbiance is a subdivision that is in demand.  A week doesn’t pass that I don’t have a Realtor asking me if I will be listing a unit in LAmbiance soon. I also have Buyers looking for specific floor plans in LAmbiance.  If you have thought about selling your unit, please give me a call.

On another note, rentals in Pelican Bay for the 2014 season have been extremely hard to find.  I am constantly getting calls for rentals.  If you want to rent your unit for 2014 season and are not listed with a broker, you can send me the information on your unit and I will post it on our LAmbiance rental page. I can’t list other broker’s listings unless I have written permission front the other broker to do so.

Labor Day is practically around the corner and our Northern residents will soon be returning to LAmbiance.   I hope you all have had a wonderful summer. I will look forward to seeing our returning residents soon.

2010 LAmbiance Home Prices

2010 Lambiance homes sales brings us good news and not so good news.  In 2009, LAmbiance saw 11 closed sales.  2010 found 13 closed sales in LAmbiance.  If you click—–> 2010 Lambaince Average Home Prices, you will be taken to a sheet showing the statistics for LAmbiance broken down by coach homes and garden homes.

FIRST FLOOR COACH HOMES – There were 2 first floor coach homes sales in 2010 with an average sales price of $512,000.00.  This represents a 13.70% decrease in the average price in 2009.   71% of the first floor coach homes listed in 2010 failed to sell.

SECOND FLOOR COACH HOMES –  There were no second floor coach homes that sold in 2010 in L’Ambiance.  The average price of the second floor coach homes that did not sell was $922,450.00.

GARDEN HOMES SECOND FLOOR – There were 5 second floor garden homes that sold in 2010 with an average price of $443,200.00.  This represents a decrease of 13.88% from 2009’s figures.  The average market time for a second floor garden home was 280 days.  55% of all the second floor garden homes listed in 2010 failed to sell.  The average price of a second floor garden that failed to sell was $500,616.00.

GARDEN HOMES FIRST FLOOR – Okay now for some good news.  There were 6 first floor garden homes that sold in 2010 with an average price of $386,250.00.  This represents an increase of 15.64% over 2009 prices. The average days on the market were 185.  Before you get too excited about this increase, please understand that three out of the 6 first floor garden homes had been remodeled and helped increase the average price.  2 of the three that had been remodeled had been TOTALLY redone.  54% of all first floor garden homes failed to sell in 2010 with an average price of $483,228.00.

What will the real estate market hold for LAmbiance in 2011?

Too foggy to see what the 2011 real estate market will bring LAmbiance in Pelican Bay
As of today, there are 114 low rise listing on the market in Pelican Bay.  In the last 12 months there have only been 78  low rise closed sales.  This means that only 6.5 low rises sell per month in Pelican Bay.  At this rate it will take us 17.5 months to deplete the current inventory.
As I have stated in a previous blog article.  There are only 5 reasons to sell your home in today’s market:
  • Death
  • Divorce
  • Health issues
  • Financial Problems
  • Buying a bigger or smaller unit

I can not stress strongly enough that if you don’t have one of the above reasons for selling, you should take your home off the market.  If you are looking to buy a bigger or smaller unit, you might not get the price you hoped for your home but you will  find an attractive price on the home you end up purchasing.
