LAmbiance BBQ Bash

LAmbiance – Pelican Bay – Naples, FL – The LAmbiance BBQ Bash which was held March 12 at the Clubhouse was a HUGE success!  Were you there?  If you were not, you missed a fun evening. I hear that 72 people attended. Neighbor Bob Duck gave a nice “Thank You” toast to the LAmbiance social committee who put together this event.  I’d also like to thank the social committee and their helpers for all the work they put into planning the event, ordering the yummy food, setting up, serving us and cleaning up.

Here are some photos I snapped at the event.  If you couldn’t be there you can at least enjoy the photos of your happy LAmbiance neighbors having a good time. We had an absolutely beautiful evening and some of us enjoyed sitting outside by the pool.

How Long Will Your House Last?

How old are the items in your LAmbiance unit?

While the condominium association takes care of our common elements, LAmbiance is 22 years old.  If you are an owner who still has the original GE kitchen appliances the builder put in our units, you are living on borrowed time according to above information.  Ask yourself, “How old is my hot water tank?” “How old is my A/C unit?” If the answer is “The original.” You may want to start looking into replacing them.

If you are contemplating selling your unit, original appliances and components date your unit. You might hope to get top dollar for a unit that has original EVERYTHING in the unit but I am here to tell you that it won’t happen.

What should you do if you are thinking of selling your L’Ambiance unit?  Give me a call.  I can help you strategize a plan to get your home sold without spending a great deal on remodeling.

This is just a reminder that LAmbiance will have its dryer vents being cleaned March 7th – March 10th. This cleaning will take place from the roof.  If you would like to have the company also clean your dryer connections from the inside of your unit, it will cost you an additional $25.00.  You’ll need to call Lintaway at 239-573-4300 to schedule this service.

Don’t forget our LAmbiance BBQ Bash on Sunday, March 12th from 5:30 – 7:30 PM at the LAmbiance clubhouse.  The cost of the BBQ Bash is $18.00 per person.  You’ll need to bring your money to Carolyn at 2400 Lambiance CIR #102 by Monday, March 6th . Don and I will be there and we hope to see you there too!

2016 LAmbiance Real Estate Statictics

LAmbiance – Pelican Bay – Naples, FL –  Are you curious as to what happened to real estate prices in LAmbiance in 2016?  Let’s take a look at how 2016 compared to 2015.

First Floor Garden Homes

 Average Sales Price  # of Units  CDOM
 2015  $506,000.00  5  158
 2016  $507,378.00  7  179

First floor garden homes stayed about even in terms of pricing.  Note that the cumulative days on the market did increase.  There were six, 2 bedroom units that sold in 2016 and only one 3 bedroom sale.

SECOND FLOOR GARDEN HOMES

In 2016, there were two, 3 Bedroom second floor garden units sold with an average price of $659,500.00.  There were also three, 3 Bedroom + Den units sold with an average price of $570,666.00.

FIRST FLOOR COACH HOMES

 2016  $805,000.00  3  82

 SECOND FLOOR COACH HOMES

I have to say that units that have been updated have sold for better prices than the units that have been left in their original state.  Units with water views are also selling for better prices than units without water views.

What I see taking place in the low-rise market in Pelican Bay is an increase in market time, more price reductions coming through and more listings that are failing to sell.  As of today, there are 69 low-rise units on the market in Pelican Bay.  Since January 1st, there have only been 14 Pending sales and 9 Closed Sales reported. We currently have enough low-rise inventory to last 9 months.  A “normal” market is 6 months worth of inventory. I’ll be updating the www.PelicanBayExpert.com site with statistics for low rises in Pelican Bay over the next week or so.

I also see the seasonal rental market in Pelican Bay as extremely competitive.  More owners are deciding to use their units thereby taking their units out of the rental market. Seasonal rental prices have increased.

I had hoped that after the U.S. election that our market would pick up to the speed it was at last season.  Sadly, I have not seen this happen.  The high end of the market seems to be exploding.  Take a look at the CONDO statistics for the Naples area market over 2 million.

There was an article published recently by the Florida Association of Realtors that discussed the nervousness of foreign buyers. Everyone living in Florida know how much foreign buyers contribute to the real estate market.

Hopefully world events will settle down and people will have more confidence in purchasing retirement or second homes. In the mean time, unless you absolutely, positively HAVE TO SELL, I would suggest that you wait to put your property on the market until we see more movement in the market. I would also suggest that before you decide to put your property on the market you consider making some updates to your unit.  If you are undecided on what to do, give me a call, I would be happy to discuss this with you.

Reflections

LAmbiance – Pelican Bay – Naples, FL – This was not a night for Don and I to swim in the Gulf as the waves were just too much for me.  Don might have chanced it but decided to take a pass also.  As we were walking from the beach this evening there were trams full of people headed down to the beach for sunset.  We didn’t stay for sunset but I did snap this photo as I walked back.

When we were down at the beach we ran into some LAmbiance neighbors who had just returned to Naples.  They were happy to be back in LAmbiance. I am sure we will be seeing more neighbors return to LAmbiance over the next few weeks.

My listing at 300 LAmbiance CIR #205 came under contract on October 1st!  I look forward to a successful closing for my Seller.

The listing I have at 300 LAmbiance CIR #201 has recently been staged and has new carpeting.  This second floor end unit with 1,928 under air has 3 bedrooms plus a den and is priced at $549,900.00.  Should you know of someone looking for a large unit, please let me know as I’d be happy to show this unit to them.

The first floor coach home I have listed at 1600 LAmbiance CIR #102 is available at $674,900.00.  This unit has 2,025 under air with 3 bedrooms plus a den/family room and a two car garage.  If someone you know wants a larger first floor unit with a two car garage, this could be the home for them.

LAmbiance Board of Directors Election Results

March 27, 2015

LAmbiance – Pelican Bay – Naples, FL – Last night saw LAmbiance’s annual meeting with its Board of Directors Election.  I must say we had a packed house Thursday night over at our meeting room in the Community Center.  This is one of the first elections I can remember that there were challengers running against all the current Board members. A suggestion was made at the meeting that LAmbiance work toward changing its by-laws so that the Board of Directors have staggered terms of office so that a Director with experience will always be in office as new Directors take over.  I heartily agree with this change.  Our Board Members handle a variety of issues for us and I do think it is a good idea to stagger the Directors terms of office.

HERE’S THE ELECTION RESULTS!

  • Garden One – E. J. Eckert
  • Garden Two – Charles Gallon
  • Coach Homes One – Don Wilber
  • Coach Homes Two – Jerry Moffatt
  • Director at Large – Linda Roberts

In addition to serving as a Director, Charles Gallon serves at LAmbiance President, Jerry Moffatt serves at LAmbiance Treasurer and Linda Roberts will be serving as LAmbiance Secretary.

We also had an Operations Manager from the Pelican Bay Services Division, Marion Bolick, discussing the algae in LAmbiance’s lake and other lakes in Pelican Bay. (Please remember that LAmbiance does not own the lake, it is owned and cared for along with 43 other lakes, by the Pelican Bay Services Division.)  Mr. Bolick has been with PBSD for 8 months. What I took away from his discussing was that since we can no longer use copper sulfate to control the algae because it is causing high copper sulfate readings in the mangroves, PBSD is having a heck of a time trying to find something that will work in controlling the algae. There will be a meeting of the Pelican Bay Services Division on Wednesday, April 1st at the Community Center at 1:00 PM.   If you have questions about the algae growth in the lake, you can attend this meeting to bring up your concerns and questions.

It’s been an incredible busy season in LAmbiance.  Kudos to our Board members, our Community Association Manager, Christopher Schroeder and our Maintenance Supervisor, Jimmy Ferraiulo for keeping LAmbiance running smoothly and a beautiful place to live!

Dryer vent cleaning began on March 24 – March 30th. Hopefully you made arrangements for someone to give access to the vent cleaners.  Here’s the schedule for March 30th:

  • Bldg 1700 9-11 AM
  • Bldg 1800 9-11 AM
  • Bldg 1900 10AM – Noon
  • Bldg 2000 10AM – Noon
  • Bldg 2100 1-3 PM
  • Bldg 2200 1-3 PM
  • Bldg 2300- 2-4 PM
  • Bldg 2400 3-5 PM

LAmbiance Prepares for the Weather

LAmbiance – Pelican Bay – Naples,FL Old Man Winter AKA The Polar Vortex found his way to LAmbiance this morning. Yesterday afternoon our on site manager, Jimmy, was busy covering L’Ambiance’s entry flowers.

It appears we broke a record low set in 1960 at 39 degrees as we clocked in at 38 degrees this morning.  My husband, Don Wilber, actually turned on the heat.  I think the last time we used the heat was back in January of 2009! Our temperatures should bounce back to the sixties this afternoon.

No matter how cool it gets in Naples, I’d still rather be here than where my sister-in-laws are in Boston.

Yes, that is Don’s sister standing at her full 5’2” holding up the snow shovel behind the snow bank.  If you look closely at the lower left hand side of the photo you’ll see the pink flamingos they have in the snow on their front porch.  I’m glad they have a sense of humor about their weather.

There has been a flurry of real estate activity in LAmbiance and Pelican Bay this season.  LAmbiance as of today has 3 active listings, 6 pending sales and 3 closed sales since the beginning of the year.  Click here to see LAmbiance real estate information. It is interesting to note that the 3 closed sales all had redone their kitchens.  Two of them had also redone their baths.

Two first floor coach homes came on the market last weekend and they were both under contract by Monday.

Let’s talk about rentals in LAmbiance.  You all know I do not handle rentals. I do have a rental page I set up for LAmbiance owners who rent their units themselves at: LAmbiance Rentals . The number of hits this page has received is astronomical!  Rental prices have increased all over Pelican Bay because of the lack of rental inventory.  If you a LAmbiance owner who has family and/or friends that are looking to rent a place in Pelican Bay for season 2016, they can try:

  • Calling Downing Frye’s Rental Department at 239-261-2244 x795.
  • Going to Vacation Rental By Owner at www.VRBO.com
  • Going to Home Away at www.HomeAway.com

Even using these resources, they still could have a difficult time find a place to rent in Pelican Bay.

Holidays at LAmbiance in Pelican Bay

LAmbiance – Pelican Bay – Naples, FL –  Rounding the corner into LAmbiance last night I truly enjoyed seeing our holiday lights.  We look so festive.

I wish these photos did the lights more justice.  Our entryway looks great and I have to compliment our decorating committee!

Tuesday night Don, my husband, and I went down to the new Marker 36; formerly known as The Sandpiper.  The place was extremely crowded but I did snap some photos for you to see.  CLICK HERE  I’m happy with the improvements and I think the new look is a benefit to our community.

While the holidays are just around the corner, we have had a bit of real estate activity in LAmbiance as units came pending.  To view all the active, pending and closed LAmbiance sales since the beginning of the year, CLICK HERE . I am anticipating a very busy season.  As of today, there are only 28 low rise listings on the market.  With so little inventory on the market, I can see prices starting to appreciate. Buyers are having a hard time recognizing the market has improved.

Have you started your Summit Broadband service yet? I would recommend you sign up and get scheduled as soon as possible.  Here’s a link for information on how to contact Summit —- CLICK HERE. Once Residents start coming back in January I imagine that Summit will be swamped with calls to set up service. Pelican Bay’s contract with Comcast ends in February 2015.  Don & I started our service on November 19th.  We went through some issues that took a while to get resolved but I am happy to report that our service is working fine.  I do want to say that Summit was a great deal more receptive in trying to solve our issues than Comcast.  Every time I turn on our TV I am AMAZED at the quality of the picture!

REMINDER – If you use a Comcast e-mail address that is linked to your Comcast service here in Naples, you will lose that address when you switch over to Summit Broadband.  You’ll want to change your e-mail address before the switch over to Summit happens.  Yahoo, Google and Outlook.com offer free e-mail services. Note: If you change your e-mail address, please let me know so I can keep you updated.
