LAmbiance – Pelican Bay Naples, FL – WOW!  It has been a rainy summer here in Naples.  Over the last few days we received so much rain we have reach the levels of rain for the whole month of August 2016!  Needless to say the rain is hampering our painting project.  Hopefully sunny skies will prevail long enough to get our painting project finished in a timely manner.

It has been a quiet summer for real estate in L’Ambiance.  April 21st saw 200 #103 come under contract.  The next closed sale we had, 300 #106 closed on August 2nd.  At present we only have one active listing on the market, one pending sale and 7 closed sales.  3 of the closed sales are garden residences; the other 4 closed sales are coach homes. It is interesting to note that all three of the garden homes that closed had updated kitchens. To view these listings, CLICK HERE.

As of this morning, Pelican Bay’s active listings were as follows:

  • 32 Low-Rise Listings
  • 14 Mid-Rise Listings
  • 58 High-Rise Listings

Even though Pelican Bay’s listing inventory is low, Buyers are still being cautious about making buying decisions.

First Quarter 2017 LAmbiance Sales Statistics

LAmbiance – Pelican Bay – Naples, FL – Everyone keeps asking me “How’s the market doing?”  Let’s take a look at the first quarter of 2016’s statistics and compare them with the first quarter of 2017’s statistics.

GARDEN HOMES

Average Sales Price $624,600.00 $523,000.00
Median Sales Price $639,000.00 $523,000.00

You can see that the first quarter of 2017 had a lot less activity than the first quarter of 2016.  In fact as of today, there are only 2 garden home sales since the beginning of January.

COACH HOMES

Average Sales Price $807,500.00 $835,000.00
Median Sales Price $807,500.00 $810,000.00

Coach Homes had a modest increase in their average and median sales prices.

Low Rises in Pelican Bay had an increase in price in the first quarter of Pelican Bay with just a tad more closed sales than the first quarter of 2016.  View 2017 Low-Rise Pelican Bay statistics HERE.   To view the first quarter statistics for the Naples market click HERE.Coach homes saw 4 sales in the first quarter of 2017 with a price increase in both the median and average sale prices.

There is only one unit for sale currently in L’Ambiance.  Pelican Bay has just 53 low rises on the market as of today.  53 low rise units for sale gives us a “normal” market of 6 months of inventory.

Until things become more steady in the world, I don’t think we are going to see the market have sizable increases.  Is it a good time to sell?  Yes, if you are aware of market pricing and don’t try to ask way too much for your residence. While Sellers would like our prices to increase 15% each year, it just is not going to happen at present.

LAmbiance BBQ Bash

LAmbiance – Pelican Bay – Naples, FL – The LAmbiance BBQ Bash which was held March 12 at the Clubhouse was a HUGE success!  Were you there?  If you were not, you missed a fun evening. I hear that 72 people attended. Neighbor Bob Duck gave a nice “Thank You” toast to the LAmbiance social committee who put together this event.  I’d also like to thank the social committee and their helpers for all the work they put into planning the event, ordering the yummy food, setting up, serving us and cleaning up.

Here are some photos I snapped at the event.  If you couldn’t be there you can at least enjoy the photos of your happy LAmbiance neighbors having a good time. We had an absolutely beautiful evening and some of us enjoyed sitting outside by the pool.

Should I Remodel My LAmbiance Unit?

LAmbiance – Pelican Bay – Naples, FL – “Should I spend money remodeling my LAmbiance unit before I sell?”  This is a questions I get asked quite frequently. The other question I receive is “If I remodel my unit, the new Buyers could come in and rip everything out, right?”

One of the important things I have learned in real estate is there is never one clear-cut answer except for: “Yes, you should take the chandelier down BEFORE we put the condo on the market.” I can tell you my experiences with Buyers in Pelican Bay have taught me that most of them do not want to do ANY remodeling. By the time a Buyer is able to afford a second home in a beach community such as Pelican Bay, they have already lived through remodeling a home.  They are at place in their lives they want to relax not sacrifice beach time to wait on contractors.  They also do not want the stress involved in attempting to remodel a place in Pelican Bay from afar.   If they do make the decision to purchase a unit that needs remodeling, the price will likely have to be at rock bottom levels.

Let’s get back to if you should remodel your LAmbiance unit before you sell and let’s look specifically at our garden units.  In 2016 we had 12 garden residences sell.  In doing my calculations, I threw out one of the sales because of the circumstances of the sale. We had 6 garden units that were not remodeled units and 5 units that had upgrades in kitchens and baths.  The average price per square foot of the basic units was $324.90.  The average price of the units that had been updated was $351.34. Please keep in mind that these are averages.

How do you determine if you should remodel? If you have 1349 square feet that has not been remodeled, you’d be at an average sales price of $438,290.00.  If you were remodeled, you’d be at $473,957.00.  The cost of your remodeling shouldn’t be over $35,667.00.

You do not want to spend the money to remodel?  Call me.  I have worked with Home Stagers who can do wonders in your unit for much less money than it would cost you to remodel.  Here are a couple of examples of what Stager can do.

How Long Will Your House Last?

How old are the items in your LAmbiance unit?

While the condominium association takes care of our common elements, LAmbiance is 22 years old.  If you are an owner who still has the original GE kitchen appliances the builder put in our units, you are living on borrowed time according to above information.  Ask yourself, “How old is my hot water tank?” “How old is my A/C unit?” If the answer is “The original.” You may want to start looking into replacing them.

If you are contemplating selling your unit, original appliances and components date your unit. You might hope to get top dollar for a unit that has original EVERYTHING in the unit but I am here to tell you that it won’t happen.

What should you do if you are thinking of selling your L’Ambiance unit?  Give me a call.  I can help you strategize a plan to get your home sold without spending a great deal on remodeling.

This is just a reminder that LAmbiance will have its dryer vents being cleaned March 7th – March 10th. This cleaning will take place from the roof.  If you would like to have the company also clean your dryer connections from the inside of your unit, it will cost you an additional $25.00.  You’ll need to call Lintaway at 239-573-4300 to schedule this service.

Don’t forget our LAmbiance BBQ Bash on Sunday, March 12th from 5:30 – 7:30 PM at the LAmbiance clubhouse.  The cost of the BBQ Bash is $18.00 per person.  You’ll need to bring your money to Carolyn at 2400 Lambiance CIR #102 by Monday, March 6th .
