Most vacation buyers want income – not family getaways

LAmbiance – Pelican Bay – Naples Florida – I ran across this interesting article this morning while reading my trade e-magazines. This article gives the reader a good idea of the trends in second homes.

As I read this article I thought about all the buyers I’ve sold in Pelican Bay.  A large portion of these buyers are not ready to retire yet and want to be able to rent out their units, when they are not enjoying their residence, to help defray their holding costs. The property values in Pelican Bay are such that an investor would have to put a huge amount of money down to make the rental income numbers work. A purchaser would need to look at the rate his/her investment is currently earning versus the projected amount of appreciation a property could earn. Pelican Bay has very little inventory currently on the market. As of today there are only 31 low-rise condos on the market in Pelican Bay.

I am also seeing a number of Pelican Bay residents who used to rent out their units deciding not to rent them anymore as they are now using their units. This is causing a lack of rental properties which will, I believe, trigger higher rental prices.

What will happen to our property values in the 2019 season? I would think we would see property values rising due to lack of inventory but what I am currently seeing are more price reductions in the active listings. The over 1 million dollar market is smoking hot while the 500K to 1M market seems to be languishing.

LAmbiance Real Estate Activity

The Sunshine MLS recently made some wonderful changes that excite me and I want to share some of these changes with you.

One of the changes allows me to create a link to listings activity to share with my clients.  This link is different than the other links I have published on this site in a few ways.  Here is the link for real estate activity in LAmbiance as of today’s date: LAMBIANCE REAL ESTATE STATISTICS

Please take a moment to double click on the above link.  When you double click on the above link, you will be taken to a page where you can view a list of all the active, pending and closed sales in L’Ambiance.  Please note that at the top of this column list you will see the following tabs reading left to right:

  • Columns
  • Details
  • Photos
  • Map

The column view is the one I sent you, however if you click on the DETAIL TAB, you will go to a page that has the list of properties on the left hand side and the full detail report on the right hand side.  To view different listings, all you have to do is click on an address on the left.

Click on the PHOTOS TAB and you will go to a page that has the list of properties on the left hand side and photos the property selected on the right hand side.  Under the big photo will be smaller photos that you can click on to view a larger photo.  Arrows to the left and right of the smaller photos allow you to scroll though all the photos.

When you view the column view, you can see that L’Ambiance has 7 active listings, one pending sale and 7 closed sales.  Take a moment to look at those closed sales.  There have only been 2 closed sales in the garden residents since the beginning of the year and 5 first floor coach homes sold.  Every single closed sale has square footage over 2,000 square feet. 

You will also be able to see the number of days a unit has been on the market and the original list price in this report.  I think you will enjoy being able to see this information.

Other changes in the Sunshine MLS include being able to enter 24 photos per listing versus only 8.  I’ve added photos of L’Ambiance’s clubhouse, pool, workout room to my listings as well as photos of Pelican Bay.  This is a wonderful way to introduce Buyers to our fantastic community, don’t you think?

Another change is that a search field for pets has finally been added to the MLS.  Now if an agent has a Buyer that has a pet, they will be able to search not only by if a pet is allowed or not but by the number of pets and the weight of the pet.  I can not tell you what a time saver this is. Prior to these fields an agent that had a Buyer with a pet had to call each listing agent to see what the pet limits were.  Seller’s in today’s market need every advantage available.  It will be so important for listing agents to enter this information in the MLS.

I recently set up ListingBook accounts for everyone that subscribes to my L’Ambiance updates.  An e-mail was sent out to you with your ListingBook User Name and Password.  If you did not receive this e-mail, please let me know and I will resend it.  ListingBook allows my clients to access information from the MLS as I would.  If you are having trouble entering the information you’d like to see, just let me know as I’ll be thrilled to help you.

Planning to visit L’Ambiance the end of June? Please be advise that the pool heaters will be having work done during that time frame.

How dry is L’Ambiance?  Pretty dry.  Some of the aqua scape pumps have been shut down because of the lake levels.  Take a look…….

Foreign Buyers

I saw this article on line the other day and thought it was interesting enough to share with you………

U.S. home sales by foreign buyers surge

WASHINGTON – May 19, 2011 – The U.S. continues to remain a top destination for foreign buyers as international purchases surged by $16 billion this year – one of the highest increases in recent years – according to the National Association of Realtors®’ 2011 Profile of International Home Buying Activity.

According to the survey, total residential international sales in the U.S. for the year ending March 2011 equaled $82 billion, up from $66 billion in 2010. Total international sales were split evenly between non-resident foreigners and recent immigrants, while combined total domestic and international existing-home sales in the U.S. reached $1.07 trillion.

Florida had 31 percent of total international transactions this year, the most of any state. California had 12 percent, Texas had nine percent, and Arizona rounded out the top four with six percent of international transactions.

“The U.S. has always been a desirable place to own property and a profitable investment,” says NAR President Ron Phipps. “In recent years, we’ve seen more and more foreign buyers coming here to take advantage of low prices and plentiful inventory. In addition to the advantageous market conditions, Realtors in this country have a global perspective and experience in working with clients from different cultures and real estate practices, helping them bring value to their international clients.”

Historically, foreign buyers have been attracted to property ownership in the U.S. for a number of reasons. U.S. homes are generally less expensive than comparable foreign properties, homes in this country are viewed as a secure investment, and the U.S. market offers rental opportunities and long-term appreciation potential.

More recently, Realtors have noticed new factors motivating foreign buyers. Many U.S. colleges and universities have a significant number of international students, and some foreign families are purchasing U.S. properties in college areas so their child has a place to live. Another source of international demand is foreign executives temporarily working in the U.S., some of whom prefer to purchase a residence instead of renting.

“Besides the strength of the dollar and the general economic trends in the U.S., international buyers are also recognizing the benefits of homeownership in this country, especially in the case of recent immigrants,” says Phipps. “Many foreigners perceive owning a home here as an important accomplishment in their efforts to become established in this country.”

Recent international buyers came from 70 different countries, up from 53 countries in 2010. For the fourth consecutive year, Canada was the top country of origin, with 23 percent of sales to foreigners. China was second most popular, with nine percent of international sales this year. Tied for third were Mexico, the U.K. and India. Argentina and Brazil combined reported an increase in foreign sales with five percent, up from two percent in 2010. The top five countries of origin accounted for 53 percent of international transactions in 2011.

The average price paid by an international buyer was $315,000 compared to the overall U.S. average of $218,000. However, 45 percent of international purchases were under $200,000. This price segment has grown significantly over the years, most likely due to overall price declines in the U.S., as well as the strengthening of some foreign currencies.

Almost every state had at least one international transaction in the past year. The four states with the heaviest concentration of international buyer activity have remained the same over the past five years.

Foreign buyers are primarily interested in three factors when deciding where to buy in the U.S.: proximity to their home country, convenience of air transportation, climate and location. Generally, the East Coast attracts European buyers. The West Coast remains popular for Asian purchasers. Mexican buyers are traditionally attracted to the Southwestern markets. Florida is most popular among South Americans, Europeans and Canadians.

Similar to last year, 28 percent of Realtors in 2011 reported working with an international client. Fifty-five percent served at least one foreign client, while the bulk of international transactions were handled by a small percentage of Realtors. Only eight percent of members obtained 50 percent or more of their transactions from international clients.

Sixty-one percent of foreign buyers purchased a single-family home while 36 percent bought a condo/apartment or townhouse.

In addition, 62 percent of international purchases were reported as being all cash. This percentage is significantly higher than all-cash purchases for domestic buyers, mostly due to the differences in international credit reporting standards.
Financing challenges continue to be a major hurdle for international buyers, with 32 percent reporting these as their reason for not buying a home. Many Realtors reported that their foreign clients faced mortgage financing issues, as well as problems with legal, tax and immigration laws.
