First Quarter 2017 LAmbiance Sales Statistics

LAmbiance – Pelican Bay – Naples, FL – Everyone keeps asking me “How’s the market doing?”  Let’s take a look at the first quarter of 2016’s statistics and compare them with the first quarter of 2017’s statistics.

GARDEN HOMES

You can see that the first quarter of 2017 had a lot less activity than the first quarter of 2016.  In fact as of today, there are only 2 garden home sales since the beginning of January.

Coach Homes had a modest increase in their average and median sales prices.

Low Rises in Pelican Bay had an increase in price in the first quarter of Pelican Bay with just a tad more closed sales than the first quarter of 2016.  View 2017 Low-Rise Pelican Bay statistics HERE.   To view the first quarter statistics for the Naples market click HERE.Coach homes saw 4 sales in the first quarter of 2017 with a price increase in both the median and average sale prices.

There is only one unit for sale currently in L’Ambiance.  Pelican Bay has just 53 low rises on the market as of today.  53 low rise units for sale gives us a “normal” market of 6 months of inventory.

Until things become more steady in the world, I don’t think we are going to see the market have sizable increases.  Is it a good time to sell?  Yes, if you are aware of market pricing and don’t try to ask way too much for your residence. While Sellers would like our prices to increase 15% each year, it just is not going to happen at present.

2016 LAmbiance Real Estate Statictics

LAmbiance – Pelican Bay – Naples, FL –  Are you curious as to what happened to real estate prices in LAmbiance in 2016?  Let’s take a look at how 2016 compared to 2015.

First Floor Garden Homes

First floor garden homes stayed about even in terms of pricing.  Note that the cumulative days on the market did increase.  There were six, 2 bedroom units that sold in 2016 and only one 3 bedroom sale.

In 2016, there were two, 3 Bedroom second floor garden units sold with an average price of $659,500.00.  There were also three, 3 Bedroom + Den units sold with an average price of $570,666.00.

I have to say that units that have been updated have sold for better prices than the units that have been left in their original state.  Units with water views are also selling for better prices than units without water views.

What I see taking place in the low-rise market in Pelican Bay is an increase in market time, more price reductions coming through and more listings that are failing to sell.  As of today, there are 69 low-rise units on the market in Pelican Bay.  Since January 1st, there have only been 14 Pending sales and 9 Closed Sales reported. We currently have enough low-rise inventory to last 9 months.  A “normal” market is 6 months worth of inventory. I’ll be updating the www.PelicanBayExpert.com site with statistics for low rises in Pelican Bay over the next week or so.

I also see the seasonal rental market in Pelican Bay as extremely competitive.  More owners are deciding to use their units thereby taking their units out of the rental market. Seasonal rental prices have increased.

I had hoped that after the U.S. election that our market would pick up to the speed it was at last season.  Sadly, I have not seen this happen.  The high end of the market seems to be exploding.  Take a look at the CONDO statistics for the Naples area market over 2 million.

There was an article published recently by the Florida Association of Realtors that discussed the nervousness of foreign buyers. Everyone living in Florida know how much foreign buyers contribute to the real estate market.

Hopefully world events will settle down and people will have more confidence in purchasing retirement or second homes. In the mean time, unless you absolutely, positively HAVE TO SELL, I would suggest that you wait to put your property on the market until we see more movement in the market. I would also suggest that before you decide to put your property on the market you consider making some updates to your unit.  If you are undecided on what to do, give me a call, I would be happy to discuss this with you.

LAmbiance Real Estate Activity

LAmbiance – Pelican Bay – Naples, FL –  Have you been wondering what is happening in the real estate market in LAmbiance?  It’s been a busy year, not only for LAmbiance but also for Pelican Bay.

Every once in a while I receive a postcard in the mail from a Realtor® listing real estate activity in LAmbiance.  This card can give you a quick glance at prices; however you are not able to see photos of the units or all the information on the units.

In my LAmbiance blog,  I provide a link to the real estate activity in LAmbiance like this: Click here for: LAmbiance real estate activity. Clicking on this link will give you more information than you will ever obtain from a postcard.  Once you click on the above link, this is what you will see:

I thought you might like to have an explanation of how you get to see the photos and full listing information, including the list price and the sales price of all the listings.

If you want to see full size photos of the listing, click on the icon that looks like a photo. You’ll be taken to a screen that looks like this:

You can’t see it very well in this photo but there is a carrot symbol > in the middle right and left hand sides of the photo that allow you to scroll through all the photos.

When you are at the original list, you can click on the ML# to be taken to a full information sheet on the listing which will show the sales information.  It will look like this:

Note: The sales price list is on the right hand side under the MLS number.  The gray vertical bar on the right hand side of the page allows you to scroll up and down for more information.  If there is a virtual tour for the listing, you will see a link you’ll be able to click on to view the tour.

The letters A, P, PC and S to the right of the MLS# indicate if the listing is Active, Pending, Pending with Contingencies or Sold.

As of today, we have 7 Active listings in LAmbiance showing an average of 123 days on the market.  14 Sales have been reported in LAmbiance showing an average of 55 days on the market. 

The average days on the market for LAmbiance’s active listings does concern me a bit.  As of today in Pelican Bay, there has been 101 Low-Rise listing sold with an average market time of 57 days and an average price of $545,117.00. 

What does this mean? In the past when I have seen market times rise, it usually means that properties are plateauing or overpriced.  I am closely watching market times in relationship to the scarcity of inventory. As of today, there are only 26 low rise listings on the market in Pelican Bay. Scarcity of inventory is certainly helping prices rise.

2014 YTD LAmbiance Real Estate Statistics

LAmbiance – Pelican Bay- Naples FL – Usually by the end of March or April I try to publish the YTD figures for LAmbiance.  This was such an incredibly busy season for me that I am finally getting around to calculating all the statistics! Please note that the prices I reference in the charts are sales prices.

You’ll note that there has been price increases in both the coach homes and the garden homes. I want to stress that the units in LAmbiance receiving higher prices are the units that have been updated.  What do I mean by updated?  These units have spent considerable money on updating their kitchens and baths.

There is precious little low rise inventory on the market. As of today, the MLS shows 25 low rise listings on the market in Pelican Bay. Between May 15, 2014 – May 15, 2015 there were 105 low rise sales in Pelican Bay.  This amounts to 8.75 units sold per month.  At this rate, our inventory of 25 listings would only take 2.85 months to deplete.  This creates an environment where Sellers can be more aggressive on their pricing.

Rentals in LAmbiance are at a HIGH DEMAND for season 2016.  I DO NOT HANDLE RENTALS but I receive several calls a week from potential tenants looking for LAmbiance units to rent.  If you are trying to rent your unit yourself and have not placed a tenant for 2016, you might want to send me information on your unit so I can post it on our LAmbiance rental page.  I do this as a service for owners trying to rent their units on their own.  I can not post a unit if that unit is listed with another Realtor.

LAmbiance Prepares for the Weather

February 20, 2015

LAmbiance – Pelican Bay – Naples,FL Old Man Winter AKA The Polar Vortex found his way to LAmbiance this morning. Yesterday afternoon our on site manager, Jimmy, was busy covering L’Ambiance’s entry flowers.

It appears we broke a record low set in 1960 at 39 degrees as we clocked in at 38 degrees this morning.  My husband, Don Wilber, actually turned on the heat.  I think the last time we used the heat was back in January of 2009! Our temperatures should bounce back to the sixties this afternoon.

No matter how cool it gets in Naples, I’d still rather be here than where my sister-in-laws are in Boston.

Yes, that is Don’s sister standing at her full 5’2” holding up the snow shovel behind the snow bank.  If you look closely at the lower left hand side of the photo you’ll see the pink flamingos they have in the snow on their front porch.  I’m glad they have a sense of humor about their weather.

There has been a flurry of real estate activity in LAmbiance and Pelican Bay this season.  LAmbiance as of today has 3 active listings, 6 pending sales and 3 closed sales since the beginning of the year.  Click here to see LAmbiance real estate information. It is interesting to note that the 3 closed sales all had redone their kitchens.  Two of them had also redone their baths.

Two first floor coach homes came on the market last weekend and they were both under contract by Monday.

Let’s talk about rentals in LAmbiance.  You all know I do not handle rentals. I do have a rental page I set up for LAmbiance owners who rent their units themselves at: LAmbiance Rentals . The number of hits this page has received is astronomical!  Rental prices have increased all over Pelican Bay because of the lack of rental inventory.  If you a LAmbiance owner who has family and/or friends that are looking to rent a place in Pelican Bay for season 2016, they can try:

  • Calling Downing Frye’s Rental Department at 239-261-2244 x795.
  • Going to Vacation Rental By Owner at www.VRBO.com
  • Going to Home Away at www.HomeAway.com

Even using these resources, they still could have a difficult time find a place to rent in Pelican Bay.

How LAmbiance Spent Its Summer Vacation!

September 5, 2014

LAmbiance – Pelican Bay, Naples, FL – LAmbiance has been in a flurry of activity this summer. Our new roofs were finished, our buildings have been power washed.  I want to say that I was impressed by the professionalism of Castilla Roofers. The original gutter work has been completed. The LAmbiance Board has asked for additional work to be completed.

In addition to all of the above mentioned work, Summit Broadband was installing their cables for their fiber optic network.

Summit has recently begun installing boxes for the Optical Network Terminals on the coach homes and in the utility enclosures on the garden homes. Yes, it has been a busy summer in LAmbiance.

REMINDER – If you have been using a Comcast e-mail address that was linked to your Comcast service here in Naples, you will lose that address when you switch over to Summit Broadband.  You’ll want to change your e-mail address before the switch over to Summit happens.  Yahoo, Google and Outlook.com offer free e-mail services. What’s been happening in the low-rise condominium market in Pelican Bay? As of today, here are the latest statistics. Note closed sales represent closed sales from the period of January 1, 2014 – September 5, 2014.

I want everyone to notice the number of active listing on the market —- there are just TWENTY-SEVEN listings. Granted this is the fall but this inventory has been getting lower for awhile.  Also note the average price of the pending sales vs the closed sales. It has been my past experience that when the average price of the pending sales have been higher than the average price of the closed sales, an increase in prices were around the corner.  If you have been thinking about putting your LAmbiance unit on the market, give me a call.

Let’s talk about 2015 seasonal rentals in Pelican Bay. Please remember I do not handle rentals. What I can tell you is that seasonal rentals for the 2015 market are almost non-existent in Pelican Bay. Even though I do not handle rentals, my phone has been ringing off the hook with people looking for 2015 seasonal rentals. The interoffice e-mail I receive has a constant stream of e-mails from agents looking for rentals in Pelican Bay. I have seen the prices of seasonal rentals increasing. The lease expensive rental listing in the MLS as of today in Pelican Bay is a unit in Laurel Oaks for $5,200.00 a month in season. My husband, Don, has teased me that we should rent our unit out and move to Costa Rica for 3 months. I reminded him it would be a bit hard for me to list and sell properties in Costa Rica!

This summer was not only a busy one for LAmbiance but for Naples in general.  I have to say that this August was the busiest August I have seen in the 18 years I’ve lived in Naples! I saw two car carriers in July in Pelican Bay which made me wonder if people were just leaving or coming to live here.  Just this week I saw two car carrier dropping off cars.  Hotels and restaurants in Naples were busy this August.

Don and I have made good use of the South Beach this year.  One of the many things we like about living in LAmbiance and Pelican Bay is the beach in the summertime. Every day after work, rain permitting, Don and I try to get to the beach to relax and enjoy the warm Gulf waters.

LAmbiance Roof Project

June 9, 2014

LAmbiance – Pelican Bay Naples, FL – I thought our residents might like to see some photos of how our roof project has been coming along. 

As of June 7th, the 2400 – the 500 buildings have new roofs.  Peel and stick has been applied to the clubhouse and the gate houses.  The 400 – 100 buildings are still a work in progress.

Our community is still in the process of power washing the newly roofed buildings and putting new gutters on these buildings.

In other community news, a contractor, D.M.I. was selected to begin work repairing the collapsed lake bank behind the 1300 building. Work should start soon on this project. There is no special assessment is expected for this lake bank repair.

PELICAN BAY LOW RISE REAL ESTATE NEWS:

There was quite a bit of real estate activity the beginning of the year.  As of today, there have been 51 low rise closed sales in Pelican Bay since 1/1/2014 with an average sales price of $469,871.00. The average days on the market is at 122 with Sellers receiving 94.86% of their asking price.

As of today, there are only THIRTY-ONE low rise listings on the market in Pelican Bay. These listings have an average list price of $586,522.00 with an average of 136 days on the market.

Since the beginning of the year there have  been FIFTY low rise listings that failed to sell in Pelican Bay. Anyone remember when 75% of all low rise listings taken in Pelican Bay failed to sell?
