LAmbiance – Pelican Bay – Naples, FL – It’s been a while since I’ve updated this blog. For those of you who live in LAmbiance and know my husband, Don, our last few months have been taken up with Don’s back. He’s feeling better now. He jokes that for a while there he walked like “Grampa McCoy”. Needless to say I am thrilled he is feeling better.

So, what’s been happening with real estate in L’Ambiance? We currently have 4 active listings in L’Ambiance: http://bit.ly/LambForSale Of these four listings, 3 of them are second floor coach homes. These particular models used to be in high demand because of their open floor plans, great square footage and a two car garage. What I am seeing now is that the prices that have gotten so high that the buyers who can afford these units have issues with climbing stairs. The buyers who can climb the stairs find these units out of their price range. The market time on these units have increased.

We currently have two first floor coach homes pending. These first floor 3 bedroom units are in quite the demand. Both these units came under contract within a week! http://bit.ly/LambPending

Since the beginning of January 2019 Lambiance saw eight sales ranging from $490,000.00 to $875,000.00: http://bit.ly/2019LambSales EIGHT of these sales were GARDEN units that sold.

Pelican Bay has seen 82 low-rise sales so far this year with an average sales price of $556,854.00 and a median price of $536,000.00. 2018 saw 100 low-rise sales with an average sales price of $551,866.00 and a median sales price of $525,000.00. We’ve seen a slight increase with less sales.

The Naples Florida November 2019 Statistics: http://bit.ly/NaplesNov2019Stats is a long report that covers the Overall Market, the Single Family Market and the Condo Market. You’ll want to take a look at page 6 of the report that shows the number of condo sales betweeen 500K and 1 million, 440 sales, are down 5.5%. This is along the lines of the number of sales of low-rises in Pelican Bay being down in 2019. Page six also shows us that the number of sales for condos over 1 million total 373 sales. Page 17 shows the Naples Beach condos year to date figures show the average price up 8.9% to $997,441.00 and a median price up 5.5% to $675,000.00.

What will 2020 have in store for the real estate market? My crystal ball is still a bit too cloudy to tell you an answer!

2016 LAmbiance Real Estate Statictics

LAmbiance – Pelican Bay – Naples, FL –  Are you curious as to what happened to real estate prices in LAmbiance in 2016?  Let’s take a look at how 2016 compared to 2015.

First Floor Garden Homes

 Average Sales Price  # of Units  CDOM
 2015  $506,000.00  5  158
 2016  $507,378.00  7  179

First floor garden homes stayed about even in terms of pricing.  Note that the cumulative days on the market did increase.  There were six, 2 bedroom units that sold in 2016 and only one 3 bedroom sale.

SECOND FLOOR GARDEN HOMES

In 2016, there were two, 3 Bedroom second floor garden units sold with an average price of $659,500.00.  There were also three, 3 Bedroom + Den units sold with an average price of $570,666.00.

FIRST FLOOR COACH HOMES

 SECOND FLOOR COACH HOMES

I have to say that units that have been updated have sold for better prices than the units that have been left in their original state.  Units with water views are also selling for better prices than units without water views.

What I see taking place in the low-rise market in Pelican Bay is an increase in market time, more price reductions coming through and more listings that are failing to sell.  As of today, there are 69 low-rise units on the market in Pelican Bay.  Since January 1st, there have only been 14 Pending sales and 9 Closed Sales reported. We currently have enough low-rise inventory to last 9 months.  A “normal” market is 6 months worth of inventory. I’ll be updating the www.PelicanBayExpert.com site with statistics for low rises in Pelican Bay over the next week or so.

I also see the seasonal rental market in Pelican Bay as extremely competitive.  More owners are deciding to use their units thereby taking their units out of the rental market. Seasonal rental prices have increased.

I had hoped that after the U.S. election that our market would pick up to the speed it was at last season.  Sadly, I have not seen this happen.  The high end of the market seems to be exploding.  Take a look at the CONDO statistics for the Naples area market over 2 million.

There was an article published recently by the Florida Association of Realtors that discussed the nervousness of foreign buyers. Everyone living in Florida know how much foreign buyers contribute to the real estate market.

Hopefully world events will settle down and people will have more confidence in purchasing retirement or second homes. In the mean time, unless you absolutely, positively HAVE TO SELL, I would suggest that you wait to put your property on the market until we see more movement in the market. I would also suggest that before you decide to put your property on the market you consider making some updates to your unit.  If you are undecided on what to do, give me a call, I would be happy to discuss this with you.

Just Listed in LAmbiance NOT IN MLS

Pelican Bay – Naples, FL – I have just listed the largest second floor garden home in Pelican Bay with a 180 degree view of the LAmbiance lake.  Rarely available this spacious unit has 2,091 square feet under air with three bedrooms, THREE bathrooms and a one car attached garage. There are only 12 units with this E-2 floor plan in LAmbiance. This unit is offered at $589,900.00.

This unit had the option of being built as a four bedroom unit or a 3 bedroom with a den.  The current owners have the den.  This den could be converted to a fourth bedroom if desired.

LAmbiance is pet friendly allowing one dog any size or weight.

Holidays at LAmbiance in Pelican Bay

LAmbiance – Pelican Bay – Naples, FL –  Rounding the corner into LAmbiance last night I truly enjoyed seeing our holiday lights.  We look so festive.

I wish these photos did the lights more justice.  Our entryway looks great and I have to compliment our decorating committee!

Tuesday night Don, my husband, and I went down to the new Marker 36; formerly known as The Sandpiper.  The place was extremely crowded but I did snap some photos for you to see.  CLICK HERE  I’m happy with the improvements and I think the new look is a benefit to our community.

While the holidays are just around the corner, we have had a bit of real estate activity in LAmbiance as units came pending.  To view all the active, pending and closed LAmbiance sales since the beginning of the year, CLICK HERE . I am anticipating a very busy season.  As of today, there are only 28 low rise listings on the market.  With so little inventory on the market, I can see prices starting to appreciate. Buyers are having a hard time recognizing the market has improved.

Have you started your Summit Broadband service yet? I would recommend you sign up and get scheduled as soon as possible.  Here’s a link for information on how to contact Summit —- CLICK HERE. Once Residents start coming back in January I imagine that Summit will be swamped with calls to set up service. Pelican Bay’s contract with Comcast ends in February 2015.  Don & I started our service on November 19th.  We went through some issues that took a while to get resolved but I am happy to report that our service is working fine.  I do want to say that Summit was a great deal more receptive in trying to solve our issues than Comcast.  Every time I turn on our TV I am AMAZED at the quality of the picture!

How LAmbiance Spent Its Summer Vacation!

LAmbiance – Pelican Bay, Naples, FL – LAmbiance has been in a flurry of activity this summer. Our new roofs were finished, our buildings have been power washed.  I want to say that I was impressed by the professionalism of Castilla Roofers. The original gutter work has been completed. The LAmbiance Board has asked for additional work to be completed.

In addition to all of the above mentioned work, Summit Broadband was installing their cables for their fiber optic network.

Summit has recently begun installing boxes for the Optical Network Terminals on the coach homes and in the utility enclosures on the garden homes. Yes, it has been a busy summer in LAmbiance.

What’s been happening in the low-rise condominium market in Pelican Bay? As of today, here are the latest statistics. Note closed sales represent closed sales from the period of January 1, 2014 – September 5, 2014.

I want everyone to notice the number of active listing on the market —- there are just TWENTY-SEVEN listings. Granted this is the fall but this inventory has been getting lower for awhile.  Also note the average price of the pending sales vs the closed sales. It has been my past experience that when the average price of the pending sales have been higher than the average price of the closed sales, an increase in prices were around the corner.  If you have been thinking about putting your LAmbiance unit on the market, give me a call.

Let’s talk about 2015 seasonal rentals in Pelican Bay. Please remember I do not handle rentals. What I can tell you is that seasonal rentals for the 2015 market are almost non-existent in Pelican Bay. Even though I do not handle rentals, my phone has been ringing off the hook with people looking for 2015 seasonal rentals. The interoffice e-mail I receive has a constant stream of e-mails from agents looking for rentals in Pelican Bay. I have seen the prices of seasonal rentals increasing. The lease expensive rental listing in the MLS as of today in Pelican Bay is a unit in Laurel Oaks for $5,200.00 a month in season. My husband, Don, has teased me that we should rent our unit out and move to Costa Rica for 3 months. I reminded him it would be a bit hard for me to list and sell properties in Costa Rica!

This summer was not only a busy one for LAmbiance but for Naples in general.  I have to say that this August was the busiest August I have seen in the 18 years I’ve lived in Naples! I saw two car carriers in July in Pelican Bay which made me wonder if people were just leaving or coming to live here.  Just this week I saw two car carrier dropping off cars.  Hotels and restaurants in Naples were busy this August.

Don and I have made good use of the South Beach this year.  One of the many things we like about living in LAmbiance and Pelican Bay is the beach in the summertime. Every day after work, rain permitting, Don and I try to get to the beach to relax and enjoy the warm Gulf waters.
