Holidays in LAmbiance

LAmbiance – Pelican Bay – Naples FL – The other day I noticed our Holiday lights were installed on the palm trees by LAmbiance’s front gate.  These lights will turn on after Thanksgiving for the holidays.  My first reaction when I saw that the lights were up was, “How did the holidays get here so fast?” Do you feel the same way?

It has been a busy year in LAmbiance with the new roof installations, the new gutters being installed, the buildings being power washed and the work being done on the 300 building. To top off our noise level this fall, Pelican Bay began resurfacing Pelican Bay BLVD.  The resurfacing work will be done soon.

Will you be having company over the holidays?  The Wilber family always seems to have company……at many times during the year. In case you don’t feel like cooking on Thanksgiving, Publix has a ready-made Thanksgiving turkey dinner with 5 side dishes.  All you have to do is heat the turkey! This Thanksgiving will find me cooking as I’m lucky to have my brother, Patrick in town for Thanksgiving. I’ll be making our Mother’s recipe for turkey with stuffing. It’s not often that Don and I get to have Patrick with us at Thanksgiving.

If you have company over the holidays and don’t feel like cooking, you can order a Pasta Presto meal for 4 on-line from either Brio’s or Bravo’s.  Don and I have done this several times. You can choose one salad, one entre from different selections and the meal comes with their bread and dipping oil.  You’ll find the Pasta Presto meals under the catering tabs. This is a life saver when you are exhausted and no one feels like cooking.

LAmbiance’s toy drive party is being held this Sunday, November 16th from 5:30 PM – 7:30 PM at the LAmbiance Clubhouse.  All are welcome. Please BYOB, an appetizer and an unwrapped toy or a check made payable to the Salvation Army.  Don and I will be there, will you?

What’s happening in the real estate market in LAmbiance? CLICK HERE We now have 7 units for sale in LAmbiance, 3 units are pending and since the beginning of the year there have been 7 sales.  As of today, there are only 29 low-rise listings for sale in LAmbiance.

LAmbiance Toys for Tots Party

November 12, 2010

This coming Sunday, November 13th, L’Ambiance will be holding its annual holiday party to gather toys for the Toys for Tots program.  The party will be held in the L’Ambiance clubhouse from 5:30 – 7:30 PM.  If you are attending, please BYOB, bring a new unwrapped toy to donate and an appetizer to pass.  This party is always a fun event where we can kick off the holidays by welcoming back our Northern neighbors.

L’Ambiance has been humming with landscaping activity.  This past week saw new mulch laid down through out L’Ambiance.

Our 2011 budget for L’Ambiance has a proposed increase in fees.  A detailed explanation of the fees can be read by clicking on LAmbiance 2011 Proposed Explaination of Budget  The proposed raise to the quarterly fees are to be as follows:

  • Garden I –   $1,808.78
  • Garden II – $1,871.36
  • Coach I  –     $2,150.83
  • Coach II –    $2,119.40

There will be an annual budget adoption meeting held at the L’Ambiance Clubhouse on Monday, November 22, 2010 at 3:00 PM.  If you are in town, you may want to attend this meeting.

What has been happening to the real estate market in L’Ambiance?  Not much.  Our last closed sale was in September.   Here is the breakdown on what’s on the market and sold:

 Note the increased market time on the active listings.  This has me concerned that prices might still have to decrease a bit.

I have been busy getting our house ready for family that will be staying with us over the Thanksgiving holiday.  We’ll be having 14 for Thanksgiving dinner this year!  Yes, it is possible to have dinner for 14 in a L’Ambiance  first floor coach home.  Our dining room table will be supplemented with a banquet table and a card table.   In between working and getting ready for the holiday I, like many others, have been trying to keep my sanity.  For those of you who don’t want to cook the traditional bird, you’ll be pleased to know that Publix has a ready-made turkey feast for Thanksgiving.

Happy Thanksgiving!

Today’s a bit on the chilly side in Naples recently with temperatures in the upper 60’s to low 70’s.  As I type this blog entry, my husband Don has been cleaning our lanai in anticipation of my brother James and his wife Millie’s visit from Chicago land to L’Ambiance for the Thanksgiving holiday.  I can only hope the weather will be as nice on Thanksgiving Day when I have the oven going non-stop!  Will you be cooking for Thanksgiving?

If you will be here in L’Ambiance for Thanksgiving and don’t want to cook, both Publix and Whole Foods have prepared Thanksgiving dinners you can take home and warm up.  The idea of ordering a prepared fest for my family’s dinner sounds like a great idea. James has his heart (and stomach) set on eating our Mother’s turkey stuffing and our Grandma’s carrot cake on Thanksgiving Day.  I just can not disappoint my baby brother!

 

As some of you may be aware, Construction began on Wednesday, November 12 and will continue through the end of December on the Community Center additional parking.  If you have any questions or concerns about this construction all questions are to be directed to Bill Bowden at 260-8995.

 

At the last L’Ambiance Board meeting on November 20, 2008, the 2009 L’Ambiance budgets for all associations were approved.  Good news!  The quarterly maintenance fees for all associations have actually decreased for 2009.  Now that’s something to be thankful for, isn’t it?

 

Here are the quarterly fees just approved for 2009:

 

Coach I = $1,961.66 /qtr

Coach II = $1,981.63 /qtr

Garden I = $1,811.72 /qtr

Garden II = $1,846.09 /qtr

 

Annual planting and mulching has just been completed around L’Ambiance.  L’Ambiance is looking great.  Thanks again to Molly Moffatt for her great work on our landscape committee.

All waterscapes are working smoothly now.  We are reestablishing a cleaning program with our power washer to clean rocks around the waterscapes.

 

Building painting and roof cleaning is scheduled to take place in 2010.   We have been painting garage doors as needed.   L’Ambiance is also getting bids on cleaning soffits, fascia and gutters for cleaning in 2009.  In 2009 we will also replace the land retaining lumber that wraps around the reserve area at L’Ambiance.  The new retaining boarder will most likely be made of paver brick.  This should give us a better look and enhanced durability.  L’Ambiance is getting better with age.

 

This year’s L’Ambiance holiday Toys for Tot’s party will be held at the L’Ambiance clubhouse on December 7, 2008.  Please BYOB, appetizer and unwrapped to for a girl and boy.  Toys for 7 – 18 year olds are in the greatest need.  Don and I plan to be there and hope to see you!

 

Recently I posted statistics from the Naples Homes Sales Report for 2008 and the Florida Home Sales Report for the 3rd Quarter of 2008. 

 

What struck me the most about the Naples Homes Sales Report was that the pending sales for October 2008 had 72.62% of all the sales under $300,000.00!  I have also updated our Pelican Bay Blog with some new statistics.

 

FYI – If you haven’t visited Studio 41 (239-597-5011) at the Market Place in Pelican Bay, you may want to take a trip over there and meet Kait, the massage therapist.  I had a massage with Kait last week and I can not wait to go back!  Kait can definitely help ease the stress of the holiday season.
