LAmbiance – Pelican Bay – Naples, FL – Oh, by gosh, by golly, can you believe that the holidays are almost upon us? 2013 seems to have flown by for me. What about you?
Last Sunday, November 16th, LAmbiance had it welcome back party and toy collection drive. This even was well attended by LAmbiance residents. Usually I snap photos at this event; however this time I was too busy talking to neighbors to take any photos! We all owe a round of thanks to our social committee for organizing this event for us.
Good News! – You’ll be pleased to learn that at our next Board meeting on December 4th at 3:00 PM in the clubhouse, the Board will voting to adopt a change in LAmbiance’s quarterly assessments. If this change is adopted, our fees will DECREASE! Here is a breakdown of the proposed decrease…..

A decrease in our quarterly assessments will certainly be a great way to ring in the New Year!
More Good News! – Speaking of the New Year, LAmbiance plans to redo our roofs in 2014. Depending on the Board’s discussion with contractors about time lines and pricing, the work might begin in February or April. As of today, a special assessment is not being anticipated as our reserves should cover the costs of the new roofs.
Even More Good News! – Tomorrow, November 22nd at 8:30 AM the Pelican Bay Board of Directors will be voting to change our media provider from Comcast to Summit Broadband. There have been two town hall meetings about this change and our mid November Pelican Bay Post has a detailed article about this proposed change. I for one will be THRILLED to see a change. I believe this Summit Broadband’s plan will help Pelican Bay’s values by trying to keep our community current with technology.
Even Better News! – The market in Pelican Bay has started to change. I’ll be posting more in-depth details later. The inventory of low rises has decreased significantly. As of today, there are only 41 low-rise units on the market. Anyone out there remember when we had 129 low-rise units on the market? Prices have started to increase. Lower quarterly fees, new roofs and hopefully a new media provider will make LAmbiance an even more attractive community to live. If you have debated about putting your LAmbiance unit on the market, give me a call. You might be pleasantly surprised to see what your unit is worth in today’s market.
