Florida’s 2018 profile of international real estate activity

LAmbiance – Pelican Bay – Naples FL – In the course of reading my trade e-magazines I ran across this article with loads of statistics on international buyers. The statistics show that international real estate activity in Florida from August of 2017 – July of 2018 has decreased. The article attributes this decline to low inventory and rising property values.

Our area did not see the red tide fiasco hit us until around August of 2018. The Ft. Myers/Cape Coral area fought red tide months before it hit us.  It will be interesting to see how next years statistics will fall out.

As of today we have a 5.10 month inventory of low-rise units for sale in Pelican Bay.  A “normal” market is one that is considered to have a 6 month inventory of listings. Prices have fallen a bit and I do think we are currently in a market that is adjusting itself.  As of today, L’Ambiance has 3 active listings.

Happy Thanksgiving!

Today’s a bit on the chilly side in Naples recently with temperatures in the upper 60’s to low 70’s.  As I type this blog entry, my husband Don has been cleaning our lanai in anticipation of my brother James and his wife Millie’s visit from Chicago land to L’Ambiance for the Thanksgiving holiday.  I can only hope the weather will be as nice on Thanksgiving Day when I have the oven going non-stop!  Will you be cooking for Thanksgiving?

If you will be here in L’Ambiance for Thanksgiving and don’t want to cook, both Publix and Whole Foods have prepared Thanksgiving dinners you can take home and warm up.  The idea of ordering a prepared fest for my family’s dinner sounds like a great idea. James has his heart (and stomach) set on eating our Mother’s turkey stuffing and our Grandma’s carrot cake on Thanksgiving Day.  I just can not disappoint my baby brother!

 

As some of you may be aware, Construction began on Wednesday, November 12 and will continue through the end of December on the Community Center additional parking.  If you have any questions or concerns about this construction all questions are to be directed to Bill Bowden at 260-8995.

 

At the last L’Ambiance Board meeting on November 20, 2008, the 2009 L’Ambiance budgets for all associations were approved.  Good news!  The quarterly maintenance fees for all associations have actually decreased for 2009.  Now that’s something to be thankful for, isn’t it?

 

Here are the quarterly fees just approved for 2009:

 

Coach I = $1,961.66 /qtr

Coach II = $1,981.63 /qtr

Garden I = $1,811.72 /qtr

Garden II = $1,846.09 /qtr

 

Annual planting and mulching has just been completed around L’Ambiance.  L’Ambiance is looking great.  Thanks again to Molly Moffatt for her great work on our landscape committee.

All waterscapes are working smoothly now.  We are reestablishing a cleaning program with our power washer to clean rocks around the waterscapes.

 

Building painting and roof cleaning is scheduled to take place in 2010.   We have been painting garage doors as needed.   L’Ambiance is also getting bids on cleaning soffits, fascia and gutters for cleaning in 2009.  In 2009 we will also replace the land retaining lumber that wraps around the reserve area at L’Ambiance.  The new retaining boarder will most likely be made of paver brick.  This should give us a better look and enhanced durability.  L’Ambiance is getting better with age.

 

This year’s L’Ambiance holiday Toys for Tot’s party will be held at the L’Ambiance clubhouse on December 7, 2008.  Please BYOB, appetizer and unwrapped to for a girl and boy.  Toys for 7 – 18 year olds are in the greatest need.  Don and I plan to be there and hope to see you!

 

Recently I posted statistics from the Naples Homes Sales Report for 2008 and the Florida Home Sales Report for the 3rd Quarter of 2008. 

 

What struck me the most about the Naples Homes Sales Report was that the pending sales for October 2008 had 72.62% of all the sales under $300,000.00!  I have also updated our Pelican Bay Blog with some new statistics.

 

FYI – If you haven’t visited Studio 41 (239-597-5011) at the Market Place in Pelican Bay, you may want to take a trip over there and meet Kait, the massage therapist.  I had a massage with Kait last week and I can not wait to go back!  Kait can definitely help ease the stress of the holiday season.

Florida Sales Report – February 2008

Here are the February 2008 Florida Sales Reports for existing Single Family Homes and Condos. Please note that the Naples Board of Realtors has its statistics figured into the Statewide totals but there is no line item for Naples in the report. 

There was an interesting article in the NY Times this morning.  The article talks about the real estate market and sellers’ feelings towards pricing their homes in today’s market.  Many times sellers want an unrealistic price based on their emotional view of their home.  Unfortunately what is selling in today’s market are properties that are priced at or below market value.  Buyers right now are not looking for a “deal” they are looking for a “steal”. 

Properties in Naples that are on the beach or near the beach will always be priced higher than properties further away from the beach.  Even though our property values have fallen a bit in Pelican Bay, many sellers in Pelican Bay have the financial wherewithal to hold onto their properties until the market turns around.   70% of all low rises in Pelican Bay are failing to sell, this tells me that there are many sellers out there that can afford to wait out the storm or are unrealistic in their pricing.  Those buyers who are looking for that “steal” will have to look at many properties before they find a seller who is willing to give them that “steal”.
