LAmbiance BBQ Bash

LAmbiance – Pelican Bay – Naples, FL – The LAmbiance BBQ Bash which was held March 12 at the Clubhouse was a HUGE success!  Were you there?  If you were not, you missed a fun evening. I hear that 72 people attended. Neighbor Bob Duck gave a nice “Thank You” toast to the LAmbiance social committee who put together this event.  I’d also like to thank the social committee and their helpers for all the work they put into planning the event, ordering the yummy food, setting up, serving us and cleaning up.

Here are some photos I snapped at the event.  If you couldn’t be there you can at least enjoy the photos of your happy LAmbiance neighbors having a good time. We had an absolutely beautiful evening and some of us enjoyed sitting outside by the pool.

Sunset at Sandpiper

LAmbiance Pelican Bay, Naples FL –  The holidays can be a stressful time. Tonight it was lovely just to walk down to the beach to see the sunset. I thought you might enjoy seeing it also. My darling brother send me a video this morning of the snow Chicago received last night.  I took a video of tonight’s sunset and sent it to him. (This is why God invented siblings.) I thought he might need to de-stress after shoveling all that snow!  Ho! Ho! Ho! Here’s the video of tonight’s sunset. How did I do?

One of the great things about living in LAmbiance is being able to walk down to the beach. While I miss my family and friends that are still back in Chicago, I’ll NEVER miss Chicago’s weather! Where will you be celebrating the holidays this year?

LAmbiance Dresses for the Holidays!

LAmbiance- Pelican Bay Naples FL – The LAmbiance annual Toys for Tots party was held on November 11th. Our community had a great turn out for the event. Not only were we able to reconnect with our seasonal residents but we also collected lots of toys. Many thanks to our social committee for planning such a fun event. Here’s a glimpse of the party.

LAmbiance neighbors also owe a big thanks to our decorating committee.  LAmbiance has dressed for the holidays with lots of wreaths and lights.  I snapped these photos this evening to share with you. If you can’t be here to enjoy the holidays I thought you might want to see how our neighborhood looks.

As 2012 draws to an end, you might be wondering what the real estate market in 2013 will bring to LAmbiance.  Here is a list of all the currently active listings, pending sales and closed sales in LAmbiance as of today’s date.

It is interesting to note that not one garden home has sold yet in 2012. All the sales this year were in the coach homes!  There are currently 5 listings on the market in LAmbiance. Only one of the 5 active listings is in the garden homes.

I personally think that 2013 we will start to see the market come around.  I’ll be putting together figures soon for Pelican Bay and keep you posted on my findings. In the meantime Don and I wish you all a holiday surrounded by the people you want to be with and a happy, healthy 2013.

Tropical Storm Isaac

LAmbiance – Pelican Bay, Naples FL – I woke up this morning to news that Tropical Storm Isaac is moving to the Lesser Antilles.  One of the many projected paths show that Isaac could come towards Florida either Monday or Tuesday next week.

If you are not in the Naples area, your local Northern news might not give you as much information as you would like to have at your disposal.  Many L’Ambiance neighbors have Android or i-Phones and might not be aware of a nifty app I found for my Android phone. 

The app for the Android phone is found in the Google Play Store  or and called NBC-2.  I like this app because once you install the app on your phone, you can select the Weather screen which then gives you the option of seeing SWFL radar.  You can then enlarge the screen to see where the storms are located and/or headed. 

NBC-2 has a site where you can sign up to receive e-mail or text alerts for weather or news.  This is a good way to know what is happening in Naples if a storm comes through.  They also have a great hurricane preparation guide full of information.  I also have a page of resource information on my Naples website too.

Hopefully Tropical Storm Isaac will fizzle out. In any case, it is a good idea to use the tools I listed above to keep informed about any storm in the SW Florida area.

LAmbiance Holiday Lights

LAmbiance’s front gates looked so pretty tonight I just had to snap a photo and share it with you! LAmbiance is all dressed up for the holidays!

I heard our holiday Toys for Tots party in November was a big success. Many thanks to our Social Committee for all the work they do! It is always great to be able to come out and party with our neighbors for a worthy cause.

You should have received a newsletter from L’Ambiance noting that our Board approved the 2012 budget.  Our fees for 2012 will be going up as follows:

• Garden I       $1,944.20
• Garden II      $1,874.45
• Coach I         $2,306.77
• Coach II        $2,264.76

The Naples Board of Realtors released the November 2012 Real Estate Market Report.  The condo market in Naples is still being dominated by sales under $300,000.00.  The median price of a condo in Naples for the 12-month period ending November 2011 fell from $165,000.00 to $160,000.00. Out of the 4,220 sales made during this period, only 327 sales were between $500,000.00 to $1,000,000.00.
