Should I Remodel My LAmbiance Unit?

LAmbiance – Pelican Bay – Naples, FL – “Should I spend money remodeling my LAmbiance unit before I sell?”  This is a questions I get asked quite frequently. The other question I receive is “If I remodel my unit, the new Buyers could come in and rip everything out, right?”

One of the important things I have learned in real estate is there is never one clear-cut answer except for: “Yes, you should take the chandelier down BEFORE we put the condo on the market.” I can tell you my experiences with Buyers in Pelican Bay have taught me that most of them do not want to do ANY remodeling. By the time a Buyer is able to afford a second home in a beach community such as Pelican Bay, they have already lived through remodeling a home.  They are at place in their lives they want to relax not sacrifice beach time to wait on contractors.  They also do not want the stress involved in attempting to remodel a place in Pelican Bay from afar.   If they do make the decision to purchase a unit that needs remodeling, the price will likely have to be at rock bottom levels.

Let’s get back to if you should remodel your LAmbiance unit before you sell and let’s look specifically at our garden units.  In 2016 we had 12 garden residences sell.  In doing my calculations, I threw out one of the sales because of the circumstances of the sale. We had 6 garden units that were not remodeled units and 5 units that had upgrades in kitchens and baths.  The average price per square foot of the basic units was $324.90.  The average price of the units that had been updated was $351.34. Please keep in mind that these are averages.

How do you determine if you should remodel? If you have 1349 square feet that has not been remodeled, you’d be at an average sales price of $438,290.00.  If you were remodeled, you’d be at $473,957.00.  The cost of your remodeling shouldn’t be over $35,667.00.

You do not want to spend the money to remodel?  Call me.  I have worked with Home Stagers who can do wonders in your unit for much less money than it would cost you to remodel.  Here are a couple of examples of what Stager can do.

Tropical Storm Isaac

LAmbiance – Pelican Bay, Naples FL – I woke up this morning to news that Tropical Storm Isaac is moving to the Lesser Antilles.  One of the many projected paths show that Isaac could come towards Florida either Monday or Tuesday next week.

If you are not in the Naples area, your local Northern news might not give you as much information as you would like to have at your disposal.  Many L’Ambiance neighbors have Android or i-Phones and might not be aware of a nifty app I found for my Android phone. 

The app for the Android phone is found in the Google Play Store  or and called NBC-2.  I like this app because once you install the app on your phone, you can select the Weather screen which then gives you the option of seeing SWFL radar.  You can then enlarge the screen to see where the storms are located and/or headed. 

NBC-2 has a site where you can sign up to receive e-mail or text alerts for weather or news.  This is a good way to know what is happening in Naples if a storm comes through.  They also have a great hurricane preparation guide full of information.  I also have a page of resource information on my Naples website too.

Hopefully Tropical Storm Isaac will fizzle out. In any case, it is a good idea to use the tools I listed above to keep informed about any storm in the SW Florida area.

LAmbiance in Pelican Bay News

 YIKES! Can you believe that fall is “falling” upon us?  Where did the summer go?  Do you feel as if you have been in a whirl wind of a year so far?  Very soon we will be welcoming our Northern neighbors as they return to L’Ambiance.

Thankfully, Hurricane Irene never came near Naples but the waves were really rocking as she passed the Florida.  Don and I did go into those rough waves, however, other beach visitors busied themselves with sand creations.

Neighbors will always ask me what is happening with L’Ambiance real estate.  In the last few weeks I have seen more showing activity on my listings but no offers.  The large majority of low-rise sale being made in Pelican Bay are all under $400,000.00.

The good news is that the low-rise market in Pelican Bay may be stabilizing.  As of today there are 70 active low-rise listings on the market.  Since January 1, 2011 there have been 80 closed low-rise sales.  Given this information it seems that we have an inventory of low rises in Pelican Bay that could last 7 months.  The magic inventory number for a “normal” market is 6 months.

Since January 1, 2011, 66 low-rise listings failed to sell and came off the market.  These listings that come off the market help improve our inventory numbers.

This is still not a Seller’s market.  If you do need to sell, you still need to be realistic in your pricing or your home will not sell.

Some good news for L’Ambiance owners who rent their units in season is that the 2012 rental market seems to be a strong one.  I have heard this from rental agents AND I have experienced a number of phone calls from people who want to rent in LAmbiance.  Keep in mind that if you rent your unit without a Realtor® I would be happy to post your rental information on our LAmbiance rental page: http://bit.ly/ofXlj2  I do this as a service to owners in the community and do not charge any fees.
