LAmbiance – Pelican Bay Naples FL – The pool at LAmbiance is sporting a new look! Last week our new pool chairs, tables and umbrellas arrived. Here’s a peek at the new furniture. What do you think?

L’Ambiance has also been busy trimming trees recently. While the trimmed trees might look a bit sparse, they DO grow back quickly!

This summer has been one of the busiest summers that I have seen in the 17 years I have lived in Naples!  As of today there are only 35 low-rise listings on the market in Pelican Bay. Remember the days we had 101 low-rise listings on the market? L’Ambiance currently has only 2 listings on the market.

I believe that we are in the process of seeing the market bounce back. For the last few years, you have seen me repeat that if you put your unit on the market it has must be at or below market price to sell.  I now think that we can be more aggressive with pricing due to the scarcity of product.  Do you recall my saying a “normal” real estate market is one where there is inventory enough to last six months?  The Naples Beach area currently has an inventory that could last 7.38 months.  Low Rises in Pelican Bay currently has an inventory that could last 3.86 months!  In the first half of 2012, Low Rises in Pelican Bay had an averages sales price of $413,372.00.  The first half of 2103 showed an increase to $467,355.00.

LAmbiance is a subdivision that is in demand.  A week doesn’t pass that I don’t have a Realtor asking me if I will be listing a unit in LAmbiance soon. I also have Buyers looking for specific floor plans in LAmbiance.  If you have thought about selling your unit, please give me a call.

On another note, rentals in Pelican Bay for the 2014 season have been extremely hard to find.  I am constantly getting calls for rentals.  If you want to rent your unit for 2014 season and are not listed with a broker, you can send me the information on your unit and I will post it on our LAmbiance rental page. I can’t list other broker’s listings unless I have written permission front the other broker to do so.

Labor Day is practically around the corner and our Northern residents will soon be returning to LAmbiance.   I hope you all have had a wonderful summer. I will look forward to seeing our returning residents soon.

Birds of a Feather Flock to LAmbiance in Pelican Bay

Just yesterday I received a call from a friend who said tersely, “Lynn come out in front of your unit RIGHT NOW!”  “Where are you?” I replied.  “In my car, just inside the L’Ambiance gates.  You gotta see this…” my friend whispered into his cell phone.     

As I opened my front door, I saw a flock of birds right in front of my unit.  I ran to my office, grabbed my camera and snapped this shot to share with you.

L’Ambiance has been getting a trimming lately.  Our trees have been in the process of being trimmed.  If you are coming into town, you’ll notice piles of tree trimmings along L’Ambiance Circle, so be careful of where you walk or drive.

 Speaking of being careful of where you walk or drive, remember starting October 2nd – October 6th, L’Ambiance will be seal coating L’Ambiance Circle.  Here is the MAP showing the dates areas will be seal coated.  It is very important that you notify any companies that may be working on your unit in this time frame about the seal coating project. 

Starting October 10th, the Pelican Bay Foundation will begin their smoke-free policy.  No smoking will be allowed in any of our common areas.   I complied some pretty sobering statistics about active listings in the Naples MLS that are potential short sales or foreclosures.  I normally report the LAmbiance or Pelican Bay market to you.  You also might want to take a look at the bigger picture of the Naples market.   

GREAT NEWS!!!! The new “Hybrid” Publix is set to open on October 21st.  It will be located in the space that was occupied by Albertson’s in the Market Place in Pelican Bay.  The Publix in the Pavilion shopping center will close the night of October 20th.   I for one am very excited about this new store.  I can’t wait to walk over to the new “hybrid” Publix. The 5th Avenue Cheeburger Cheeburger closed recently after 15 years in business.  

If you are arriving back to Naples and have not had a chance to visit The Keys Bar and Grill located at the Pavilion shopping center you might want to stop in to see the place.  Be prepared to sing along with the dueling pianos.  Don and I visited the place for the first time last Saturday and had a lot of fun.  The wait staff is friendly and they all seem to have upbeat energy.  The place was packed but we managed to find seats at a table with some fun people.  The Keys reminded me a great deal of Pat O’Brien’s in New Orleans.

That’s it for now.  I hope to see be seeing our snow bird residents returning to LAmbiance very soon.

Summer Time Projects in LAmbiance

This summer has been a busy one for myself and for L’Ambiance!  While I have been working  attempting to get contracts together, L’Ambiance has been getting a face lift.

Our landscaper has been working trimming all the shrubs in L’Ambiance.  While it may appear that the landscapers went nuts trimming, cutting back all the shrubs will help them fill out and grow better.  Florida lends itself to rapid plant growth, so our shrubs will be looking even better in no time.

Work has also begun on power washing our roofs.  In the photo below you can see the difference.  The left side of the building has had the roof power washed, the right side has not.  The roof cleaning hopefully will be completed by late August.

September will find our L’Ambiance buildings being painted.  Most owners who are not in residence over the summer have taken the precaution of removing all their patio furniture off their lanais because of hurricane season.  I would suggest that if you have not done this to do so.  Since we are in hurricane season and the roofs are being cleaned and the buildings are going to be painted it would be a good idea to remove items from your lanai.

When you next arrive in L’Ambiance and drive to the North tram station, be aware that the entry to the tram stop has been changed.  The old entry is no longer there.  A new entry is just North of the old one.  Trams will no longer be in the paths of cars entering the parking lot.

We have been receiving rain the past few days and I am happy to report that L’Ambiance’s lake is starting to look full again.  Naples has been so dry that the water in our lake kept receding!  At one point in time this summer it almost looked like we would have an L’Ambiance beach.

Happy Thanksgiving!

Today’s a bit on the chilly side in Naples recently with temperatures in the upper 60’s to low 70’s.  As I type this blog entry, my husband Don has been cleaning our lanai in anticipation of my brother James and his wife Millie’s visit from Chicago land to L’Ambiance for the Thanksgiving holiday.  I can only hope the weather will be as nice on Thanksgiving Day when I have the oven going non-stop!  Will you be cooking for Thanksgiving?

If you will be here in L’Ambiance for Thanksgiving and don’t want to cook, both Publix and Whole Foods have prepared Thanksgiving dinners you can take home and warm up.  The idea of ordering a prepared fest for my family’s dinner sounds like a great idea. James has his heart (and stomach) set on eating our Mother’s turkey stuffing and our Grandma’s carrot cake on Thanksgiving Day.  I just can not disappoint my baby brother!

 

As some of you may be aware, Construction began on Wednesday, November 12 and will continue through the end of December on the Community Center additional parking.  If you have any questions or concerns about this construction all questions are to be directed to Bill Bowden at 260-8995.

 

At the last L’Ambiance Board meeting on November 20, 2008, the 2009 L’Ambiance budgets for all associations were approved.  Good news!  The quarterly maintenance fees for all associations have actually decreased for 2009.  Now that’s something to be thankful for, isn’t it?

 

Here are the quarterly fees just approved for 2009:

 

Coach I = $1,961.66 /qtr

Coach II = $1,981.63 /qtr

Garden I = $1,811.72 /qtr

Garden II = $1,846.09 /qtr

 

Annual planting and mulching has just been completed around L’Ambiance.  L’Ambiance is looking great.  Thanks again to Molly Moffatt for her great work on our landscape committee.

All waterscapes are working smoothly now.  We are reestablishing a cleaning program with our power washer to clean rocks around the waterscapes.

 

Building painting and roof cleaning is scheduled to take place in 2010.   We have been painting garage doors as needed.   L’Ambiance is also getting bids on cleaning soffits, fascia and gutters for cleaning in 2009.  In 2009 we will also replace the land retaining lumber that wraps around the reserve area at L’Ambiance.  The new retaining boarder will most likely be made of paver brick.  This should give us a better look and enhanced durability.  L’Ambiance is getting better with age.

 

This year’s L’Ambiance holiday Toys for Tot’s party will be held at the L’Ambiance clubhouse on December 7, 2008.  Please BYOB, appetizer and unwrapped to for a girl and boy.  Toys for 7 – 18 year olds are in the greatest need.  Don and I plan to be there and hope to see you!

 

Recently I posted statistics from the Naples Homes Sales Report for 2008 and the Florida Home Sales Report for the 3rd Quarter of 2008. 

 

What struck me the most about the Naples Homes Sales Report was that the pending sales for October 2008 had 72.62% of all the sales under $300,000.00!  I have also updated our Pelican Bay Blog with some new statistics.

 

FYI – If you haven’t visited Studio 41 (239-597-5011) at the Market Place in Pelican Bay, you may want to take a trip over there and meet Kait, the massage therapist.  I had a massage with Kait last week and I can not wait to go back!  Kait can definitely help ease the stress of the holiday season.
