2016 LAmbiance Real Estate Statictics

LAmbiance – Pelican Bay – Naples, FL –  Are you curious as to what happened to real estate prices in LAmbiance in 2016?  Let’s take a look at how 2016 compared to 2015.

First Floor Garden Homes

 Average Sales Price  # of Units  CDOM
 2015  $506,000.00  5  158
 2016  $507,378.00  7  179

First floor garden homes stayed about even in terms of pricing.  Note that the cumulative days on the market did increase.  There were six, 2 bedroom units that sold in 2016 and only one 3 bedroom sale.

SECOND FLOOR GARDEN HOMES

In 2016, there were two, 3 Bedroom second floor garden units sold with an average price of $659,500.00.  There were also three, 3 Bedroom + Den units sold with an average price of $570,666.00.

I have to say that units that have been updated have sold for better prices than the units that have been left in their original state.  Units with water views are also selling for better prices than units without water views.

What I see taking place in the low-rise market in Pelican Bay is an increase in market time, more price reductions coming through and more listings that are failing to sell.  As of today, there are 69 low-rise units on the market in Pelican Bay.  Since January 1st, there have only been 14 Pending sales and 9 Closed Sales reported. We currently have enough low-rise inventory to last 9 months.  A “normal” market is 6 months worth of inventory. I’ll be updating the www.PelicanBayExpert.com site with statistics for low rises in Pelican Bay over the next week or so.

I also see the seasonal rental market in Pelican Bay as extremely competitive.  More owners are deciding to use their units thereby taking their units out of the rental market. Seasonal rental prices have increased.

I had hoped that after the U.S. election that our market would pick up to the speed it was at last season.  Sadly, I have not seen this happen.  The high end of the market seems to be exploding.  Take a look at the CONDO statistics for the Naples area market over 2 million.

There was an article published recently by the Florida Association of Realtors that discussed the nervousness of foreign buyers. Everyone living in Florida know how much foreign buyers contribute to the real estate market.

Hopefully world events will settle down and people will have more confidence in purchasing retirement or second homes. In the mean time, unless you absolutely, positively HAVE TO SELL, I would suggest that you wait to put your property on the market until we see more movement in the market. I would also suggest that before you decide to put your property on the market you consider making some updates to your unit.  If you are undecided on what to do, give me a call, I would be happy to discuss this with you.

Holidays in LAmbiance

November 10, 2014

LAmbiance – Pelican Bay – Naples FL – The other day I noticed our Holiday lights were installed on the palm trees by LAmbiance’s front gate.  These lights will turn on after Thanksgiving for the holidays.  My first reaction when I saw that the lights were up was, “How did the holidays get here so fast?” Do you feel the same way?

It has been a busy year in LAmbiance with the new roof installations, the new gutters being installed, the buildings being power washed and the work being done on the 300 building. To top off our noise level this fall, Pelican Bay began resurfacing Pelican Bay BLVD.  The resurfacing work will be done soon.

Will you be having company over the holidays?  The Wilber family always seems to have company……at many times during the year. In case you don’t feel like cooking on Thanksgiving, Publix has a ready-made Thanksgiving turkey dinner with 5 side dishes.  All you have to do is heat the turkey! Our family has ordered from Publix in the past and it has made Thanksgiving very enjoyable.  For details of Publix’s Thanksgiving menu: CLICK HERE

This Thanksgiving will find me cooking as I’m lucky to have my brother, Patrick in town for Thanksgiving. I’ll be making our Mother’s recipe for turkey with stuffing. It’s not often that Don and I get to have Patrick with us at Thanksgiving.

If you have company over the holidays and don’t feel like cooking, you can order a Pasta Presto meal for 4 on-line from either Brio’s or Bravo’s.  Don and I have done this several times. You can choose one salad, one entre from different selections and the meal comes with their bread and dipping oil.  You’ll find the Pasta Presto meals under the catering tabs. This is a life saver when you are exhausted and no one feels like cooking.

LAmbiance’s toy drive party is being held this Sunday, November 16th from 5:30 PM – 7:30 PM at the LAmbiance Clubhouse.  All are welcome. Please BYOB, an appetizer and an unwrapped toy or a check made payable to the Salvation Army.  Don and I will be there, will you?

What’s happening in the real estate market in LAmbiance? CLICK HERE We now have 7 units for sale in LAmbiance, 3 units are pending and since the beginning of the year there have been 7 sales.  As of today, there are only 29 low-rise listings for sale in LAmbiance.

LAmbiance in Pelican Bay 2013 Real Estate Statistics

LAmbiance – Pelican Bay – Naples, FL – Welcome back to all our Northern residents.  I bet you are glad you are back in LAmbiance rather than suffering the cold up North, aren’t you? 

Wondering how prices in LAmbiance fared in 2013 compared to 2012?  Let’s take a look at a comparison of our median and average sales prices over those years.

FIRST FLOOR COACH HOMES:

It’s clear from these charts that L’Ambiance sales prices have gone up. Our increases have been modest increases and prices, I think, will be headed up again in 2014.

As of today, we have 44 low rises for sale in Pelican Bay. A six months supply of inventory indicates a “normal market”. We currently have a inventory of low rises in Pelican Bay that could last 4.93 months.

I have always enjoyed decorating for the holidays. My husband, Don, doesn’t look forward to dragging down all the boxes in the garage filled with holiday decorations. These boxes seen to multiple every year.  Do you find the same thing happening to you?

Curious about prices in L’Ambiance?  So far this year we’ve had 12 sales. Only 3 of these sales were in the garden units with one car garage, with an average sales price of $517,000.00. We saw 5 second floor coach homes sell with an average price of $803.280.00. Four first floor coach homes sold with an average price of $662,500.00. Coach homes have two car garages. Lambaince Real Estate Dec 2 2013

As of today, there are only 3 Lambiance garden units for sale. No coach homes are presently on the market.

This Friday, December 6th at 10:00 AM at the Pelican Bay Community Center there will be a special Board meeting regarding the vote to change Pelican Bay’s media provider from Comcast to Summit Broadband.  I am for the change to Summit Broadband.  If you would like to see a change, I would urge you to attend this meeting to support the change to Summit. If you can not make this meeting, PLEASE contact the Pelican Bay Board Members to let them know you support a change from Comcast to Summit Broadband. New Pool Furniture in LAmbiance

L’Ambiance has also been busy trimming trees recently. While the trimmed trees might look a bit sparse, they DO grow back quickly!

This summer has been one of the busiest summers that I have seen in the 17 years I have lived in Naples!  As of today there are only 35 low-rise listings on the market in Pelican Bay. Remember the days we had 101 low-rise listings on the market? L’Ambiance currently has only 2 listings on the market.

I believe that we are in the process of seeing the market bounce back. For the last few years, you have seen me repeat that if you put your unit on the market it has must be at or below market price to sell.  I now think that we can be more aggressive with pricing due to the scarcity of product.  Do you recall my saying a “normal” real estate market is one where there is inventory enough to last six months?  The Naples Beach area currently has an inventory that could last 7.38 months.  Low Rises in Pelican Bay currently has an inventory that could last 3.86 months!  In the first half of 2012, Low Rises in Pelican Bay had an averages sales price of $413,372.00.  The first half of 2103 showed an increase to $467,355.00.

LAmbiance is a subdivision that is in demand.  A week doesn’t pass that I don’t have a Realtor asking me if I will be listing a unit in LAmbiance soon. I also have Buyers looking for specific floor plans in LAmbiance.  If you have thought about selling your unit, please give me a call.

On another note, rentals in Pelican Bay for the 2014 season have been extremely hard to find.  I am constantly getting calls for rentals.  If you want to rent your unit for 2014 season and are not listed with a broker, you can send me the information on your unit and I will post it on our LAmbiance rental page. I can’t list other broker’s listings unless I have written permission front the other broker to do so.

Labor Day is practically around the corner and our Northern residents will soon be returning to LAmbiance.   I hope you all have had a wonderful summer. I will look forward to seeing our returning residents soon.

2012 Year to Date LAmbiance Real Estate Sales

LAmbiance- Pelican Bay Naples, FL – I’ve been working on the 2012 year to date real estate sales figures for LAmbiance this past week.  It is interesting to note that not one Garden Home sold in 2012!

Note that the list to sale differential has fallen to below 5%! We’ve also seen nice appreciation in the first floor Coach Homes.

As of today’s date there are five properties for sale in LAmbiance; 3 second floor coach homes, 1 first floor coach home and 1 first floor garden home.  We have two pending sales, 1 second floor coach home and 1 first floor coach home. Sales prices for Low Rises in Pelican Bay decreased 3.064% from 2011 to 2012.  On the flip side, the amount of closed sales increased in 2012 over 2011 and the number of unsold units fell from 49% in 2011 to 43% in 2012. As of today, there are only 66 low-rise units on the market in Pelican Bay.  This is the lowest number for Low Rise inventory that I have seen in a long time.

A “normal” market is considered one that has an inventory that could last six months.  As of today, Low Rises condos in Pelican have an inventory that could last 7 months. It appears that we have pretty much hit the bottom of the market.

Since there are less Low Rise units on the market, I think that we may see more aggressive pricing taking place this year.

LAmbiance Dresses for the Holidays!

As 2012 draws to an end, you might be wondering what the real estate market in 2013 will bring to LAmbiance.  Here is a list of all the currently active listings, pending sales and closed sales in LAmbiance as of today’s date.

It is interesting to note that not one garden home has sold yet in 2012. All the sales this year were in the coach homes!  There are currently 5 listings on the market in LAmbiance. Only one of the 5 active listings is in the garden homes.

I personally think that 2013 we will start to see the market come around.  I’ll be putting together figures soon for Pelican Bay and keep you posted on my findings. In the meantime Don and I wish you all a holiday surrounded by the people you want to be with and a happy, healthy 2013.
