Have you been wondering what is happening to real estate values in L’Ambiance? While the real estate market for low rises in Pelican Bay showed an increase in units sold for the first quarter of 2010, the majority of those closed sales were all under $400,000.00. Let’s take a look at what is happening in LAmbiance.

There are currently 11 active listings on the market. Please note that the days on the market are reflective of the current MLS number. Some of the active listings have been on the market for longer than they appear.
There is only 1 pending sale. The MLS shows 5 closed sales. I had one listing that was a private listing at 2200 Lambiance CIR #102 that was not entered into the MLS. This unit sold for $499,900.00. Of these six sales only one of them was over $500,000.00. Based on these sale figures, LAmbiance has roughly an inventory that could last 11 months. With 88 active low-rise listings, Pelican Bay has an inventory of low rises that could last 12 months.
The oil spill in the Gulf is on everyone’s mind in Naples. While summertime is usually a slower time for real estate sales, we normally do get our share of European visitors. Between the oil in the Gulf and the declining Euro, I don’t think that we will see as many European buyers this summer. There was an article in the Naples Daily News yesterday that talked about how the oil spill is effecting the seasonal rental market.

Resident directories are at our clubhouse for your pick up. If you don’t plan to be in L’Ambiance this summer, it is always a good idea to have someone come in and check on your unit, especially if you have an older air conditioning unit. I have had a great deal of experience with mold this year and believe me when I say it will be a lot less expensive to pay someone to oversee your unit when you are away rather than pay for mold damage. We have had unseasonable hot weather this month. It feels as if it is more like August weather then June weather!
