2012 Year to Date LAmbiance Real Estate Sales

LAmbiance- Pelican Bay Naples, FL – I’ve been working on the 2012 year to date real estate sales figures for LAmbiance this past week.  It is interesting to note that not one Garden Home sold in 2012!

Note that the list to sale differential has fallen to below 5%! We’ve also seen nice appreciation in the first floor Coach Homes.

As of today’s date there are five properties for sale in LAmbiance; 3 second floor coach homes, 1 first floor coach home and 1 first floor garden home.  We have two pending sales, 1 second floor coach home and 1 first floor coach home. Sales prices for Low Rises in Pelican Bay decreased 3.064% from 2011 to 2012.  On the flip side, the amount of closed sales increased in 2012 over 2011 and the number of unsold units fell from 49% in 2011 to 43% in 2012. As of today, there are only 66 low-rise units on the market in Pelican Bay.  This is the lowest number for Low Rise inventory that I have seen in a long time.

A “normal” market is considered one that has an inventory that could last six months.  As of today, Low Rises condos in Pelican have an inventory that could last 7 months. It appears that we have pretty much hit the bottom of the market.

Since there are less Low Rise units on the market, I think that we may see more aggressive pricing taking place this year.
