Search Like A Realtor!

 I recently purchased access to a site that will allow our neighbors to search properties for sale, find out what properties in have sold and the sold price.  I have provided this as a service to our neighborhood. This will give our neighbors access to the same database that we use in the real estate business and they will be able to access it 24/7 from any computer. New Administrative Assistant

 If you are in residence, you may see a new face around L’Ambiance.  My nephew, Adam, arrived from Chicago last week to work for me.  Adam will be able to work for me until September 1st.  At that point in time he will have to return to DePaul in Chicago to continue his studies in film.  Adam is aiding me with my e-mail correspondence, photo taking, virtual tour desiging, contact data management organization, web issues, mailings, and anything else I can delegate to him.  He has turned out to be a quick learner and I know his work will benefit my clients.  So, if you happen to call me and a man answers who you know is NOT Don Wilber, do not be concerned as it will be my new summertime administrative assistant, Adam Bialy.

YIKES!  Everyone seems to have an opinion of our clubhouse remodeling project!  People keep asking me what I think about the new furniture and colors. As the condo Don and I live in has paint colors on the walls that my sister calls “Crayola Colors”,  I am the wrong person to ask about what colors might please everyone in L’Ambiance.  I did not serve on the Clubhouse remodeling committee. I do give each person that served on the committe a great deal of credit for the time they put in making choices for all of us.  Here are some photos of how the remodeling project is shaping up.

 L’Ambinace will start cleaning the buildings’ roofs, soffits and fascias in August.  Beginning sometime in September, painting will begin on our buildings.  If you are in residence, you may have noticed the 5 paint samples painted on the wall to the right of the back clubhouse door.   The samples were painted there so that L’Ambiance residents could voice their opinions to their preference of paint color.

 What has been happening in real estate?  I have had an incredibily busy summer between out of town company and work, life has been hectic.  My 2100 Lambiance CIR #101 closed last week for $575,000.00.  The other day 400 Lambiance CIR #104 lowered their price by $75,000.00.  I also recently listed 8370 Excalibur Cir – J7 in Avalon.  I have a listing priced at $249,900.00 in Calusa Bay, which has had 3 offers on it in the last month; none of which turned into contracts.

L’Ambiance currently has 14 active listings, 2 Pending Sales, 5 Closed Sales, and 5 Expired listings.

How Dry Is Naples?

When I refer to Naples being dry, I am not referring to liquor sales, I am referring to the amount of rain we have not received.  SW Florida is in its dry season.  The 2009 total of rainfall has been 1.38 INCHES!  Here at L’Ambiance, you can see how our lakes have receded.

along with bids on pressure washing and painting our buildings.  They will also review a bid for replacing the retaining wall that is located on the path to the Market Place in Pelican Bay.  This summer will find L’Ambiance removing and replacing the Tele-entry display into our subdivision.

My sellers at 2100 Lambiance CIR #101 instructed me to lower the price of their first floor coach home to $599,900.00 from $639,900.00.  If you are looking for a larger unit in L’Ambiance or have a friends or family who might want to purchase in L’Ambiance, this unit presents a good value.

L’Ambiance currently has 19 active listings on the market.  You can see our market time is creaping upward.  There are currently 2 pending sales in L’Ambiance.  Since January 1, 2009 there has only been one closed sale in L’Ambiance, which was my listing.  As of today, in Pelican Bay

The Naples Board of Realtors released their 2009 first quarter report  for the Naples market.  Not surprisingly, an enormous amount of the overall market is under $300,000.00.  There was a 113%  increasein the number of closed sales under $300,ooo.oo from the first quarter of 2008 to the first quarter of 2009 in the overall Naples market.  In the same time period, other price ranges did not fare so well:

  • $300K-$500K had a 26% decrease in closed sales
  • $500K-$1M had a 32% decrease in closed sales
  • $1M-$2M had a 50% decrease in closed sales
  • $2M+ had a 27% decrease in closed sales

The  overall market was up 33% in closed sales but that increase was influenced by the increase in the under $300K price range.  The median sales price fell 45.92%  from the first quarter of 2008 to the first quarter of 2009 in the overall Naples market.  I am in the process of working up the figures for Pelican Bay.

I have been running an opinion poll on my www.realtown.com/LynnGRI/blog I asked the question, “Sellers:  Is Your Home Unsold Because It is Overpriced?”  Of the 91 people who responded, 44% answered Probably, 27% answered Probably Not and 29% answered Haven’t a Clue.  I wonder how many of these 91 people who answered this question were listed with a Realtor.

 Our full moon occurred a few days early for Valentine’s Day but doesn’t it look nice over the L’Ambiance marker?

We need to give a round of applause to L’Ambiance’s social committee for planning some special events for L’Ambiance. On Sunday, February 22nd from 5:30 PM – 7:30 PM L’Ambiance will be having a pizza party at the clubhouse. The cost is $10.00. BYOB. Please RVSP to Adele at   239-594-1073   or Dottie at  239-….

On Thursday, March 26th a cruise on the Sweet Liberty is planned between 6:15 PM – 8:15 PM. The cost is $32.00 and boarding will begin at 6:00 PM at the Naples City Dock. Please bring a hors d’oeuvre to share and your choice of drink. Fill out the flyer at the bottom of this blog entry and return with a check made out to Sweet Liberty to Ronnie Cannistra or Adele Pappas.

Since Don Wilber and Jerry Moffatt are the only ones running unopposed, residents living in the Coach Homes will just have to choose an At Large Director. Garden Home residents will have to vote on a Director for their respective Garden Home AND an At Large Director. Ballots and proxies should be mailed out on February 21st. Please be aware that this mailing will be coming to you soon so that if you are not in residence, you can return your proxy in time for our annual meeting.

Our annual meeting will be held at 7:00 PM on Wednesday, March 18, 2009 at the Hammock Oak Community Center at 8960 Hammock Oak Drive in Naples, FL. If you are in residence, you may want to attend this meeting.

Yesterday’s Naples Daily News published an article on the front page entitled, Home Price Bottom Not Here Yet. This article sites a report by Mood’s Economy.com that states that the Naples-Marco Island area ranks as the number one area in the U.S. for home prices to drop further. This report states that our area is to fall a total of 70% from the peak prices in 2006. They predicted that our area will reach its lowest prices in the last quarter of 2010.

I choked on my morning coffee as I read this article. The best thing about this article is that even though it was on the front page, it was below the fold line. As I choked, I wondered how many readers would realize the decrease was based on 2006 prices. I can only imagine how many buyers will read this to mean that prices will decrease 70% further. It would have been nice to see what the prediction is for property close to the beach.

For those of you who have friends or relatives that might want to live in L’Ambiance, I recently listed 400 Lambiance CIR #104. This is a two bedroom, two bath, first floor unit with a one car garage and a lovely waterscape view. This unit is priced at $424,900.00. There is a tenant currently in residence and I won’t be able to publish photos of this nice unit until after February 22nd.

My sellers at 2100 Lambiance Cir #101 instructed me to lower the price on this unit to $699,900.00 yesterday. This is a 3 bedroom, plus a den, two bedroom, two bath, first floor unit with a two car garage and a tropical waterscape view that has a recently updated kitchen and master bath.

My listing at 2300 Lambiance CIR #102 recently came under contract.  This home should be closing on February 20th and we will be welcoming new owners to our neighborhood!  L’Ambiance currently has 15 active listings and 3 pending sales, there have been no closed sales since the beginning of the year.
