LAmbiance Real Estate Update

LAmbaince – Pelican Bay Naples FL – Can Labor Day be right around the corner? How did that happen? Time moves by so quickly these days I can’t believe it!

The Gulf waters have been warm and inviting this summer.  Don and I always attempt to get down to the Gulf for a swim every day after work.  One of the main reasons we bought in Pelican Bay was the wonderful beach access we have and Don and I DO use the beach.

Wondering what’s happening in real estate in LAmbiance?  We’ve only seen 3 closed sales since January 1, 2012. Here’s a list of the latest real estate activity:

The good news is that LAmbiance’s inventory of listings has decreased.  The even better news is that the inventory of low rise listings in Pelican Bay has decreased to 48 active listings.  Since June 1st, Pelican Bay has seen only 11 low rise pending sales but 6 of them were under 500K and 5 of them were over 500K. 

While the bulk of 74 closed low rise sales since January 1st are still under 500K, 24 of those 74 sales sold over 500K. 

I’m often asked what I think will happen with the real estate market. Over the past 34 years in real estate, it has been my experience that election years are never the greatest for the real estate industry.  Given the decrease in inventory, I am cautiously optimistic for next season.

LAmbiance in Pelican Bay Real Estate Statistics

LAmbiance Pelican Bay Naples FL – What I have noticed in LAmbiance recently is the absence of a number of our neighbors.  Summer is around the corner and our seasonal LAmbiance neighbors have departed. It seems a tad deserted in LAmbiance without them!

This morning I had the opportunity to attend a real estate bar camp where I could listen to different groups discuss the many ways technology can help sell properties.  To say I came back to the office brimming with excitement is an understatement.  Over the summer I’ll be implementing some of the many things I learned today.

Our season this year was a very busy one for me.  What I see is that in more and more transactions with financing unless I monitor every move the banks make, problems can pop up.  Experienced loan processers were let go when the real estate market tanked.  The newly hired processers  obviously do not have the experience, which causes paperwork to be delayed and mistakes made.  It has been a challenging time bringing people to closing.

What happened in LAmbiance’s real estate market this season?  Since the beginning of the year through today we have only had 2 closed sales.  There are currently 2 pending sales and 6 active listings as you can see in this chart.

Three of the six active listings we have on the market are second floor coach homes.  Here’s a list of all the real estate activity in L’Ambiance from January 1, 2012 – May 31, 2012.

The average market time for a sold listing in L’Ambiance is currently 154 days.  It is interesting to note that out of the 168 closed sales all of Pelican Bay has had from January 1 – May 31st of this year, 67 of those sales were under $549,999.00.  Another 59 of those closed sales were all over $1,000,000.00.  The no man’s land of sales seem to be between $750,000.00 – $999,999.00 with only 15 closed sales.  The average days on the market for this price range is 239 days.

2011 YTD LAmbiance Real Estate Statistics and More…..

As you can see in the photo below, it is a beautiful day in L’Ambiance’s neighborhood.

Hopefully you are here in L’Ambiance enjoying the wonderful weather in Naples.  If not, I hope your plans include a trip to L’Ambiance soon.

2012 has started off with a bang!  The last few weeks found me busier with sales than last January.  FYI – I have been inundated with phone calls and e-mails from people looking to rent this year.  If you rent your L’Ambiance unit and have been unable to find a tenant, something is wrong.  Take a moment to look at the comment on the LAmbiance Rentals page.  I do not handle rentals as I devote all my time to sales.  The telephone number for Downing Frye’s Rental Department is 239-261-2244.

What is causing this abundance of seasonal tenants?  I believe these people have chosen to rent instead of buying in the hopes that the market will continue to decline.

Speaking of the real estate market, let’s take a look at what happened in 2011 in the L’Ambiance market.

SECOND FLOOR COACH HOMES – No Sales in 2010 or 2011.

Just by looking at these charts, you can see that in 2011, first floor garden and coach homes showed a slight increase from prices in 2010.

What happened to low rises in Pelican Bay in 2011?

While these figures show a decrease in prices and a higher market time, the good news is that the percentage of unsolds has declined.

Pelican Bay currently has a low-rise condominium inventory that could last 13 months. The Naples Beach area has an inventory of condos that could last 15 months.  All of Naples has an inventory of condos that could last 12 months.  A “Normal” market is considered to have an inventory of 6 months.  It is important to note that 76% of ALL CONDO SALES IN NAPLES IN 2011 WERE UNDER $300,000.00.
