LAmbiance Real Estate Statistics

One of the many things my husband and I love about living in LAmbiance is its close proximity to shopping, the library, the fitness center and the Mercato.  My brother, Patrick is in town and we recently went over to the Blue Martini at the Mercato to celebrate his birthday.  While I was there, I snapped this photo of the sunset.

The colors in the sky were so vivid that I wished we could have been at the beach to see sunset that night!

I have had a busy summer. Between entertaining company and work, I’ve been kept hopping.  People keep asking me my opinion of the real estate market in Naples and Pelican Bay. With the decline of the stock market in the last few days and the decrease in the U.S. Standard and Poor’s rating,  all I can say about the current real estate market is what I have been saying for the last few years.   If you need to sell, make sure the property is priced correctly.

If you take a look at the June 2011 Naples Florida real estate report, you’ll see that condominiums under $300,000.00 represent 76.1% of all the closed sales for the 12-month period ending June 2011.  Closed sales between $500,000.00 – 1 million only represent 8.5% of all the closed sales and this price range has an inventory that could last 21.29 months.  The Naples Beach Area sales prices decreased from $502,000.00 in the 12 month period ending June 2010 to $460,000.00 in the 12 month period ending June 2011.  The Naples Beach Area has an inventory of condominiums that could last 15.2 months.

Low Rises in Pelican Bay saw 67 closed sale in the first half of 2011.  27 of those closed sales were under $400,000.00.  42% of all low rise listings in Pelican Bay failed to sell.  The average price of an unsold listing is $475,000.00.

L’Ambiance as of today has 8 listings on the market.  Since the beginning of the year, there have been 8 closed sales.  Of these 8 closed sales, the smallest unit had 2,025 square feet under air.  My listing at 100 Lambiance CIR #103, is currently pending.  When it closes, it will be the first unit to close this year in L’Ambiance with under 2,025 under air.

Just looking at all these numbers, you can see that if you have a unit in Pelican Bay that is under $400,000.00, you have a better chance of getting the unit sold than if you have a unit priced between $500,000.00 – 1 million.

You’ll be pleased to know that the new pool heaters are operational. These heaters should keep the pool warmer in the winter and cooler in the summer.

L’Ambiance recently went through a tree trimming of our palm trees. You’ll notice that the bark around the palm trees has been removed. Other trees such as the Hong Kong orchid have been trimmed heavily so that they will be looking good as season arrives.
