Lambiance Sales and Community Information

Car carriers have been spotted up and down Pelican Bay Blvd lately as more of our Northern neighbors return to paradise.  Roads in Naples area are starting to be busier.  For the first time in months I actually saw a car run right through a red light.  Yes, season is starting!

Everyone I talk to lately is concerned about the economy.  Many people have seen their portfolios drop in the stock market’s wild ride.  I am constantly being asked about what I think will happen in the real estate market.  It is my opinion that we may still see a bit of a drop in low rise condos in Pelican Bay.  Since October 1st through October 21st there have only been 3 pending low rise condo sales in all of Pelican Bay.  Since the beginning of the year there have been 52 closed sales but only 5 of those sales have been between 700K-799K and only 3 sales have been between 800K-899K.  It is great that our low rise inventory is down to only 88 active listings.  Sales are being made, however, the majority of all the low rise sales being made are under 500K.

What is happening in L’Ambiance?  We currently have 10 ACTIVE LISTINGSin the MLS.  In addition to these 10 listings I have three private listings. One of the listing is at 300 Lambiance CIR #105  priced at $474,900.00. Another is at 400 Lambiance CIR #202priced at $599,900.00. The other listing is a first floor coach home that is in the process of being updated and will be in the MLS after the work has been completed.

There is only one PENDING SALE in L’Ambiance.  Since January 1st, there have only been seven CLOSED SALES  The most recent closed sale was a second floor coach home that sold for $750,000.00.  Please note that not all these listings and sales are mine.  Of the seven closed sales for L’Ambiance, three of them are listings of mine that sold.


The last L’Ambiance Board meeting was on October 16th.  At this meeting, Jim Hoppensteadt, who is the Pelican Bay Foundation President, spoke about the addition of 56 parking spaces to the Community Center at Hammock Oak.  From the discussion the impact to L’Ambiance should be minimal.  The area facing L’Ambiance will be landscaped and maintained by the Foundation.

At this Board meeting it was also discussed that all of the individual associations in L’Ambiance may reflect a budget decrease this year even though our Commons budget will be increased.  The individual associations which were all in deficits last year have now moved to surpluses.  The Board is hopeful that these surpluses will be refunded through decreased assessments for 2009.  The final budget meeting is on November 20th at 3:00 PM at the clubhouse. The Board still expects costs for insurance, water and electric to continue to rise.  Building maintenance and other contracts with vendors will most likely also follow this lead.

There has been a change in Florida Statues for Condominium Associations which may affect individual unit owners.  This change provides that unit owner insurance, when issued or renewed after January 1, 2009 provide evidence of their insurance policy to condominium associations.  Please take the time to click through the link to read about this change.
