Lambiance Statistics

Whether you are in residence or up North, I hope you are making arrangements for preparing your unit in case Tropical Storm Fay turns into a hurricane.  As I mentioned in my last e-mail to you, I have put a link for hurricane information on my website and I also have a link for hurricane information on the right hand side of this blog. If you look on the right hand side of the blog and scroll down, you’ll see a link to something named del.icio.us.  This link allows me to tag articles that I feel may be of interest to you.  If you click on the word del.icio.us, you will be taken to a list of news articles that you may find informative.  I update these articles frequently.

The right hand side of this blog has links to all sorts of information.  I have tried to group this information under categories.  If there is other information you would like to see, please let me know. 

What has been happening in Naples real estate?  Overall Market Statistics  for Naples show that in the 12 month period from 7/2007 ending 7/2008 prices have decreased 15.58%.  The condo statistics show in that same period prices fell 14.06%. As of the end of July, there were 5,242 condo listings on the market with an average of 207 days on the market.  The good news is that pending sales have increased.  I personally have had a very busy August.

What’s been happening in L’Ambiance?  Not much.  Since January 1, 2008 there have only been 5 closed sales in L’Ambiance.  Two of those five sales were listings of mine that sold.  As of yesterday, I have had another one of my listings come pending, 500 Lambiance CIR #201.

We currently have quite a bit of inventory on the market in L’Ambiance at present, with 11 active listings.  For those of you who may be unfamiliar with hyperlinks in text, when ever you see a word or phase that has been high lighted, you can click on it and be taken to that information.  My 2300 Lambiance #102 recently lowered their price to $629,900.00.  Should you know of someone looking for a first floor coach home with a 2 car garage, this is a great price!

I have not had a chance to update the Pelican Bay statistics yet.  When I do I will send you a notice.

L’Ambiance has replaced pumps in one of the large aquascapes in the Garden Homes that was not functioning.  L’Ambiance is continuing to monitor the performance of this new system before replacement will take place on the other non functioning aquascapes.

The recently installed lights on L’Ambiances corner monuments look great!  Our tree have been trimmed recently and the coconuts have been removed from our palm trees in anticipation of hurricane season.  Areas where grass was needed has been sodded.  L’Ambiance landscaping is attractive to the eye to say the least!

Our next board meeting will be August 21st in the clubhouse at 3:00 PM should you wish to attend.

For those of you who might not have heard the news, Albertsons at the Market in Pelican Bay will be closing shortly.  They have been discounting their merchandise every Thursday.  Publix will be moving into their space. 

The following photo was taken on August 5th.  Double rainbows over L’Ambiance should make us pretty lucky.  I for one feel lucky to live in L’Ambiance and Pelican Bay!
