How Dry Is Naples?
When I refer to Naples being dry, I am not referring to liquor sales, I am referring to the amount of rain we have not received. SW Florida is in its dry season. The 2009 total of rainfall has been 1.38 INCHES! Here at L’Ambiance, you can see how our lakes have receded.
At tomorrow’s Board meeting at 3:00 PM in the clubhouse, our Board will be reviewing bids for the replacement of the doors leading into the workout room:
along with bids on pressure washing and painting our buildings. They will also review a bid for replacing the retaining wall that is located on the path to the Market Place in Pelican Bay. This summer will find L’Ambiance removing and replacing the Tele-entry display into our subdivision.

My sellers at 2100 Lambiance CIR #101 instructed me to lower the price of their first floor coach home to $599,900.00 from $639,900.00. If you are looking for a larger unit in L’Ambiance or have a friends or family who might want to purchase in L’Ambiance, this unit presents a good value.
L’Ambiance currently has 19 active listings on the market. You can see our market time is creaping upward. There are currently 2 pending sales in L’Ambiance. Since January 1, 2009 there has only been one closed sale in L’Ambiance, which was my listing. As of today, in Pelican Bay
The Naples Board of Realtors released their 2009 first quarter report for the Naples market. Not surprisingly, an enormous amount of the overall market is under $300,000.00. There was a 113% increasein the number of closed sales under $300,ooo.oo from the first quarter of 2008 to the first quarter of 2009 in the overall Naples market. In the same time period, other price ranges did not fare so well:
- $300K-$500K had a 26% decrease in closed sales
- $500K-$1M had a 32% decrease in closed sales
- $1M-$2M had a 50% decrease in closed sales
- $2M+ had a 27% decrease in closed sales
The overall market was up 33% in closed sales but that increase was influenced by the increase in the under $300K price range. The median sales price fell 45.92% from the first quarter of 2008 to the first quarter of 2009 in the overall Naples market. I am in the process of working up the figures for Pelican Bay.
I have been running an opinion poll on my www.realtown.com/LynnGRI/blog I asked the question, “Sellers: Is Your Home Unsold Because It is Overpriced?” Of the 91 people who responded, 44% answered Probably, 27% answered Probably Not and 29% answered Haven’t a Clue. I wonder how many of these 91 people who answered this question were listed with a Realtor.
