LAmbiance’s clubhouse has been redone and now that all the pieces have been put together the clubhouse looks great!  I would like to say a loud “THANK YOU” to all our residents that gave their time to help redo our clubhouse.  Let’s take a look at the finished product:

The first party to be held in the newly redone LAmbiance clubhouse was for Don Wilber’s 60th birthday party.  We had friends and family fly in from Chicago, Boston and New York  to celebrate Don’s birthday.   I even had one of Don’s favorite foods, Chicago Italian beef, flown in from Chicago via Serelli Street.  The Italian beef was delicious and Patti Serelli made ordering on-line a snap!

The complex painting project is still in progress.  Today they started to put plastic up on my unit.  It figures that my building would have painting started as I have company coming in and out of our unit this week.   Our white pool copings have been replaced.  A stoop color has finally been decided for the coach homes.  The stoop color in the garden homes will remain white.

If you have not been in residence since your building has been painted, it might be a good idea to have someone come in and check on your unit.  I have heard that a unit had the circuit breaker on their air compressor turned off, which stopped their air conditioner from working.   We have had such a hot summer the last thing anyone would want is to have mold “issues” in their unit.  Regardless of this incident, it is a good idea to hire someone to look in on your unit from time to time.

What’s been happening in the real estate market lately?  August was a very busy month for me.  Right after Labor Day it was as if someone put the brakes on the market.  Since Columbus Day weekend, I have noticed more showings on my listings.  Let’s take a look at what has been happening to the real estate market in LAmbiance.

Lately I have been recieving a large number of requests for people looking to rent in LAmbiance in season.  I do not handle rentals and do not wish to handle rentals.  What I would like to do is to put together a page of LAmbiance owners who rent their units.  I would do this for owners who DO NOT have their units listed with a rental agency.  Florida law does not allow me to advertise another agencies listings.  The last thing I need is to be in trouble with another agency, so please DO NOT send me information on your unit if you are listed with a rental agency.  This rental page would be a free service for owners who wish to handle their own rentals and wish to be contacted by potential tenants.  I would hope to have this page up and running by the middle of December. If you are a LAmbiance owner and wish to be contacted by potential tenants, please e-mail me with the following information:

  • Address of  Unit
  • Dates the unit is available
  • Number of bedrooms and bathrooms
  • Your contact information
  • Brief note from you saying it is OK for me to publicize your information

Please note that I have not asked for any rental amounts.  What an owner decides to charge will be up to that owner and the potential tenant.  Please be aware that I will make sure LAmbiance’s rental policy is stated on this page and I will provide a link to our rules and regulations.  I will also have a disclaimer that this page is a free service to LAmbiance owners who rent their units and neither I nor Downing Frye is responsible for any information that has been provided to us by these LAmbiance owners.

Front door stoop paint colors

The Lambiance Board has been discussing changing the flow crete stoops by Lambiance’s front doors from white to another color. These photos will give you an idea of the paint colors that are under consideration.

If you have a preference for either color or would prefer to stay with the white color our stoops are currently painted, please express your concerns to your Board member.  While some residents might not agree with me, I would love to get rid of the white color that is currently on our stoops.   

Last Friday night after work, my husband Don and I went down to the beach for a swim. While on the tram to the Sandbar Beach, I managed to capture this alligator attempting to have an egret for dinner.  I have NEVER seen an alligator jump such as this one did!  Just click on the black triangle in the video square below to view:

I am finding that I really enjoy taking movies with my Flip video because it is so easy to use!

Wednesday, September 30th between 10:00 AM – 2:00 PM there will be a Brokers Open House tour.  Most of the units for sale in L’Ambiance will be open for Brokers to tour.  If you are in the area, please stop by and visit me at 100 Lambiance CIR #206.  I would be happy to have the company!

September Sunset in Pelican Bay

Sunset Friday, September 18th was absolutely gorgeous!  I even managed to see a tiny green flash that night!  I have been getting better at using my new Flip video camera.  It is sooooooo easy to use.  I wish I would have captured the green flash for you on video but I was so excited that I almost dropped the camera.  Here’s the sunset that night for you to view:

 

Building are still in the process of being painted here in L’Ambiance.  As of this last week the painters were on building 5.  I can not wait for all this work to finish so that I can throughly wash my lanai and all the windows in my unit.

Summer Time Projects in LAmbiance

This summer has been a busy one for myself and for L’Ambiance!  While I have been working  attempting to get contracts together, L’Ambiance has been getting a face lift.

Our landscaper has been working trimming all the shrubs in L’Ambiance.  While it may appear that the landscapers went nuts trimming, cutting back all the shrubs will help them fill out and grow better.  Florida lends itself to rapid plant growth, so our shrubs will be looking even better in no time.

Work has also begun on power washing our roofs.  In the photo below you can see the difference.  The left side of the building has had the roof power washed, the right side has not.  The roof cleaning hopefully will be completed by late August.

September will find our L’Ambiance buildings being painted.  Most owners who are not in residence over the summer have taken the precaution of removing all their patio furniture off their lanais because of hurricane season.  I would suggest that if you have not done this to do so.  Since we are in hurricane season and the roofs are being cleaned and the buildings are going to be painted it would be a good idea to remove items from your lanai.

When you next arrive in L’Ambiance and drive to the North tram station, be aware that the entry to the tram stop has been changed.  The old entry is no longer there.  A new entry is just North of the old one.  Trams will no longer be in the paths of cars entering the parking lot.

I recently updated my Naples Florida blog with the July 2009 Naples Florida real estate statistics at: www.NaplesWave.com/NaplesBlog You may be interested in reading what is happening to sales in the $500,000.00 – 1 million dollar price range.

We have been receiving rain the past few days and I am happy to report that L’Ambiance’s lake is starting to look full again.  Naples has been so dry that the water in our lake kept receding!  At one point in time this summer it almost looked like we would have an L’Ambiance beach.

Just in case you haven’t noticed, I recently added my “Tweets” to our L’Ambiance blog.  You’ll find them on the right hand side of our blog.  I have also added my Facebook business badge.  This is located on the bottom of right hand side of our blog along with a link to News Updates that I hope you find interesting.

As summer will be drawing to an end soon, I hope that fall will be bringing owners back to an even sharper looking L’Ambiance!

New Administrative Assistant

 If you are in residence, you may see a new face around L’Ambiance.  My nephew, Adam, arrived from Chicago last week to work for me.  Adam will be able to work for me until September 1st.  At that point in time he will have to return to DePaul in Chicago to continue his studies in film.  Adam is aiding me with my e-mail correspondence, photo taking, virtual tour desiging, contact data management organization, web issues, mailings, and anything else I can delegate to him.  He has turned out to be a quick learner and I know his work will benefit my clients.  So, if you happen to call me and a man answers who you know is NOT Don Wilber, do not be concerned as it will be my new summertime administrative assistant, Adam Bialy.

YIKES!  Everyone seems to have an opinion of our clubhouse remodeling project!  People keep asking me what I think about the new furniture and colors. As the condo Don and I live in has paint colors on the walls that my sister calls “Crayola Colors”,  I am the wrong person to ask about what colors might please everyone in L’Ambiance.  I did not serve on the Clubhouse remodeling committee. I do give each person that served on the committe a great deal of credit for the time they put in making choices for all of us.  Here are some photos of how the remodeling project is shaping up.

 L’Ambinace will start cleaning the buildings’ roofs, soffits and fascias in August.  Beginning sometime in September, painting will begin on our buildings.  If you are in residence, you may have noticed the 5 paint samples painted on the wall to the right of the back clubhouse door.   The samples were painted there so that L’Ambiance residents could voice their opinions to their preference of paint color.

 What has been happening in real estate?  I have had an incredibily busy summer between out of town company and work, life has been hectic.  My 2100 Lambiance CIR #101 closed last week for $575,000.00.  The other day 400 Lambiance CIR #104 lowered their price by $75,000.00.  I also recently listed 8370 Excalibur Cir – J7 in Avalon.  I have a listing priced at $249,900.00 in Calusa Bay, which has had 3 offers on it in the last month; none of which turned into contracts.

L’Ambiance currently has 14 active listings, 2 Pending Sales, 5 Closed Sales, and 5 Expired listings.
