Is Now the Time to Sell My LAmbiance Unit?

LAmbiance in Pelican Bay - Naples, FL - I have been asked recently if now is a good time to sell a unit in not only LAmbiance but in Pelican Bay.  My reply is always that I have a crystal ball on my desk and it is always cloudy!

All kidding aside, I think we are at the bottom of the market here in Pelican Bay. If we’re not at the bottom, we are a breath away from it.  Let me explain why I believe this to be true.

  • As of today, there are only 64 low rise units for sale in Pelican Bay. In recent years, we had any where from between 120-130 low-rise units on the market. It is very apparent to me that our inventory has decreased significantly.
  • In 2008, 60% of all low rises listings failed to sell.  As of today, 28% of all low-rise listings in Pelican Bay are failing to sell.
  • LAmbiance currently has 6 units for sale. At one point in time we had 13 listings on the market. The least expensive unit for sale is an E-1 floor plan priced at $499,000.00.

In 2012 LAmbiance had absolutely NO SALES in our garden home section. This is the first time in the 16 years I have lived here that I have seen such an occurrence.  I think this happened for two reasons:

  1. Buyers were willing to spend more to get larger units because the interest rates were so low.
  2. Many of our garden home residents bought at the height of the market. Between 2004-2007, 20% of the garden residences turned over. These people are holding onto their units until the market improves.

I do think Pelican Bay low rises will see an increase in their value this year. I believe it will be a low amount of appreciation; 1-3%.

Who should think about selling their LAmbiance unit now?

  • Owners who have substantial equity in their unit and want to purchase a larger unit. Prices are still good and interest rates are low.
  • Owners who bought at the height of the market and have determined that the cost of holding onto the unit is not being recouped in potential appreciation, rental income or personal use.  This type of sale might result in a loss of investment and should be discussed with an individual’s financial advisor.
  • Owners who bought at the height of the market and want to retire in a larger unit. While you might take a loss, you will be getting a larger place at a decent price and a low interest rate.

Who should NOT sell their LAmbiance unit now?

  • Owners just wanting to “test” the market. While I do think we can be a bit more aggressive with pricing, we can’t turn back the clock to 2005.

2012 Year to Date LAmbiance Real Estate Sales

LAmbiance- Pelican Bay Naples, FL - I’ve been working on the 2012 year to date real estate sales figures for LAmbiance this past week.  It is interesting to note that not one Garden Home sold in 2012!

Note that the list to sale differential has fallen to below 5%! We’ve also seen nice appreciation in the first floor Coach Homes.

As of today’s date there are five properties for sale in LAmbiance; 3 second floor coach homes, 1 first floor coach home and 1 first floor garden home.  We have two pending sales, 1 second floor coach home and 1 first floor coach home. Sales prices for Low Rises in Pelican Bay decreased 3.064% from 2011 to 2012.  On the flip side, the amount of closed sales increased in 2012 over 2011 and the number of unsold units fell from 49% in 2011 to 43% in 2012. As of today, there are only 66 low-rise units on the market in Pelican Bay.  This is the lowest number for Low Rise inventory that I have seen in a long time.

A “normal” market is considered one that has an inventory that could last six months.  As of today, Low Rises condos in Pelican have an inventory that could last 7 months. It appears that we have pretty much hit the bottom of the market.

Since there are less Low Rise units on the market, I think that we may see more aggressive pricing taking place this year.

Not only were we able to reconnect with our seasonal residents but we also collected lots of toys. Many thanks to our social committee for planning such a fun event. Here’s a glimpse of the party.

As 2012 draws to an end, you might be wondering what the real estate market in 2013 will bring to LAmbiance.  Here is a list of all the currently active listings, pending sales and closed sales in LAmbiance as of today’s date.

It is interesting to note that not one garden home has sold yet in 2012. All the sales this year were in the coach homes!  There are currently 5 listings on the market in LAmbiance. Only one of the 5 active listings is in the garden homes.

I personally think that 2013 we will start to see the market come around.  I’ll be putting together figures soon for Pelican Bay and keep you posted on my findings. In the meantime Don and I wish you all a holiday surrounded by the people you want to be with and a happy, healthy 2013.

LAmbiance and Tropical Storm Isaac

LAmbiance – Pelican Bay – Naples, FL – As far as I can see all is well in LAmbiance after Tropical Storm Isaac passed Naples by earlier this morning. Just prior to the storm, you could hear the landscapers trimming LAmbiance’s Hong Kong orchid trees and our hibiscus bushes.

Kudos to everyone who helped LAmbiance get ready for Isaac!

Today we had gusts of wind with downpours of intermittent rain.  LAmbiance lakes have needed the rain and as you can see from this video, our lakes look great again.

Don and I decided to brave a walk, in between the rain drops, down to the Sandpiper beach.  We were curious as to how the beach would look and how strong the waves might be.  While Don would have gone in the water, I didn’t think it would be a wise idea.  The Naples area was under a rip tide watch until 8:00 PM this evening. As you can see from this video, the waves were really rocking.

I’m thankful that Isaac passed us by and I hope that he stays a tropical storm and doesn’t cause harm to any areas.

Tropical Storm Isaac

LAmbiance – Pelican Bay, Naples FL – I woke up this morning to news that Tropical Storm Isaac is moving to the Lesser Antilles.  One of the many projected paths show that Isaac could come towards Florida either Monday or Tuesday next week.

If you are not in the Naples area, your local Northern news might not give you as much information as you would like to have at your disposal.  Many L’Ambiance neighbors have Android or i-Phones and might not be aware of a nifty app I found for my Android phone. 

The app for the Android phone is found in the Google Play Store  or and called NBC-2.  I like this app because once you install the app on your phone, you can select the Weather screen which then gives you the option of seeing SWFL radar.  You can then enlarge the screen to see where the storms are located and/or headed. 

NBC-2 has a site where you can sign up to receive e-mail or text alerts for weather or news.  This is a good way to know what is happening in Naples if a storm comes through.  They also have a great hurricane preparation guide full of information.  I also have a page of resource information on my Naples website too.

Hopefully Tropical Storm Isaac will fizzle out. In any case, it is a good idea to use the tools I listed above to keep informed about any storm in the SW Florida area.

LAmbiance Real Estate Update

LAmbaince – Pelican Bay Naples FL – Can Labor Day be right around the corner? How did that happen? Time moves by so quickly these days I can’t believe it!

The Gulf waters have been warm and inviting this summer.  Don and I always attempt to get down to the Gulf for a swim every day after work.  One of the main reasons we bought in Pelican Bay was the wonderful beach access we have and Don and I DO use the beach.

Wondering what’s happening in real estate in LAmbiance?  We’ve only seen 3 closed sales since January 1, 2012. Here’s a list of the latest real estate activity:

The good news is that LAmbiance’s inventory of listings has decreased.  The even better news is that the inventory of low rise listings in Pelican Bay has decreased to 48 active listings.  Since June 1st, Pelican Bay has seen only 11 low rise pending sales but 6 of them were under 500K and 5 of them were over 500K. 

While the bulk of 74 closed low rise sales since January 1st are still under 500K, 24 of those 74 sales sold over 500K. 

I’m often asked what I think will happen with the real estate market. Over the past 34 years in real estate, it has been my experience that election years are never the greatest for the real estate industry.  Given the decrease in inventory, I am cautiously optimistic for next season.

LAmbiance Pelican Bay Naples FL – What I have noticed in LAmbiance recently is the absence of a number of our neighbors.  Summer is around the corner and our seasonal LAmbiance neighbors have departed. It seems a tad deserted in LAmbiance without them!

This morning I had the opportunity to attend a real estate bar camp where I could listen to different groups discuss the many ways technology can help sell properties.  To say I came back to the office brimming with excitement is an understatement.  Over the summer I’ll be implementing some of the many things I learned today.

Our season this year was a very busy one for me.  What I see is that in more and more transactions with financing unless I monitor every move the banks make, problems can pop up.  Experienced loan processers were let go when the real estate market tanked.  The newly hired processers  obviously do not have the experience, which causes paperwork to be delayed and mistakes made.  It has been a challenging time bringing people to closing.

What happened in LAmbiance’s real estate market this season?  Since the beginning of the year through today we have only had 2 closed sales.  There are currently 2 pending sales and 6 active listings as you can see in this chart.

Three of the six active listings we have on the market are second floor coach homes.  Here’s a list of all the real estate activity in L’Ambiance from January 1, 2012 – May 31, 2012.

The average market time for a sold listing in L’Ambiance is currently 154 days.  It is interesting to note that out of the 168 closed sales all of Pelican Bay has had from January 1 – May 31st of this year, 67 of those sales were under $549,999.00.  Another 59 of those closed sales were all over $1,000,000.00.  The no man’s land of sales seem to be between $750,000.00 – $999,999.00 with only 15 closed sales.  The average days on the market for this price range is 239 days.
