LAmbiance – Pelican Bay Naples, FL – I thought our residents might like to see some photos of how our roof project has been coming along.
As of June 7th, the 2400 – the 500 buildings have new roofs. Peel and stick has been applied to the clubhouse and the gate houses. The 400 – 100 buildings are still a work in progress.

Our community is still in the process of power washing the newly roofed buildings and putting new gutters on these buildings.
In other community news, a contractor, D.M.I. was selected to begin work repairing the collapsed lake bank behind the 1300 building. Work should start soon on this project. There is no special assessment is expected for this lake bank repair.

PELICAN BAY LOW RISE REAL ESTATE NEWS:
There was quite a bit of real estate activity the beginning of the year. As of today, there have been 51 low rise closed sales in Pelican Bay since 1/1/2014 with an average sales price of $469,871.00. The average days on the market is at 122 with Sellers receiving 94.86% of their asking price.
As of today, there are only THIRTY-ONE low rise listings on the market in Pelican Bay. These listings have an average list price of $586,522.00 with an average of 136 days on the market.
Since the beginning of the year there have been FIFTY low rise listings that failed to sell in Pelican Bay. Anyone remember when 75% of all low rise listings taken in Pelican Bay failed to sell?
