People living up North often think that Naples doesn’t have a change of seasons.  While our change of seasons are not as pronounced as our Northern neighbors, we see the seasons change by the different trees and plants that bloom.

Springtime has sprung in LAmbiance! Have you taken a walk around the subdivision to see our lovely landscaping?

The coming of Spring also brings a departure of our seasonal residents.  I’ve been seeing various car carriers loading seasonal residents’ cars for their journey back North.

This season proved to be a busy one for me.  Inventory for low rises in Pelican Bay is still hovering around 95 units for sale.  In the first quarter of 2012, Pelican Bay saw 23 closed sales. 15 of those closed sales are under 400K.  Low Rises still have a little over a years worth of inventory on the market.

LAmbiance saw one closed sale in the first quarter of 2012, 1500 Lambiance CIR #102, which sold for $572,900.00 furnished.  There are currently 6 listings in LAmbiance for sale.

The Naples Board of Realtors February 2012 real estate report shows that Naples has an inventory of 4,250 condos for sale.  75.8% of the condo market is under $300,000.00.  Condos that sell between $300,000.00 – $500,000.00 only represent 10.9% of the sales.  This price range has an inventory that could last 19 months. Properties still need to be priced competitively and it looks as if we’ll be in a Buyer’s market for a while.

If you’ll be visiting your LAmbiance home over spring break with your pet, you’ll notice we’ve put up pet waste stations.

These stations are located just up the steps where you would walk to Publix and by the side gate on Hammock Oak.

You’ll also see that we’ve put up some traffic cones to remind residents and visitors to slow down. These cones will be removed for the summer.

If you are headed back North, please remember to bring in your lanai furniture and potted plants.  Should we have a bad storm while you are out of town, you don’t want these items becoming projectiles that could harm your unit or your neighbors units.

Thinking of renting your LAmbiance unit by owner next season?  I’ll be happy to post your listing on our LAmbiance Rental page.  This page has gotten a tremendous amounts of hits.  The rental market in Pelican Bay was very low on inventory this season and I expect that it will be the same next year.

2011 YTD LAmbiance Real Estate Statistics and More…..

As you can see in the photo below, it is a beautiful day in L’Ambiance’s neighborhood.

Hopefully you are here in L’Ambiance enjoying the wonderful weather in Naples.  If not, I hope your plans include a trip to L’Ambiance soon.

2012 has started off with a bang!  The last few weeks found me busier with sales than last January.  FYI – I have been inundated with phone calls and e-mails from people looking to rent this year.  If you rent your L’Ambiance unit and have been unable to find a tenant, something is wrong.  Take a moment to look at the comment on the LAmbiance Rentals page.  I do not handle rentals as I devote all my time to sales.  The telephone number for Downing Frye’s Rental Department is 239-261-2244.

What is causing this abundance of seasonal tenants?  I believe these people have chosen to rent instead of buying in the hopes that the market will continue to decline.

Speaking of the real estate market, let’s take a look at what happened in 2011 in the L’Ambiance market.

SECOND FLOOR COACH HOMES – No Sales in 2010 or 2011.

Just by looking at these charts, you can see that in 2011, first floor garden and coach homes showed a slight increase from prices in 2010.

While these figures show a decrease in prices and a higher market time, the good news is that the percentage of unsolds has declined.

Pelican Bay currently has a low-rise condominium inventory that could last 13 months. The Naples Beach area has an inventory of condos that could last 15 months.  All of Naples has an inventory of condos that could last 12 months.  A “Normal” market is considered to have an inventory of 6 months.  It is important to note that 76% of ALL CONDO SALES IN NAPLES IN 2011 WERE UNDER $300,000.00.

LAmbiance Holiday Lights

LAmbiance’s front gates looked so pretty tonight I just had to snap a photo and share it with you! LAmbiance is all dressed up for the holidays!

I heard our holiday Toys for Tots party in November was a big success. Many thanks to our Social Committee for all the work they do! It is always great to be able to come out and party with our neighbors for a worthy cause.

You should have received a newsletter from L’Ambiance noting that our Board approved the 2012 budget.  Our fees for 2012 will be going up as follows:

  • Garden I       $1,944.20
  • Garden II      $1,874.45
  • Coach I         $2,306.77
  • Coach II        $2,264.76

The Naples Board of Realtors released the November 2012 Real Estate Market Report.  The condo market in Naples is still being dominated by sales under $300,000.00.  The median price of a condo in Naples for the 12-month period ending November 2011 fell from $165,000.00 to $160,000.00. Out of the 4,220 sales made during this period, only 327 sales were between $500,000.00 to $1,000,000.00.

Thanksgiving in LAmbiance

Happy Thanksgiving?  Where will you be this Thanksgiving? Will you be here in L’Ambiance or celebrating up North?  Where ever you are I hope you are celebrating with family and friends.

Normally my brother James and his wife Millie travel to Naples for Thanksgiving. James really loves my Mother’s turkey and stuffing which I make for him on Thanksgiving.  This year they won’t be coming to Naples.  They gave me this turkey centerpiece last year.  The picture you see above is my feeble attempt at flower arranging for Thanksgiving. Even though James and Millie won’t be here, they will be here in spirit.

Our families suffered two loss this year.  Millie’s Mom passed away early this May and my 94 year old Father passed away the end of October.  This Thanksgiving will be a hard one for both our families.

LAmbiance has been undergoing a face lift recently in preparation for our Northern neighbors return. We’ve recently had new mulch laid in front of our units.

People always ask me what’s happening in the real estate market.  The Naples Board of Realtor’s recently released the October 2011 Real Estate Report. If you look at the condo numbers, you’ll see that 76% of all the closed sales are under $300,000.00.  12% of all the closed sales are between $300,000.00 – $500,000.00 and only 8% of all the closed sales between $500,000.00 – $1,000,000.00. 

It is important to look at the number of sales made in each price range and the amount of inventory that is available.  Between 300K –500K there is 18 months of inventory.  Between 500K – 1 million there is 24 months of inventory.  The market under 300K has 9 months of inventory.

LAmbiance in Pelican Bay News

 YIKES! Can you believe that fall is “falling” upon us?  Where did the summer go?  Do you feel as if you have been in a whirl wind of a year so far?  Very soon we will be welcoming our Northern neighbors as they return to L’Ambiance.

Thankfully, Hurricane Irene never came near Naples but the waves were really rocking as she passed the Florida.  Don and I did go into those rough waves, however, other beach visitors busied themselves with sand creations.

Neighbors will always ask me what is happening with L’Ambiance real estate.  In the last few weeks I have seen more showing activity on my listings but no offers.  The large majority of low-rise sale being made in Pelican Bay are all under $400,000.00.

The good news is that the low-rise market in Pelican Bay may be stabilizing.  As of today there are 70 active low-rise listings on the market.  Since January 1, 2011 there have been 80 closed low-rise sales.  Given this information it seems that we have an inventory of low rises in Pelican Bay that could last 7 months.  The magic inventory number for a “normal” market is 6 months.

Since January 1, 2011, 66 low-rise listings failed to sell and came off the market.  These listings that come off the market help improve our inventory numbers.

This is still not a Seller’s market.  If you do need to sell, you still need to be realistic in your pricing or your home will not sell.

Some good news for L’Ambiance owners who rent their units in season is that the 2012 rental market seems to be a strong one.  I have heard this from rental agents AND I have experienced a number of phone calls from people who want to rent in LAmbiance.  Keep in mind that if you rent your unit without a Realtor® I would be happy to post your rental information on our LAmbiance rental page: http://bit.ly/ofXlj2  I do this as a service to owners in the community and do not charge any fees.
