Lambiance Clubhouse Remodeling Update

While summer time usually brings a quite time to Naples, L’Ambiance is busy working away on our Clubhouse remodeling project!  Since you may not be in residence, I thought you might like a quick update on the progress of the project.

I ran out today and took some quick shots so you can see what is happening in L’Ambiance.  One of the first things I want to mention is that a new security key entry panel has been installed at our front gate.  If you are coming for a visit and do not have your residents clicker, please be aware that all residents’ gate codes have been changed.  Eagle Property Management has sent out a notice about this, however, I just wanted to remind you.  Nothing could be worse than arriving late at night and not being able to get through the gate.

You might be wondering what is happening with L’Ambiance real estate sales.  Unfortunately not much.  L’Ambiance is mirroring the Naples market in the $500,000.00 – $1,000,000.00 price ranges.  May 2009,  saw only 46 Pending Sale in the whole Naples condo market.  The 12-month period ending May/2008 to May/2009 saw a decrease in both the number of Pending and Closed Sales in the $500,000.00 – $1,000,000.00 price range.  The under $300,000.00 price range, however, is booming!

As of this date, L’Ambiance has  17 Active Listings, 2 Pending Sales and only 4 Closed Sales.  When you click on the Closed Sales link, you’ll only see 3 closed sales because one coach home unit sold by owner.  This unit’s sale information is not on the County web site as of yet.

The Gulf water temperature was 89 degrees yesterday!  The sunsets have been incredibly beautiful the last week.  Here is one for you to enjoy!

Lambiance Clubhouse Remodeling Projects

Memorial Day is rapidly approaching…..have you found yourself wondering how fast this year seems to be passing by?  I sure have thought about how time has been flying by.  L’Ambiance almost seems as if it were a ghost town since most of our residents have headed back North.  Well, while the majority of residents are away….L’Ambiance projects are underway.

The remodeling of our clubhouse has begun.  I took these photos to show you the work that is being done.  The steam room in the men’s bathroom is still a work in progress.  The entire inside of the clubhouse will be repainted and the common area will be redone.  The Floor Exercise Room is being turned into a library.  Should you happen to be in town for the Memorial Day be aware that work is being done. Entry to workout room still waiting for repair

On Monday, May 18th from 8:00 AM – 12:00 PM the fire department will be checking out the fire alarms in buildings 100 – 1000.  The fire department will not need to gain access to the units.  Be aware that you may hear fire alarms going off intermittently during the inspection period.

Many of the aquascapes in L’Ambiance have been turned off.  The reason this has happened is because our lake level is very low and we did not want our pumps to burn out.  The newspaper reported that since January 1st of this year, we have only received 1.39 INCHES of rain.  The good news is that we had a thunderstorm today!  I was so excited I actually ran outside to take a video of the dark clouds and thunder.

How Dry Is Naples?

When I refer to Naples being dry, I am not referring to liquor sales, I am referring to the amount of rain we have not received.  SW Florida is in its dry season.  The 2009 total of rainfall has been 1.38 INCHES!  Here at L’Ambiance, you can see how our lakes have receded.

along with bids on pressure washing and painting our buildings.  They will also review a bid for replacing the retaining wall that is located on the path to the Market Place in Pelican Bay.  This summer will find L’Ambiance removing and replacing the Tele-entry display into our subdivision.

My sellers at 2100 Lambiance CIR #101 instructed me to lower the price of their first floor coach home to $599,900.00 from $639,900.00.  If you are looking for a larger unit in L’Ambiance or have a friends or family who might want to purchase in L’Ambiance, this unit presents a good value.

L’Ambiance currently has 19 active listings on the market.  You can see our market time is creaping upward.  There are currently 2 pending sales in L’Ambiance.  Since January 1, 2009 there has only been one closed sale in L’Ambiance, which was my listing.  As of today, in Pelican Bay

The Naples Board of Realtors released their 2009 first quarter report  for the Naples market.  Not surprisingly, an enormous amount of the overall market is under $300,000.00.  There was a 113%  increasein the number of closed sales under $300,ooo.oo from the first quarter of 2008 to the first quarter of 2009 in the overall Naples market.  In the same time period, other price ranges did not fare so well:

  • $300K-$500K had a 26% decrease in closed sales
  • $500K-$1M had a 32% decrease in closed sales
  • $1M-$2M had a 50% decrease in closed sales
  • $2M+ had a 27% decrease in closed sales

The  overall market was up 33% in closed sales but that increase was influenced by the increase in the under $300K price range.  The median sales price fell 45.92%  from the first quarter of 2008 to the first quarter of 2009 in the overall Naples market.  I am in the process of working up the figures for Pelican Bay.

I have been running an opinion poll on my www.realtown.com/LynnGRI/blog I asked the question, “Sellers:  Is Your Home Unsold Because It is Overpriced?”  Of the 91 people who responded, 44% answered Probably, 27% answered Probably Not and 29% answered Haven’t a Clue.  I wonder how many of these 91 people who answered this question were listed with a Realtor.

LAmbiance Election Results Are In

Last night was our annual meeting.  We elected a new Board of Directors and approved rolling over our  surplus to next year.  The new Board of Directors is as follows:

Director at Large:        Lou Celano

Coach Homes I:           Don Wilber

Coach Homes II:         Jerry Moffatt

Garden I:                        Tom Berry

Garden II:                       Charles Gallon

Our new Board met this afternoon and voted to accept the clubhouse redecoration project.  Here are some photos of what our how our clubhouse will look after the work has been completed.  Many thanks to the Clubhouse Redecoration Committee for all the time and work they put into this project!

The Board also approved a new application for RENTALS and PURCHASERS .

Just a reminder that Pelican Bay is re-carding all members by subdivision.  L’Ambiance is scheduled to be re-carded this coming Monday, March 23rd and Tuesday March 24th, from 9:00 AM – 5:00 PM at the Pavilion Shopping Center Office Space at 8964 Tamiami Trail N.  This office space is between China Pavilion and Anthony’s. 

Don’t forget that from April 15th – 30th, Comcast will be giving its rebates at the Pavilion Center Office space Monday, Wednesday and Friday from 9:00 AM – 1:00 PM and on Tuesday and Thursday from 1:00 PM – 5:00 PM.  You’ll need to bring in your receipts from April 2008 – March 2009.

As of today, L’Ambiancehas 17 units for sale, 2 pending sales (both under $600,000.00) and one closed sale at $525,000.00.  Today shows 121 active low rises units for sale in Pelican Bay with 19 pending sales and only 7 closed sales since Jan. 1, 2009.  The highest closed sale was my listing at 2300 Lambiance Cir #102 for $525,000.00.

LAmbiance Election Time is Here!

Lambiance wants YOUR vote!

L’Ambiance’s annual meeting is coming up on March 18, 2009 at 7:00 PM at the Hammock Oak Center , 8960 Hammock Oak Drive.  If you are in town and plan to attend, please bring your ballots and your proxy with you.

By now you should have received the ballots to vote for your L’Ambiance Board of  Directors and a proxy to vote for the rolling over of year end 2009 surplus funds, if any, to 2010.  Each unit owner in L’Ambiance is allowed a vote and it is important that all our residents send in their ballots and their proxies.

In order for your vote for Directors to count, you must carefully follow the directions in the packet that was sent to you from Eagle Property Management.  If you do not fill out the Ballot Return Envelope correctly, your vote will not count.  These votes must be mailed back and received by Eagle before our meeting on March 18th.

If you do not think that your ballot can be mailed back in enough time for the vote on March 18th, please call Eagle Property Management  at 239-596-5567 to find out how to cast your vote for your Directors.  Please do not put off voting.  It is important that all unit owners’ votes are counted.

An article appeared in the Naples Daily News by Rob Samouce last week entitled Appreciate your board of directors, say thank you.    This article discussed the jobs that condo Board of Directors are faced with accomplishing for their condo complexes.  Every person who has served as a L’Ambiance Board of Director has done so as a volunteer.  All our past and present Directors do deserve a HUGE thank you from all of us for all the time and effort they have put into making L’Ambiance the lovely community that it is today.  While all of us might not agree with all the Board’s decisions, we have to agree that our Directors have volunteered their time and energy to problem solve for our community.  I would personally like to thank everyone in L’Ambiance who has served on the Board of Directors and those who have served on our L’Ambiance committees.  Without these people, L’Ambiance would have issues that we do not have!  My thanks to all of you!
