LAmbiance Roof Project

LAmbiance – Pelican Bay Naples, FL – I thought our residents might like to see some photos of how our roof project has been coming along. 

As of June 7th, the 2400 – the 500 buildings have new roofs.  Peel and stick has been applied to the clubhouse and the gate houses.  The 400 – 100 buildings are still a work in progress.

Our community is still in the process of power washing the newly roofed buildings and putting new gutters on these buildings.

In other community news, a contractor, D.M.I. was selected to begin work repairing the collapsed lake bank behind the 1300 building. Work should start soon on this project. There is no special assessment is expected for this lake bank repair.

PELICAN BAY LOW RISE REAL ESTATE NEWS:

There was quite a bit of real estate activity the beginning of the year.  As of today, there have been 51 low rise closed sales in Pelican Bay since 1/1/2014 with an average sales price of $469,871.00. The average days on the market is at 122 with Sellers receiving 94.86% of their asking price.

As of today, there are only THIRTY-ONE low rise listings on the market in Pelican Bay. These listings have an average list price of $586,522.00 with an average of 136 days on the market.

Since the beginning of the year there have  been FIFTY low rise listings that failed to sell in Pelican Bay. Anyone remember when 75% of all low rise listings taken in Pelican Bay failed to sell?

LAmbiance We Had a Problem

LAmbiance-Pelican Bay-Naples, FL - "The best-laid plans of mice and men / Often go awry." LAmbiance’s plans didn’t anticipate the wrong color tile being delivered. The correct color tile was ordered and hopefully will be delivered tomorrow with work to being on the 2400 building on Monday.

At present we still have the wrong color tile placed, not installed, on the 2400 building.

As you can see from these photos, the roofers have worked their way counter clockwise from the 2400 taking the old tile off the roofs. They then have been placing the peel and stick water proofing materials on the roofs.

I’ve been told by our director, Don Wilber, that once the roofers get the correct tile, each roof should take approximately 2 days to complete.  My sister-in-law, Millie, is coming for a visit tomorrow from Chicago. I hoped that our building would be completed before her visit.  I have a feeling the noise won’t bother Millie because she will be too busy enjoying warm weather, blue skies, sun and NO SNOW!

LAmbiance Summit Broadband Meeting

LAmbiance – Pelican Bay – Naples, FL – Do you have questions on how the change over to Summit Broadband will effect LAmbiance and your service? LAmbiance Residents are invited to attend a meeting regarding Pelican Bay’s change over to Summit Broadband.  Our Media Captain, Don Wilber, has organized the meeting and will have a representative from Summit at the meeting. This meeting is for residents questions. Here’s the meeting information:

Have you signed up for Summit Broadband yet? By now you should have received information from Pelican Bay and Summit how to do so.  Pelican Bay’s contract with Comcast will end in February 2015.  When you sign up with Summit, you will received a $100.00 sign up credit towards their services and products. If you sign up before April 1, 2014, you will received an addition $25.00 credit.  Here’s how you can sign up:

Are you in residence? Sign up is easy! You can sign up:

  • At the Pelican Bay Center
  • Meet a Summit Broadband representative at a specific condo location (schedule to be provided by our association)
  • Meet a Summit Broadband representative at their Naples Retail Store.

Not in residence? You can still sign up before April 1st!

Here’s a link to Summit Broadband’s Activation Request Form.

IMPORTANT! At some point, Summit Broadband will need to get access to your residence to check the cable connectors.  If you are not in residence, you will need to give Summit Broadband the name of someone who will be able to meet them at your property to let them in to check your cable connectors.

To say I am excited about Pelican Bay’s change over to Summit Broadband is an understatement. I believe that having this service will be a great selling point for our community.

LAmbiance Roof Replacements

LAmbiance – Pelican Bay – Naples, FL – Bang, bang, bang goes the hammer……on the roof tops of the 2400 building.  LAmbiance’s roof replacements project has begun!  If you enter LAmbiance and turn left, you will see what appears like yellow crime scene tape around the 2400 building.  No, there has been no crimes committed in the 2400 building, the yellow tape is CAUTION tape.  Please be careful driving and walking during our roofing project.

Our roofing project will put new roofs on all the buildings in LAmbiance, beginning with the 2400 building. The project will proceed CLOCKWISE through the development in descending order by building. Our Board thought it might be best to start with the Coach homes so as not to disturb the bulks of our residents who live in the Garden units.  These units represent 132 of our 188 units. The Garden units will start being re-roofed with the 1000 building.  This is scheduled to start on approximately April 25, 2014.  We could face weather delays. Buildings will have a notice posted before work is started.

Please understand that your driveway may be used by construction crews, so you will need to park clear of the construction for a few days while the work is being done.

Don and I also dragged our lanai furniture indoors because I was worried that dirt that might settle on the furniture. 

There are many things that Don and I love about living in LAmbiance.  Our Board puts a great deal of time and effort into making life as carefree as they can for LAmbiance residents. Kudos to the Board for having the foresight to make sure we had the money to replace our roofs and not be faced with a special assessment.

LAmbiance – Pelican Bay – Naples, FL – Welcome back to all our Northern residents.  I bet you are glad you are back in LAmbiance rather than suffering the cold up North, aren’t you? 

Wondering how prices in LAmbiance fared in 2013 compared to 2012?  Let’s take a look at a comparison of our median and average sales prices over those years.

FIRST FLOOR COACH HOMES:

It’s clear from these charts that L’Ambiance sales prices have gone up. Our increases have been modest increases and prices, I think, will be headed up again in 2014.

As of today, we have 44 low rises for sale in Pelican Bay. A six months supply of inventory indicates a “normal market”. We currently have a inventory of low rises in Pelican Bay that could last 4.93 months.
